good location in the city ,nice staff not all of them ,rigid rule for the staff ,clean enough reasonable ,the mattress is so old is true ,especially the lower price the more old,but the bed sheet is clean.some room no ventilaton no window.the most exciting and dangerous is the night with fire from short circuit air conditoin.without alarming the thick black smoke more than half of the cavity of the third floor ,the staff running for water no waking up at all.dangerous and you take your own risk,i still go back to saty there.

Beautyland is on a quiet lane in the city centre. It is well-located to be in the thick of action and yet removed enough for a good night's sleep.

My partner and I were in a street-facing room and these rooms with windows are the best in this guesthouse. From our room, we can watch the interesting street-life down the lane – hawkers calling out, nuns collecting alms, locals drinking tea and having snacks etc.

The hotel may look slightly old, but it is well-maintained. We are surprised by the size and cleanliness of our room. Be prepared for the steep steps though!

The owner is very friendly and well-spoken. You can also order dinner before 9 and have it delivered to your room which we found useful when we were tired.

Stay at this budget guesthouse if you want to be within walking distance to the Bogyoke market, street stalls, Nila Briyani and Sule Paya.

Stayed here before in 2006. I just love the economy rooms on the rooftop. $8 for single use. Great rooftop terrace. Friendly and very helpful staff (as well during the days I had a serious eye-infection!). Breakfast is simple and included. Rooms are clean. Perfect location. This ain't a 5-star but I would recommend it to any budget traveller. Especially if you don't mind walking a serious pair of stairs :-)

We paid USD20 for a double room. We loved it because it was clean, neat and spotless. This is especially true for the bathroom. Although we stayed in the hotel on 2 occassions (1st day and last day of our trip), we especially loved our 2nd time. We were really looking forward to it after not getting enough sleep on the bus, and after all the bare minimum, dim rooms we had in other parts of Myanmar.

Take note: This hotel isn't that new, nor does it have a backpacker-ish character.
But what we absolutely love is the simple feeling it has to it, and the cleanliness of the hotel.
- Great beds!
- Rods and hangers to hang your clothes
- Great ventilation (Take your pick! Aircon, standing fan, wall ventilator)
- Great breakfast! (The usual bread & egg, but with YUMMY Myanmar style pancakes!)
- Clean toilets
- Working shower head
- Working temperature controls of shower

Although all these might seem trivial, but it's great to be able to enjoy these simple facilities after a weary and dirty day.

Location-wise, it's near Sule Paya, just a 5 min walk to Bogyoke Aung San market (just turn left!), walkable to Chinatown and Little India, and walkable to downtown as well. Wonderful location.

The only downside was probably the TV. It wasn't working well, and we did not have good reception. Maybe that can be worked on since they have a TV in a room.

On the 2nd time, we arrived early in the morning (around 5am) from Kalaw to the guesthouse and the room was ready for us! We were so glad to be able to lie on the bed to catch some sleep before the morning.

While waiting for your friends, you can also grab a milk tea at the neighboring tea shop. :)

We stayed there for 4 nights, because all other options where full. 20$ for rooms with no windows, minimum ventilation, when the generator works (and it's every night) the rooms that are near smell like hell, honestly. Not clean, the mattresses are 20 years old, you sink into them, so can't sleep well. Bed linen and towels, uffff, you don't want to see them. Rooms are cleaned only upon request and they do not wash the floor.
Stuff is friendly but not very much helpful, kind of lazy. You need to insist 2 or 3 times for things to be done. The only good thing is the breakfast (pancake, fruit,eggs, toasts and tea/coffee).
I would recommend Okinawa guesthouse for the same price you get much better quality of rooms, although breakfast isn't that good there.

Spent a total of 3 nights here and really liked it. Great budget place, and the staff will not hesitate to answer any questions you may have. The owner is a really sweet guy whom I spent a lot of time chatting with.

Beautyland Hotel is perfectly located, in downtown Yangoon (close to Sule Paya). The hotel picks you up at the airport for a very good price and can change money at a reasonable price (of course the rate is lower that in town but it is convenient for a small amount of money). Otherwise, rooms and service are average. Breakfast is included in the price.
