We stayed at this hotel three times and we´ll surely be back. We love the location (Babin Kuk), a nice place, right on the beach, quiet enough to have a proper sleep (even with the windows open) and still very close to the Old city of Dubrovnik with its Summer festival, attractions and restaurants. We can say that the breakfast at hte hotel has become much better (actually, three years ago it was the only point which didn't satisfied us) and now even during a long stay you can choose something different every day. They supplied the beach area with new sun umbrellas. They have a brand-new hotel within the resort - The Royal Princess hotel - in which we stayed this year. We were absolutely happy with our suite: very spacy, a sitting room and a bed room, two bathrooms and a little kitchenette, a nice balcony with a breathtaking view, a lot of room for your clothes... everything was perfect! They also organized a transfer for us which was very convenient.
Our special thanks to Krešimir and Katarina who made our stay at the hotel so wonderful!

This hotel is actually quite far from the Dubrovnik old town - call it 30 minutes by public transport. There is hardly any service. We had to change rooms owing to a leak and there was no one around to do the beds. Lastly this is the most expensive hotel of our holiday in Croatia - we had to negotiate a rebate but they are still chasing us by e-mail to charge water from the minibar !

We had booked a room with Dubrovnik Palace and a week before we were supposed to arrive they switched us to this hotel. We were nervous about it because we didn't know if we were going to get the same quality that we were expecting with the Palace. Once we saw our room and the rest of the resort we were not disappointed! We had a 1 bedroom/2 bathroom suite with balcony and stunning views of the sea. The private pool/beach area was large, with many chairs and umbrellas. We were able to jump into the sea from a lot of points on the rocks, and for the not so jumping inclined there were ladders to get in and out of the water. The hotel was very clean and spotless. The bus stop is maybe a 2 minute walk away and since it's the first stop you are very likely to get seats. We also never had to wait for a bus... there was always one waiting or approaching. It's probably about a 25 minute bus ride to old town and you can buy tickets at the information desk. The staff at the information desk were so helpful and friendly. There is a lovely path to walk along the water with restaurants nearby. The breakfast was huge every morning... a lot of fresh fruit, hot foods, and cold foods. It would be better if they had more people serving coffee as there was only one person going around for a ton of people. After finishing our breakfast and not being served coffee we just took our coffee cups to the waiter and he filled them up. Right now they are doing construction right where are room was. We were gone during the day so this didn't bother us too much except when they started one day at 7:30am! Not very pleasant to wake up to after being out late on vacation. Nevertheless, this hotel deserves 5 stars and was fantastic!

Stayed here a number of times (maybe 6 or 7) and it has improved and evolved over time. This time (early June) the pool area was being improved while we were there and it looks so much better with new decking and palm trees/plants. They were also building an extension to the suites, so if you want a lie-in be sure you know where your room is as work starts at 7/8am. The gym area while small has improved and you can do a good session with the limited things they have. The spa area has improved over the last few years too and the therapists are good with prices pretty reasonable (around €45 for 45 mins sports/swedish massage). Staff are always friendly, the place is spotless, the views are great, the rooms are great, the access to the Old Town is easy (25mins on a bus that stops 1min walk from hotel and drops you right at the Old Town) BUT........ this time the breakfast was a big let down. There were no fresh fruits which surely should be a given during summer. By the end of the week we felt like smuggling in fruit to give to other guests. The rest of the breakfast was ok but I do know that some people have an issue with the reheating of dishes from the night before. Its just a small thing and can be easily improved but some people will have a big issue with it.

POSITIVE:
Very good cleaning
Professional Reception
Big suites (approx 100 m2 for 4 persons)
Swimming in adriatic sea looking at fishes is splendid
Transport with minivan - polite driver 45 euro 25 km
Transport of our many luggages to and from the room of polite clerks

Negative:
They are building hotel on the side, so some noise was there during our stay
They can not make coffee, for breakfast
Moscito
Seaview - many bushes should have been cut
Only one small freshwater basin for swimming outside

Room Tip: Fior suites ask for room high up in the building to get proper seaview.

On the surface, this hotel is very much a typical resort hotel. Near the sea, great pools, regular bus service, large rooms overlooking the sea, typical buffet food for breakfast. However, my first impressions were not the five star quality this hotel advertises. Our room wasn't ready on arriving, there was no room service menu- no room service- despite the fact it was 2pm. When I enquired about food I was told to go to the restaurant, but on arriving we were advised by other guests not to bother waiting as the service was poor. (We were under pressure for time).

Our room inside and out was spacious and clean, but was beside the construction site of the new part of the hotel. Work started at 7.10am. It was not very pleasant being woken up by a jack hammer every morning.

The bar closed at 11pm on Saturday night. No residents bar. No entertainment. We had been exploring the city all day and really didn't want to have to leave again at night but had no choice.

I found the reception staff largely unhelpful- even when it came to our lost key they didn't believe we were guests until I produced the other one, and two of our party had a terrible time trying to clear up the bill when they were charged twice.

Overall, I will not be staying in this hotel again. For the money, I expect more.

Every night in Dubrovnik you see some of the most beautiful sunsets and you can view them right from your hotel if you stay at Importanne Suites and Hotel Neptun. The staff was very helpful, including the manager who showed us where the trail was. The food was great if you love seafood. If you are staying longer stay in the Suites which are more spacious.

Room Tip: Sea view is a MUST. Importanne Suites have a better view and balconies.
