The location is very good. It's close to Khan River. Very quiet, yet only a short distance away from the main street of Luang Prabang. Some nice cafes and restaurants are nearby.

The WiFi functions fine. TV okay. Breakfast is good but with limited options.

Staff members very friendly and helpful.

They also offer free bikes for you to easily tour the town.

Bathroom rather basic.

Probably the main complaint I have is the thin wall. Could even hear the people who slept next door snore and walk around. Not sure it's only the room I stayed or a common case though.

This is a very well located better than average guest house - very near the main street of Luang Prabang and very close to the Bamboo Bridge.

Very new bicycles means that easy to get to any spot in this great town - as too is walking,

There are many very good restaurants and cafes very nearby.

Wifi and TV etc all quite good - but breakfast was not so great. Good quality but a very limited range.

Some rooms can be a bit noisy - from the people in nearby rooms.

Nice balcony with a nice view.

Very relaxing and I would consider staying there again.

We stayed for 7 nights December 2013 and found the location of this accommodation to be very convenient to town centre, Old Quarter, river activity and many nearby restaurants. Breakfast is served in the Villa's own Indestructible Rock Restaurant located over the road overlooking the Khan Nam River. Breakfast was adequate and tasty. We found the WiFi to be very slow and patchy at times however it was confirmed by other sources that was general for LP at the time. Our unit (8) had a problem with the hot water supply/pressure in the shower and also no towel rails/hooks of any kind in the bathroom. Overall an enjoyable stay, great location and good staff and also currency exchanged at good rates.

This place is right on the Nam Khan river. you won't find a better place for breakfast. Its served by friendly staff and the good coffee flows for as long as you like. Good breakfast coffee in Luang Prabang is hard to find. The reest of the breakfast is simple and delicious eggs, bacon, pancakes, fruit breads or pho. Whats not to like.
We stayed in three rooms over 16 nights. All had plus points: clean, views, light and airy, air con, wood floors, comfy beds, fridges, water, toiletries etc etc, well cleaned by friendly staff every day. Upstairs river view with private balcony is most expensive and is fine. But the downstairs terraces are actually more spacious and cheaper. Though you have to put up with passing life at street level. Its not intrusive. Indeed room 5 have the largest terrace and gets sun for a large part of the day. Our favourite room.
Tuk tuk is available not just for free airport transfers but is at your service all the time. We were taken every day to a temple on the outskirts of town willingly and with friendly drivers. If you stay long enough or are out of season you may be able to negotiate other perks or discounts as we did because we stayed for just over 2 weeks.
Best feature is the staff. They are like a family team and really care about their visitors and go out of their way to help you. We were seriously impressed. Tthe Singapore based Australian owner was not around. He should be highly appreciative of the quality of his staff and we can only hope that they get a really good financial reward because it is them who make the hotel a success. They work 6 days a week. Their day starts at 5.30 before the alms ceremony and many work through until 10/11pm at night.
We would definately stay here again and recommend it to friends.

We got off to a rocky start at Villa Ban Lakkham, as we initially had a room on the ground floor that was dark. The next day we were moved to Room #9, which is a large, beautiful room that overlooks the Nam Kahn. We liked the location of the hotel; it was quiet, but a 5-10 minute walk to pretty much anything in Luang Prabang.

Breakfast every morning at The Indestructible Rock was enjoying. There are a variety of foods to choose from; you just need to ask. We also had lunch there twice, both times being very good. My husband loved their chicken laab.

The staff truly make this hotel special. From the front desk managers, to the staff at The Indestructible Rock, all serve as an excellent example of how people working in the hospitality industry should be. We enjoyed our time in Luang Prabang, but having a warm, welcoming place to stay really made a difference.

I would say the only cons would be that the bathroom had no counter space, there was not mirror in the room and the bed was a little hard. Other than those minor things, Villa Ban Lakkham is a wonderful place to stay.

Room Tip: Room #8 is larger than the other rooms. It also has shutters that can be opened to let in the sun.

Ban Lakkham is located on the Nam Kahn river side of this small town, just one street over from the Main street which makes it a bit quieter, I think. Easy to find. The hotel is across the road from the river, so rooms overlook the street to the river. The restaurant is across the street, and looks down over the river. Lovely with the lights at night.t Easy walk through wonderful alleyways to the main street, just a block away from a temple where the monks begin their procession every am.

My room was on the main floor (don't forget to take your shoes off in the main office). I had a nice terrace area, big bathroom with a 'spa' shower. Plenty of hot water, towels. Small refrig in room, coffee/tea, and a couple bottles of water each day. TV, fan, A/C - which I never used this time of year!

THe bed was huge but HARD, so I took the comforter and folded it in half to lay on it...extra padding helped. This is fairly typical in Asia, and I prefer a softer, yet firm bed....but all of the beds I've slept in in these countries tend to be hard.

All in all, a nice stay, Option for Lao or American breakfast nice touch (I had Lao)..great fresh fruit, but Lao food isn't as good as Thai (in my humble opinion).

No real negatives, but feel that it was slightly overpriced for the area...could just be the season.

Villa Ban Lakkham is located close enough to the main town but quiet enough to be able to relax. The breakfast was delicious, with homemade jam, toast, eggs, breakfast and plenty of coffee. Airport pickup, bikes and late check out made this a fantastic relaxing and affordable way to settle into Luang Prabang life.
