My wife and I stayed at The Seda Villa hotel for 3 nights during our visit to Siem Reap. The hotel is conveniently located 5 minutes away from the old market, but across the river, which provides a more quiet location at night. Everything you need relative to dinning, massages or even if you plan to visit Artisans d'Angkor is within a 5-10 minute walk. They have a free airport transfer service, so make sure you send them an email in advance with your flight details so they can pick you up.

The Seda Villa is a small family-run boutique hotel with only 6 rooms. We stayed at the Orange room (the cheapest). It was quite spacious and very clean. The bed was big (king size), though the pillows are a bit hard if you are used to feathery ones. It has a nice swimming pool to relax after visiting the temples (provided that it is not raining). It is not huge but does the deal.

Breakfast was included. They had 3 options: American, Continental and Vietnamese. We tried the American one on the first day. It was just ok. The following two days we went for the Vietnamese one which was proportionally better (if you don't mind having noodles or rice for breakfast). All breakfast options bring tea/coffee, juice and a fruit platter.

The best is the staff. They are particularly attentive and helpful. They recommended a few restaurants of which we tried one (Khmer Kitchen) just across the old market. It turned out to be excellent and good value for money compared to all others we tried. We also arranged the 3-day tuk tuk through them. They explained from the beginning it was was a slightly more expensive than bargaining outside but that would ensure we got a good service (there are some scams going around: tuk tuks taking tourists up to the gate to buy tickets and thereafter asking for more money to continue the trip). They also mentioned the hotel does not make a margin on the tuk tuk. We paid the driver directly. We were very happy with our tuk tuk driver who was very attentive and open to our change of plans. He also gave us complimentary cold water bottles after every temple visit.

On our last day we finished visiting by lunch time and had a late night flight (21:25). We were able to use the swimming pool and facilities all afternoon even though we had already checked out. Even when things go wrong they are ready to find a quick solution. Our tuk tuk driver failed to arrive to pick us up to take us to the airport on the last night due to a misunderstanding. The owner took us personally in his own car to the airport, which was very nice of him to ensure we did not arrive late to our flight.

If you are looking for a hotel within a reasonable price range but not luxurious and want a good location, don't hesitate. This is your choice. I am sure you won't regret it.

We stayed in two rooms which were both really nice, spacious and simple but not basic (although the bath/shower in the Yellow room was prone to flooding).
Staff were incredibly friendly and Sam the owner made sure he introduced himself but we only saw him the once. They can book all your onward travel or activities which is really useful, although the morning staff member during our stay either wasn't very confident or new or his English was poor as it was a bit of a struggle to get our bus booked but we did get there in the end.
Breakfast was good and with plenty of food and the early morning packed breakfast we received was also decent.
I would definitely recommend this place to couples, families or small groups of mates looking to chill out.

Room Tip: Blue room is great!

Booked this hotel after seeing great reviews from Tripadvisor but actually did not feel the price worth it.
We liked the breakfast provided by the hotel and the location is not far from night market, these are the only 2 good parts we liked.

However, the room was not clean. The bed sheet had several yellow stains and the water in bathroom shower was very small. We stayed in purple room and the room was small and not very bright (the window was right next to the other building so the sunlight cannot get through the window in the room). As for staffs, there was only 1 staff with gold brown uniform who was very friendly, rest of staffs were not that full of hospitality. Swimming pool is very small and the water looked not very clear so we didnt use the pool.
We paid USD96 for 2 nights and thought it's overpriced based on above factors.

Room Tip: Wifi in the room is weak.

It was disappointed to know that you were not happy during your stay with us. but we are wondering you did not inform us your problem during your stay if you did so then we could solve you the problem immediately.
We have three room attendants to work in the hotel of six rooms, anyway it is good to know and we will check our attendant with the issue.
we understood that you might expected for a larger room but you would select the purple which is our smallest and cheapest room among the other. The sizes of rooms are well described on the online system you used.
We have noticed that you were picked at the bus station and brought by our driver to the hotel. You were even not smile at him to say anything when he is greeting you until reaching the hotel to check in and immediately get into the room. You stayed with us only two nights and so that you have spent most time for your sightseeing and just back to the hotel at the late evening and then sleep. how do you feel our staff are not friendly.
I understand the the water of the pool is not good looking as it was a lot of rain during your stay but it was actually clean as we are trying to keeping the balance of chlorine and acid from the rain drop...
Well, It is interesting to know that you were not satisfied your stay with us, we will take this issue and learn.

I found this little gem through an internet search. So glad I did. We were picked up from the airport and deliverd to this six room Villa. Peaceful, clean, lovely rooms, good food and wonderful service from Sam and staff. Our tour to Angkor Wat by private car was arranged, also our bus trip to Phnom Penh. Would definetely stay at The Seda Villa again and will recommend to all my friends

Room Tip: The Yellow room has twin beds, all others have queen or king size.

Sam offered excellent service before we arrived. He was prompt with emails, arranged airport collection and made us feel welcome before landing in Siem Reap. The hotel is just as it looks on the website. We booked our to trip to Angkor Wat and our bus to Phnom Penh through the front desk without any hassle and breakfast was prepared for us to take away on both days as we had early starts. He even rang the bus company and arranged the front seats on the bus without any problem. Air conditioning worked well and good rooms, very clean and comfy. Thank you Sam!

It was a great experience staying in Seda Villa. This place is conveniently located - walking distance to night market, pub street etc
Sam, also the owner is extremely helpful. I emailed him to pre-arrange my cycling tour around Ang kor wat. It was nicely arranged & planned out. The Guide Ning is very knowledgeable, and we managed to see a lot more thru' cycling then the regular tuk-tuk ride around. On the day that we need to leave earlier (430am for sunrise), sam has also helped packed breakfast for us.

It was great experience staying here. I stayed in the orange room, it is a little small but very clean and homely. So I think I will still choose to stay here the next time I visit.

The Seda Villa is full of kind and friendly staffs. This hotel is in a perfect location to go out sightseeing and very convenient. The staffs are the gems of the hotel. They have clean and good rooms and their services are good too. This is a great place to stay for all travelers with a good price value. Highly recommended...
