Many thanks to a friend who recommended TigaLima to me. It's really homey place with greenery in it. It's amazing quiet and cozy place, quite surprising contrary that within 300 meters range is a chaos-like of bustling traffic. Room is cleaned everyday, breakfast will be brought to your room at your time request. Be sure to order it the day before though. City center is just about 10 minutes by a cab or by a scooter you can rent there, just like me. Within walking distance, you can find nearby restaurants from the famous one to a food stall on the side of the street. If you need directions, asking the front desk staffs who are always beaming you with smiles will help you as much as having cement gloves in a boxing match.

I've alrady booked this homestay from 2monrh earlier (i know it from tripadvisor of course). Cheap price, great location, good staff, nice internet, what can u ask for more... :D
But anyway, the bed (in room jakarta) was 'bit squeaky.. Not a big deal for me..

Room Tip: Check the bed at the room jakarta if you got noIsy problem.

I didn´t want a hotel for our trip to Jogja. I much rather go for a homey homestay thats value for money and top rated by Tripadvisor! Coincidentally a friend of mine also just came back from Jogja and stayed here. The place is quaint and clean and really value for money. We stayed for 3 nights with 2 rooms. Daily breakfast is sent to room with choices of fried rice, fried noodles, sandwich or toast.

There´s also a kitchenette for you to cook instant noodles or fry sausages and eggs. With a mineral water dispenser to make your hot drinks. Bring your coffee, tea sachets though. A cupboard with basic condiments are also provided.

Staffs are friendly and really helpful! The only offset if you are a shopaholic, its quite a distant from Malioboro. There are Giant supermarket about 10 minutes walk away with cinema, a wonderful restaurant nearby called Tojoyo which serve wonderful friend chicken with rice and sambal! My kids ate 2 portions each! If you are up early, there´s a market called Pasar Demangan where you can buy fresh produce and breakfast such as chicken satay or kueh-kueh.

Great location and very peacefully. Rooms are very confortable and much better than any other B&B in the city. It's full of green and it has a beautiful and quiet layout. Perfect mix between nature and confort. The price is really good considering the service and the great rooms. They can arrange excursions for you and also, they have a bike rental. All in the same place. The staff is really helpfull and friendly and the breakfast is just enak! Definitely recomended if you are planning to stay long in Yogya. I stayed there with my girlfriend and she was impressed with the place and the service, specially after the bad experience we had in yogya before.

We stayed on the Deluxe Room and then move to the Superior Room. Both room were great. They have kitchen that can be used by all guests. The fridge in-room comes in good size, not too small and not too big so perfect to keep our gudeg nice and fresh before we take it back home. There is laundry service, if you put your laundry this morning, they will be delivered to your room the next day. Parking lot will be a bit problem because the space is not big. You can hire a motor bike which only Rp.50,000/day or a bicycle which probably only a half price than the motor bike, I can't remember the exact price. The location is close to UGM, and other universities, quite strategic for us. The entrance street only good for 1 car. There are dogs hanging around this street so this is a problem for me since I'm scared of dogs. If you need anything to buy there are Giant Supermarket in walking distance. So, nice stay, probably we'll be back.

Tiga Lima has an immediate charm. It is hidden away in the maze of little streets that surround Jl. Malioboro but most taxi drivers know it so you shouldn't have a problem getting there. (It's off Jl. Affandi and they all know that street.) The lush tropical plants that surround the rooms are a delight to the eyes and the enthusiastic welcome by the staff make this a place to remember for a long time. Sela, the owner, made every effort to make my stay as enjoyable as possible even though my problems with my email made that an almost impossible task.

Room Tip: The Bali Room is superb.

Couple, used to travel on budget and espacialy in south est asia.
The room: Double but paid 50% of the price (web offer)
4 nights

Plus:
- Big room, huge bathroom.
- Very clean, fully equipied and nicely decorated.
- Helpfull and friendly staff

Minus:
- A bit far away from the center, you will need a scooter (that they rent).
- Breakfast was way too light.
