This is definitely a very nice 3 star property, with super, friendly, welcoming staff and in a pretty good location, but there are some issues that make it slightly tricky to give a glowing review.

The small guest house is not in the best location, although it is very close (walking distance) to both the bus station and airport. If you do take a taxi from either, it will cost you no more than $1.50 at most. The road the hotel is located on is pretty shabby and is mainly business's that close down fairly early, so in the evening, you do feel a bit lost on the street as it's pretty deserted. Just one block from the hotel, they're putting in a metro system, so the road is largely unpassable as of July 2017 and there is building noise during the day. However, it is a relatively easy walk into the main heart of Cuenca, taking no more than 20-30 minutes depending on your pace and it does seem very safe. You won't find too many eating spots terribly close to the hotel.

There is a lovely lounge which serves tea, coffee, fruits and cake 24/7, which is a nice way to relax and to meet fellow travellers. The breakfast is served in a nice, airy atrium dining room and there's a good choice of cooked eggs, toast/bread, cereals, yogurt, juice (made with water), fruit, ham, cheese, coffee, tea, chocolate etc., all the basic staples.

The rooms however are the issue. They're spotlessly clean and although sparse, certainly comfortable. However, there is absolutely no sound proofing of any kind. There was another guest staying who had a bad cough and he may as well have been sharing my room and coughing in my ear. Plus, as it's just bare boards separating the rooms and the downstairs, once breakfast starts gearing up, you may as well be trying to sleep in the kitchen or the dining room. You will hear EVERYTHING. It's not obnoxious, it just makes a lie-in impossible.

The linens and bedding are clean, but you will need the blankets and down that is provided as there's no heating of any kind and Cuenca is not the warmest spot, even in summer. There's no aircon either, but you can open the windows. The bathrooms is brand new and there's good water pressure, but the hot water is limited and runs warm quite quickly, but not cold. There's soap & shampoo provided, but towels are not changed every day. The towels were actually really old and very badly stained, so I had to ask for them to be replaced and the replacements were little better.

There's laundry on site, but I didn't use it, nor did I use the flat screen TV. There's free wifi, with two different logins, one of which works better upstairs and one works better downstairs. There is bottled water, but not every day. A bit hit and miss when it's offered.

All in all, this is a nice property, even if it looks nothing from the outside. It's just the noise that's the issue. The sound proofing really is a bit problem. Plus, during my stay, the power went out for an entire day and one night, local alarms kept going off during the night and rang for considerably long periods. That bothered everybody. It's got lots of charm and it's very reasonably priced for very friendly service, but if you're looking for peace and quiet, this is not the spot for you at all.

Room Tip: Avoid the room directly above the dining area. Far too noisy.

I arrived at night from airport. When I stepped inside Casa de las Rosas, I thought I was in the Hilton Hotel! The owners put a ton of money into this old building and it shows. :It is just beautiful. My ensuite room was large, all the amenities, hair dryer, bottled water, bathrobe, chocolates, etc. Bountiful breakfast buffet. Johnathan, Diego, and Ricardo went out of their way to wait on me, incredible service for budget hotel. The neighborhood is rundown, but for me, who goes out only in daylight, safe. I can't vouch for walking around at night. Easy taxi, $1.50 any place you want to go in Cuenca. I walked around and only problem I had was in historic plaza area where city fathers put red tiles for sidewalks. When wet, it's like walking on ice! Be careful. Cuenca is a beautiful city, charming, easy to get around. Staff at hotel will give you
ideas and can help with tours outside of the area. I plan to return to Cuenca and will definitely stay at Casa de Las Rosas. An incredible value and oh, so comfortable. Laundry service just around the corner.

Loved our Esmeralda room on the first floor which opened into a courtyard. It was roomy and quiet. While not in the prettiest neighborhood, hotel itself is beautiful inside. Only about a 15 minute walk to the New Cathedral. Great breakfasts in cozy dining room. Staff very warm and helpful. Would definitely stay here again if and when in Cuenca.

Room Tip: only 1 room on first floor which is fabulous

Reading the history of this hotel, we were not surprised when we turned up. It feels like a real home that once had a lot of kids!. Small and charming, we had the family room upstairs and loved it,

A simple but practical hotel, the service was prompt and attentive. They organised our tours with really good tour guides, explained which combination tours offered value for money. Great breakfast, although we had to request for black tea (we seem to be the only ones that drank tea anywhere in Ecuador!) but that was quickly resolved the next morning. Laundry was cheap as well and all done in house. Showers had great pressure although we found the water not so warm on a couple of early showers around 6am.

It is important to note it is a bit of a walk to any decent eateries which are all mostly close to the main square. This hotel is at the edge of the old town so most walks will take you about 10 minutes to find something good.

We enjoyed our time in Cuenca and this charming hotel made it easy for us to get around. Will recommend anytime.

Four of us stayed at Casa de las Rosas for five nights and we were thrilled. This is a sweet, quiet spot that is quite homey and warm. Diego, the manager, was friendly and helpful and spoke some English, and Fernanda made and served us a a large and wholesome breakfast every morning, including eggs, yogurt, granola, fresh fruit, good coffee and toast. She even did our laundry for just $5. Our room was spacious and the bed was comfortable. Wifi was consistently strong. The hotel is a 10-15 minute walk or a $1.50 cab ride to central Cuenca and Parque Calderon.

We highly recommend this sweet gem.
