This place is a little gem, and a perfect retreat from the busy, beautiful old town of Dubrovnik. Ivan picked us up from the station and took us to our clean room which had a beautiful balcony overlooking the harbour. We also had use of a kitchen which was an added bonus. There is free WIFI and numerous books and leaflets about the area. Ivan was a wealth of information about the area and couldn't be more friendly and helpful. Access to the room is via many steep steps, but when you get used to Dubrovnik, you realise that there are steps everywhere. The local pizza restaurant delivers takeaways which Ivan will order, if you don't fancy the steps. The walk into the old town is pleasant. The bus service is also good. Early one morning we walked up to the old Fort at the top of the chairlift - a lovely winding path, and enjoyed the Homefront War Museum. The views on the way are stunning. Walking on the old city walls is also wonderful. After an exhausting day, the peace and magical views from Ivan's balcony, were perfect.

This was the perfect place to stay in Dubrovnik. Ivan picked us up from the bus station (without charge) and helped us carry our bags into his place (no easy task considering the steepness of the staircase). We were exhausted from a long day of travel from the USA, so he graciously provided us with lemonade and strawberry ice cream when we sat down. He gave us a number of good restaurant and sightseeing recommendations, and carefully explained the bus schedule to us (it's a little weird because the buses only run in one direction). His place is about a 25 minute downhill walk to the Old Town, far enough away that we were removed from the noise and the majority of tourists, but still close enough to walk (we took the bus back to his place; it drops you off a block away). The room was clean with a private bathroom (plenty of hot water), and he changed the towels and sheets while we were there. He & his wife Kate offered their help on numerous occasions, and the price was more than reasonable. And the view from their terrace is breathtaking!

Can't praise Ivan enough. Both he and his wife were hugely helpful and the room was fantastic for the price. Private bathroom & balcony (with a stunning view) meant it was more like a hotel for hostel dorm prices.

The only downside was the extremely steep hill you will have to climb to reach the apartment, so if you're not in tip top shape, it might be worth considering an alternative. That said, Ivan was great in helping with the buses back up from the old city (even if the buses weren't always as reliable as he was!).

If you're looking for a good value stay in Dubrovnik, I doubt you will top this.

Room Tip: Make sure you get the room with a view. It's not to be missed!

We arrived in Dubrovnik at the crack of dawn and the owner's wife came to pick us up and take us back to the villa. It is really well situated for the bus station and the ferry port, and is a 20 minute walk to the old town. The room was great and clean, with an amazing balcony view. The owners also gave us all the information we could possibly want about activities in Dubrovnik and bus and ferry timetables for getting around.

On our return to Dubrovnik, we wanted to stay with them again, but they were booked up. They were so nice, that they arranged us to stay in another apartment and even came and picked us up again!

Amazing hospitality.

We wanted to stay here forever and watch the sun go down over the bay from our balcony with a glass of wine for the rest of our lives..

Ivan picked us up at the airport and showed us a bit of Dubrovnik as we drove into the city then welcomed us with some orange lemonade from their own tree. Also drove us to the bus station early in the morning when we left for Mostar. Place is immaculately clean. We stayed six nights and his wife Kate even changes the sheets/towels after a few days. Good kitchen for cooking that you share with a few others. Airco too for 5 euro extra per day: worth every cent if it's in the 90's.

Things to keep in mind: it's not very close to a public beach (but I think the # 6 bus from the harbour below Villa Ivan goes to one on the far side of the bay. So you can always check) and you need to be able to walk either down from the bus (coming back) from the old city which stops on a road just above Villa Ivan (3-5 min. walk) or up a few flights of steep stone stairs from the other bus stop (10-12 mins.). At that bus stop there are two bakkeries, a small market and Luna, A very good inexpensive pizzeria . Note to the wise: a normal pizza is big enough, perhaps even for two. Be very clear about your order because their English is limited.

Figure out the bus schedule to the old city and back early on because there are only 1 or 2 busses per hour (Otherwise a taxi ride from the old city to the road above Villa Iwan is about 14 euro and to just below near the stores about 8 euro (with the exchange rate).

Ivan will recommend Taj Mahal in the old city for a Bosnian meal. We ate lunch there the first day and the veal in cream cheese sauce was fantastic! Good value even though old city is touristy. And walk the wall, it's worth the effort.

Five star accomodation for a more than modest price. We loved it.

And last but not least: If you can book it through Booking.com. I used Hostelbookers and you end up paying a 10% fee.

We enjoyed every minute of our stay at Villa Ivan ! This was our fourth visit of Dubrovnik and we were looking for something different out of the normal path ; we found it at Villa Ivan .
First the owner came to pick us at the bus station and drove us to his Villa . He then provided us with options to get to the Old City and the funicular , locations to buy food and wine and recommandations for restaurants .
He gave us the choice of rooms and we picked one with a private balcony and a fantastic view over the marina of the port of Dubrovnik . We were so impressed by the location that we shortened our stay in the ''tourist '' areas of Old Dubrovnik , came back for dinner at the Villa ( a fully equipped kitchen is provided ) and enjoyed the sunset from our balcony ! A pure moment of joy !
The following morning , Ivan came to drive us to the Bus station for a small fee ( much less than a cab fare ) . Oh yes : it is inexpensive !!!

Room Tip: All rooms seemed quite interesting !

Ivan and kate are great hosts who went out of there way to help us(pick up from port and met us at bus station when time to leave with our bags so we didnt have to carry them around shopping). Lots of local knowledge and very keen to ensure we have a good stay. Room is nice with private balcony view of the harbour.

Room is well connected with close by bus stop- lots of stairs but thats why such a good view!
