“Very good but short of being great”

We stayed here for 3 nights and had a very nice stay.

The services offered by this hotel are great. They offer free airport transfers in their Tuk-Tuk and will also let you use this, free of charge, to see the sights in the city (although we did tip the driver). There were certain other nice touches. The welcome drink is always nice, and although we didn't use it, guests have a discount in the restaurant. The staff are fantastically friendly and ask you about what you are doing for the day out of genuine friendliness/interest rather than trying to sell you something. We also met the Australian owner whilst we were here who is a nice man and appears to have an interest in running a good guest house rather than simply having a business.

The property itself is good, although the room holds some disappointments. The finishing was poor, in that we had a hole in our wall where a picture once was and also no shelf in the bathroom (although there was the remains of what was once a shelf). In general, there was little space to put things down in the bathroom (including no toilet roll holder) and the bedroom was very restricted for space. Our double room was in fact 2-single beds put together and this wasted a lot of space. Finally, the room was very dark and devoid of decent lighting. It is also worth mentioning that the villa is not the best for privacy (you can hear every noise in the other rooms at night) but this is not the fault of the hotel but the building and I guess is the same in many of the hotels in LP that are all similar, wooden villas, so it is perhaps a little harsh to make this a criticism.

Whilst we were quite disappointed with the room, there is an excellent balcony area and the villa in general is beautiful. This went some way to making the experience worthwhile and value for money, as did the service and location.

It also needs mentioning that the breakfast is pretty poor here. The scrambled egg and omlettes hugely overcooked/dry. My poached eggs on day had clearly been cooked in vinegar to stop them from seperating... but just tasted of vinegar.

It sounds from this review that the hotel is not worthy of 4/5 but I genuinely believe that it is. The place is truly very nice and in a wonderful location. Staff are perfect, as are the services the hotel offers. It is just the room that lets it down and all our criticisms are things that are easily rectified so we don't want to beat down on the hotel too much because of this. The breakfast, for us, is not a deal breaker and seeing as its included in the price we cannot complain.

Spent a week here seeing the sights. It has a unique old worldly charm with beautiful staff that make you feel like coming back home after every outing. Thank you Mrs Kung, Mrs Yud and Mr Ono. They are very helpful with information and even first aid on my wife's ankle sprain.

The real gem was the hotel staff! Kung, our front desk main staff was so friendly with great English language, and able to answer all questions with ease.

Rooms large and clean with good aircon. Free bicycles available to use which was a bonus and a good riverside restaurant to spend the days reading and making notes by the calming river.
Def recommend.

We enjoyed our stay here.
The room (no 5) downstairs on the end, was a good size with double opening doors to a slightly
elevated (from the street) courtyard patio with arm chairs and table. A nice spot for a private afternoon drink.
The floors are all timber so the guests above are always going to be noisy at times.
All the usual inclusions, huge comfortable bed, a safe, hanging space, desk TV, good free wifi.
There is no lift to the upper level.

Directly opposite, across the (mostly quiet) street is the Villa Ban Lakkham restaurant called The Indestructible Rock Cafe where meals are served..........including breakfast, which is lovely and fresh and made to order.
A lovely spot, overlooking the Nam Khan River an offshoot of the Mekong a virtual stone throw away.
Watching day to day activities commence over breakfast was lovely.
Trainee monks going off to school, fishermen tending their boats, work boats, kids swimming etc.

Just a few minutes walk to the Main Street and night market which is very good, more restaurants and bars.
Most things are within walking distance, however tuk tuks including VBL private tuk tuk are readily available.

A charming little hotel, with lovely obliging staff.........it is hard to single any one person out but Kung is amazing!
We would certainly stay here again.
Loved it!

Some of this guesthouse's good points: they send a bright red tuk-tuk to the airport to pick you up if you fly in, the staff are very friendly and laid back. Accommodations are simple but OK. Breakfast is nice, light but fine for the summer heat.

A few drawbacks, if you are on the ground floor and the room above you is occupied, you will hear every step and every word from the TV. The big problem though was a plumbing issue in the bathroom which caused the room to smell bad so we checked out early.

Thoroughly enjoyed the Villa Ban Lakkham loved its location on the Nam Khan River, prefer this to the Mekong side lots of lovely restaurants nearby. Being to have use of the hotel's tuk tuk was wonderful a great service. The staff were all extremely friendly nothing was too much trouble, very sweet people. Great value however rates doubled in October, I feel the breakfast became a bit monotonous after a couple of mornings. Ate one night at the Indestructible Cafe very enjoyable they even had lamb chops on the menu!

This hotel is small but charming. The room was great. We had a huge bed. We had originally book upstairs room #1 but the air conditioning was broken and it was just too hot to stay in the room so they gave us another room. The staff is very friendly and helpful. Breakfast was great each day.
