Made a phone reservation for a single room a day before, where most of the others hotel were fully booked. Requested to view the room before paying. AND, I run away.
They were doing renovation, so, the whole area was full of dust, cement, wood... Very messy. The rooms were small, aged, not much sun light. Coupled with the sawing noise from the construction, it is super tension to be there.
Have a peep on the drom area too, just as what LP mentioned, it looks like prison cell.

The receptionist speak good english and very friendly though. Location is not bad either.

So, I didn't stay there. Even so, trust me, this is not a good option for Mandalay, look else where.

Location: It is right in the centre of town with a great tea house just five minutes away. It's easy to get taxi and rickshaws outside and most of the drivers know where to take you when you say "Sabai Phyu".

Service: Check-in time is at 6am so that is great when we arrived from Inle Lake early about 7am by bus. The young guy at the reception doesn't speak great English but we managed to book our Shwe Keinnery ferry tickets through him. He also helped to carry our 12kg luggage up the flight of stairs to the 3rd floor, so that's great.

Room: We stayed at Room 305 for one night, and were shown another room on the same floor which looked the same only with beds separate. It was a double bed with aircon, ceiling fan, private bathroom, a small window and dressing table. Room was bright enough with some light coming in from the window. It was cool enough in the evening such that we only needed the fan. The room was extremely dusty and old. Might be because of the renovation of the other rooms on the same floor.

Private Bathroom: The toilet light was not working, but there was sufficient light coming from the room. Biggest disappointment was that there is no hot shower. The hotel told me that they don't have any room with hot shower.

Value: Paid US$20 for the double room. It was the worst room out of the four guest houses we stayed in Myanmar.

Room Tip: A few of the rooms on the 3rd floor were under renovation. So probably in early 2012, those would be the better ones to stay in.
