Good value B&B

The guest house is located in the city centre surrounded by a number of restaurants and Zeigyo market is nearby. We had a room with A/C and fan with an attached bathroom. Some guests staying in fan only rooms found it rather hot, as the rooms are very small. The communal toilet facilities on the ground floor were at times rather unpleasant. There isn’t a lift and we were on the top floor so it wasn’t great for lugging luggage. The guest house is okay for a short stay or for backpackers but not for a certain group of travellers. The Breakfast is okay. However like the previous poster I felt the omelette were like pancakes. I found the bread in Myanmar in most hotels to be sweet and gluey and it wasn’t unique to the Royal.

We did frequently visit Nylon ice cream shop round the corner from the guest house. The ice creams were a distraction during my stay in Mandalay.

There have been a number of comments on the attitude of the staff at the guest house. I felt a bit uneasy with their customer care initially when I checked in, however after a few days they were fine. The reception staff were all helpful in booking a few tours for me. I understand from other guests the rates at the Royal had gone up a lot since 2011 like most hotels in Myanmar. The place is basic and this is reflected in the price. Just be mindful of the construction of a building in close proximity to the guest house which will have a huge impact on the guest house, such as daylight, inoperable windows, dust and privacy issues.

I stayed on the ground floor windowless window with a/c which costed $19. It's is acceptable as the room is big enough for 3-4 people. The electricity in the guesthouse went on and off all the time but it was only just a few minutes . The attached and outside bathrooms are very clean.
But the staffs need to learn how to make scrambled eggs. :)

I got in late in the evening and was given room 104 next to a noisy generator which spewed carbon monoxide gas. Couldn't stand it and complained. All the other rooms were full except the one next to the reception. Wow. You have to climb this extremely narrow and steep stairs to get up there. It looks like a storage room turned into a room. It's very very small. It feels like being in a coffin. It was late and I just needed somewhere to stay for the night so I had to take it for the same price!! For 9 dollars!!
They should do something about adding more bathrooms because there were only two and always busy.
The staffs aren't very friendly as well.

Good value, however not a great location and the staff were particularly unhelpful for example they would not change our money for us! ( there is a travel agency around the corner which gave us a fantastic rate nearly 900kyat to the dollar the best we found) all in all not bad but not brilliant either

Booked a double room with air-con and attached bathroom from Bagan for USD19/night.

Staff was efficient but rather unfriendly. Only the manager (who works the night shift) was amiable - he recommended a good Shan restaurant about 2 blocks from the guesthouse.

The room was OK, but the bathroom was not very clean. Breakfast was bad.

Location was great.

The guest house Is OK. Good location, in the middle of the city, close to the royal palace. A few blocks you can find banks and an Orange Supermarket.
The first room they gave us wasnt what we book, and the window didnt lock properly. With a building 20 centimeters far, wasnt very safe, but we asked for the change and we got a better room.
The breakfast Is just regular, we had had better ones in the rest of Myanmar.
You can stay there, but dont expect too much, also dont expect to much of Mandalay.
