This hotel consists of a few floors of a multi-use building (offices and such). The rooms are decent and beds are comfortable. The hallways, reception area and stairs are really bad. They need total renovation. For a hotel that costs about $50+/night this is totally unacceptable. Also, breakfast was really not good. And the wifi was not strong to the rooms toward the end of the hall. All said, the location is acceptable and the staff are polite.

The staff are all very, Very nice...but you can pretty much sat that about everyone in Burma, no?

Let's be real: hotel in Yangon are WAY WAY overpriced, and that's just something we all have to deal with now. BUT, paying >$50USD for this hotel just felt insulting. Bear in mind, we stayed there twice, so it couldn't have been the worst thing ever, lol....

The first time (our first few nights in Yangon) our room smelled overwhelmingly or mothballs and/or varnish; the paint/drywall was coming off in chunks around the room. However, there is very very hot water (instant hot water heater) and you could see Shwedagon in the distance from the room. The pillows and bed were fine.

The second time (for one night, everything else we knew of was booked and we were too lazy to look that hard) the room didn't smell, the beds were comfy, but the 'balcony' and window opened up onto some scary things. I kept the door to the balcony open to air the room out and my husband saw a fairly sizable rat leave the room (I have to assume he entered and left the same way, not that he was there the whole time). That's not a huge deal for us, but just know not to keep your balcony door open if that sort of thing would bother you.

Wifi works well if you're close to the routers; we opted out of breakfast all 4 mornings we were there in favor of eating at Lucky Seven teahouse about 1.5 blocks away (get the samosa salad and lime juice!)

So, I mean, "in the economy" you gotta do what you gotta do.... just make an informed decision. In the same neighborhood for the same price range is Eastern Hotel, which is at least a better value for what you get (especially breakfast). Good luck!

I hated this hotel. Not because the staff werent great, they were okay, but because its on the 14th floor and the lift kept breaking down. If you were in the lift at the time.... Also underneath were loads of building works. Its a fire trap stay away.

Good Points:-
1. Friendly staff which can speak fair English, Mandarin and/or Cantonese. (Depends on which person you talk to.)

2. There will always be someone on the ground floor to greet and assist the guests.

3. Good effort in the corrective actions although some might not be effective and took some time to solve.

Bad Points:-
1. Do not expect that the hotel exterior is as presentable as the photos showed at Trip Advisor and/or Agoda.com.

2. The interior of the room is presentable up to the hotel front desk. The rooms are a big difference. Mouldy walls and bathrooms that smells weird. Looks like a run down hotel. Definitely not a two star hotel as claimed, maybe two star as of Myanmar standard.

3. Beware of Room 1207 as a pool of water will form as you shower due to the clogged drainage system. It's disgusting as all sort of dirty things will surface due to the water back flow. And nope, informing the hotel management to fix it won't help. The problem will just repeat itself.

4. Expect that there will be disturbance in water supply occasionally.

5. Stayed for a week and the breakfast served was practically the same everyday.

All in all, you may find a better deal elsewhere.

This is the worst of our Myanmar trip,

Rooms & everything was not look like image that show in agoda & booking.com. We booked 2 room with city & garden view.

This hotel has only 3 stories (Floor 10-12) not the whole building that we though. They didn't clean bathroom, there were lots of dust in toilet, when I flush a toilet it was vanish.

Breakfast was so poor. I would not recommend anyone to stay here, so terrible. I took photos of my room and I wish to share to others
