“Great location”

We thoroughly enjoyed our stay here The rooms were very comfortable & clean.
The breakfast was very good & the hotel was just a short walk down to the old town
& the water. We got lost when we first arrived & the owner drove down to meet us
& escort us to the hotel. Would definitely stay here again.,

We stayed at Villa Ana recently (August 2013) and we are satisfied about our choice. The room was big, clean and cozy. Personally for me was very important airconditioning and it was working very good. The stuff was pleasant enought. The only negative thing -breakfast. They have such a nice breakfast room, but the choice of products is really poor. Just some things that seem to be very cheap, coffe not good as well (there was no service of cappuccino or espresso). Despite this, i would come back, cause it is very nice for price/quility in Split (split is very expensive city).

Room Tip: Do not forget to advice about your arrival time! Room 3 was nice.

I love supporting and staying in small, family owned hotels and BNBs around the world but I was surprised to find the incredibly rude and very careless way in which Villa Ana was run. Split is such a lovely city and friends recommended we stay at Hotel Luxe across the street....we should have listened. Instead, we were locked out of the hotel upon arrival because there was no one at the desk to let us in, despite it only being 4 in the afternoon and our arrival being expected...there was no apology hours later. I highly recommend staying somewhere else. We checked out a day early and cut our losses. Sadly, this is an impersonal, generic experience run by a son of a family that does not care about those who stay here enough to give even moderate service.

Room #1 is on the ground floor and is small, dark, and stuffy because windows don't open.

Room #2 is the best. large, with balcony, and doors and windows - potentially noisy (we were off season and could close windows and balcony).

Room #3 is in the back, is small and dark - at least the windows opened.

Walk to the bus. Walk to the palace and restaurants. Great location.

Room Tip: As in all of Croatia, pay with cash (kuna). ATM across the street.

October 2013: My husband and I just returned from a three-night stay at this hotel just outside the Diocletian Palace in Split. Found this hotel/sobe from Rick Steves — his favorite hotel in Split. It was a very clean, basic, five-room, no frills hotel. The owner is very friendly. Breakfast was offered; however, we overslept each day so I cannot comment on it. The location is quite easy to find, unlike what some reviewers have written. Located at Vrh Lučac 16, it is actually set back from the main road called Ul. Kralja Zvonimira. It is right behind Villa Diana that has a large sign. If you go to Villa Ana's website, you can see a photo of the hotel. I would definitely stay here again.

Read also the review by pcpanama. Because Villa Ana is set back so far from the main street
the GPS places you on a street behind the building with no access to the Villa. However, it was worth the trouble finding our way in. This is a simple, small, family run inn. It is clean and very quite and serves simple but adequate breakfast. Don't look for a big flat screen tv in the room.

Parking is tight but has room for one car per guest room.

The nice thing is the location. Easy walking to the promenade, market, Diocletian Palace and the harbor where you catch island and car ferries.

It says its at 16 Lucac but your GPS will have you turn into a strip shopping center and follow an alley which actually is Lucac which actually looks pretty seedy and you'll never find Villa Ana but you will get stuck in narrow alleys with no way to turn around, What you need to do is find Villa Diana on Zvonimira, Villa Ana is right next door a little further back from the street. The rooms are large, with small refrig, good size bathrooms. Short walk to old town and castle. Very friendly and helpful front desk staff who will apologize heartily for your getting lost.

Room Tip: only 1 room on ground floor ask for it if stairs are a problem, top floor rooms are two flights up.
