Rental apartment with nice modern furnishing and two patios (front and back), free parking in the garden in front of the unit and behind a gate. Easy to find. Had to call the rental agent to give me the keys. Reasonably priced, very comfortable. Within walking distance (20 min) to the old city if you hire the rowboat man to cross the bay (5 kn), much longer (45 min) if you walk around the harbor. At night we rather took a taxi back to Villa Lipa (40 kn). Within walking distance (30 min) to the public beach at a resort.

Villa Lipa has very nice appartments close to the old Zadar. The rooms are very bright and clean. There is two wonderful terrasse to relax. The staff and owners are very welcoming also.
Only low point for us is that the washroom is located in one of the two bedrooms.

We've been to Zadar and Villa Lipa for only 3 days, but we wished we would've stayed longer! It's a gorgeous place with a very mediterranean vibe. Indeed not very close to the city center or the beach, but it was no disaster to walk a bit or use the car instead. We had the small studio on the ground floor, which was perfect for just the two of us. Bed was comfortable, kitchen was well supplied and the studio was clean. Large terrace with view on the garden with olive trees, which we have used a lot to relax after a hot sunny day. The owner was friendly and explained us things about many sightseeings and nice restaurants. Like other reviews tell, you could indeed see that the owner has business interests by offering the tours to her guests, but it's still your own decision to book something or not! We actually did our own thing and that was perfectly fine.

We had an apartment for 2, which included a kitchenette.

If anything, it looked better than in the photos.

There were 2 balconies, one got the sun in the morning, and the other in the evening. Lovely for eating, or just reading a book.

It was a bit of a walk to the old town, taking about 15mins to the rowing boat crossing, and about the same in the other direction Borik. There is a bus service too, although we walked.

Our first visit to Croatia on a budget Ryanair long weekend was very special. Villa Lipa offers good quality clean, up to date and spacious accomodation. On the basis we got 3 days car hire for £30 (less than the cost of a return taxi to the airport) I put the address in the Satnav and a 20 minute simple drive later we arrived at the Villa. The owner was already on site, a very friendly lady with excellent English, we had a nice chat and local coffee while we waited for our room to be ready, it was still before midday when we arrived afterall!

We stayed in apartment 1 on the ground floor with a table for two on the front terrace and a lounger and sitting area on the rear terrace. The kitchen was equipped with 2 hobs, microwave, kettle and fridge so more for snacking than serious cooking. One cupboard contained various pots of salt and pepper. Not much use to us, but coffee, sugar, milk etc is available at the grocery store about 100 yards away along with a local (if not quite sparse) bakers.

We could do the walk to the boat (5 Kuna each) to the old town in around 15 minutes, the boat stopped operating at 10pm at the latest. One night he packed up at 9:30pm and then its a good old 30 to 35 mins quick paced walk home. The rooms have aircon units, thankfully we did not need them, they only blew room temperature air anyway but I am sure this would change for the hot season. The only other downsides were quite a few light bulbs not working and the noise of every footstep and chair drag from the apartment above. Also as the owner does not stay on site we had nobody to thank or say goodbye to as we left. Unfortunately the rear groundfloor terrace for apartment 1 gets little if no sun, and as this is the only south facing option you would struggle to catch the rays if you wanted to top up on your skin ageing.

A nice touch is the hand wash provided in the bathroom and Zadar itself is a fantastic destination, not yet ruined by mass tourism. At 180 Euro for 3 nights, Villa Lipa was a very good base to explore from and cheaper than perhaps noiser but more convenient places in the Old town. There is plenty of parking for cars and it offers easy access, Zadar offers no challenges to even the least experienced of drivers. All in all I would definately return, but avoid apartment 1, I just hope the arrival of the Euro in July dosen't push the prices up too much!

We stayed here in June 2012 in apartment 5 on the first floor.

Overall, we had a very good experience in this appartment which is located in a relatively calm street and about 15-20min walk to the old city centre. A bakery can be found about 5 houses next to the building. Have dinner at Mamma Mia's a bit further on the street for an excellent pizza.

Positive points:

- Spacious appartment for 2 persons
- Kitchen with all necessary equipment
- Nice balconies on 2 sides of the appartment which was perfect to have breakfast
- Clean bathroom
- Airco which kept the room on a nice temperature
- Fast wifi internet access
- Friendly owner who helped us with booking excursions & finding restaurants. On the last day she even offered us some abricots from the trees & a very strong local alcoholic beverage

Negative points:
- The curtains were too thin which resulted in waking up when the sun started shining
- Electric grill was not present although advertised on the website

- Our booking was done in Euros but as we brought Kuna's to Croatia we decided to pay in the local currency. This was not a good decision since the owner converted the Euro amount into Kuna's and we ended up paying more in the local currency than in Euro (difference of 30 Euro). This "trick" of charging more this way, was used for other touristic attractions as well, so be aware!

- Although the owner was friendly, her commercial intentions could not be hidden. It was very clear that she had some deals with the excursion companies. Therefore, she was sometimes a bit pushy. If you can find a better deal somewhere else, do not hesitate. We did the same thing.

Villa Lipa is a great apartment in Zadar. We rented a one-bedroom apartment. It was extremely clean and spacious and very modern. It also has two large balconies to sit out on and enjoy the wonderful Zadar weather! We were only there for one night but would certainly have stayed longer. It was quite difficult to find because the street signs in Zadar leave a lot to be desired. We couldn't find the street and when we called the owner for directions she said it would be better if she came to us and we followed her back. Extremely nice of her! We were only about 1/2 a mile away but we would have been driving in circles forever. The location is also great for getting to the old town. It's about a 15 minute walk along the waterfront so great views, and you can then take a little rowboat over to the Old Town in just a few minutes. Great experience and apparently a Zadar tradition. The owner was also kind enough to recommend local bakeries and restaurants and to make us feel very welcome. Highly recommended!
