We (2 adults, 2 teenagers) stayed here for 3 weeks and had a lovely time. We never met the owner but he responded rapidly to our texts.
The development is 100 or so second homes or apartments for Croatians and the some Germans and caters for families with young children. There is one restaurant and two mini shops and two beach bars. One (the quiet one) is next to the house. The nearest small supermarket is 20 minutes away in Benkovac. The water is not the sea it's a lake linked to another, linked to the sea, it's clean, warm but not clear. The water is brackish and there are no waves, perfect for small children.
The house is small, it has just two rooms with 2 large single beds in each, we found it impeccably clean. The only other room is the living-room/kitchen, which is also small. The kitchen section has just two hot plates and NO hot water tap for the sink, just cold, we had to boil a kettle everyone we wanted to wash up.
The bathroom/toilet is not big enough to swing a cat which is unfair because you and a cat couldn't get in at the same time. The shower cubicle needs fixing but it is clean and the hot water and shower work perfectly.
The oven with two other hot plates and the microwave are outside on the terrace. We did not use them.
The carparking is very tight and as can be seen from the photo the bar patrons can see you all the time whilst you are in the garden or eating on the terrace, (it's the only practical space).
It's a good 50mins to Zadar.
