Prebooked before we set off from UK and stayed three nights at start of our trip around Kerala. Had seen differing reviews but we found it fine. Lovely old building and huge wooden floored rooms, if looking a bit bare because of that. Facilities fine for what we were paying and clean.Breakfast fine with English or Indian options. We tended to have omelette, toast jam and fresh fruit. I can't see what problem is in knowing you have to ring doorbell to get in rather than letting anyone just walk in. This was practice at most of the other five homestays we used on our trip. Doorbell always opened straight away by Harish who lived in and was about whenever needed. Have to say found Harish very friendly and if you took the trouble to speak with him he was very interested to listen to our tales and tell about himself. Works hard and does not get paid that well so no issue with him letting you know he can get you tickets to events, which by the way were same price as if you just bought at the event, which presume he's able to buy at discount and make small commission. Well earned for convenience this brings. He also quite happily got us cold drinks from local shops on a couple of occasions and arranged transport for us. Is it really worth walking to find shops (about 5 mins away) in the heat or having what you want delivered for next to nothing.
One of key plus factors in choosing Kimansion was location and it is in excellent spot. Easy to walk to Chinese Fishing Nets and all the local touristy spots as well as only two bars we found selling alcohol (both next to each other down side street from Chinese Fishing Nets. An unexpected bonus was being able to come out of the door and see Oceanos restaurant. Opened at 7:00 when we were there and if you were not there by 7:15 you would be queuing. If you like eating later suggest you give it til about 8:30 to let early birds finish. (No bookings taken). Food is excellent and on our second visit our waiter remembered seeing us in morning at the local market asking what some vegetables were and when eating our meal brought in a dish of them cooked in traditional style to try for free! Just summed up general friendly and helpful nature of just about anyone you came across.
We were two couples aged late 50s/60s travelling together.

Room Tip: Floors are lovely varnished wood, If light sleeper may be best upstairs so don't hear anyone abo...

We stayed at Kimansion for 3 days. It is a beautiful old house and the rooms are large and cool. The outer gate is kept locked but this was not a problem as there was always someone on hand to open up for us. We opted for the indian breakfast every day which was a great start to the day and consisted of various types of veg curry followed by a great big plate of fresh fruit and lots of tea and coffee. The room was clean and the beds were comfortable, although the hot water was a bit hit and miss- as you learn to expect in India. Its in a good location near the beach walk and close to resurants and shops. There was a wedding on at the church hall opposite when we arrived which was quite lively but it was all quiet by about 10pm. There is also an ATM just around the corner. I had a minor medical problem and had to see a doctor during our stay. The manager arranged for me to see a specialist in the town and sorted out transport for us. He could not have been more helpful. The lounge was a nice place to while away a couple of hours with a good book or watch the world go by. Although this place is clearly not a 5 star hotel I would disagree that it felt like a hostel. It is a great, good value guest house where we were made to feel very welcome.

If you're looking for a 4 or 5 star place, this is not it. Not the cleanest place either. There was one young man working there who was doing his best to manage all the roles...cook, cleaner, security, front desk, bell hop etc. He was a great guy and did his best, god bless him. If you're good with a place that feels a bit like a hostel then this will serve your purpose. Wifi not really available, nor are there TV's in the rooms. Not a kid friendly place. But it turned out to be safe enough. Another reviewer commented on electricity being felt through the shower....this was a true statement.

Room Tip: Top floor room had electricity running through the plumbing.

Enjoyed our stay thoroughly here. The building itself is the reason you should stay here. It's over a hundred years old, and is furnished as such.

The guys running the place was very friendly and helpful (they organised the best driver we had on our entire India trip!), although waiting to be let into through main door outside office hours wasn't too much fun.

Would highly recommend asking for the Indian breakfasts too! Great way to start the day.

A total dump....do not book here. We checked in and the floors were filthy, floor mats looked like they'd never been washed, rooms did not get cleaned, no soap or shampoo, a/c did not work properly, the cots sank 12" in the middle, beds were very bad, sister and niece went into shower on separate occasions and got a shock of their lives...220V is no joke...the water and taps were electrified. May as well stick a hair dryer in the water. Whole building is an electrical and plumbing nightmare....no hot water.....spent Rs 14,000 for 2 nights on 3 rooms for the family....oh and I killed 2 cockroaches the size of USB keys! Also doors had holes so a free peep show if you'd like...avoid, avoid, avoid at all costs....we had 3 rooms for 2 days each and couln't wait to leave. Owner lives in Dubai and does not care...Harish is the cook, maid, bell boy, accountant, manager-Marigold Hotel...see the movie and you'll know what you're in for....did I mention AVOID at all costs! Will write a review a week to keep advising people not to stay here.

Very lovely building from the outside, different story inside.

Good location, basic but clean rooms.

We booked through Agoda where Wifi in the room and hot shower were too of the features we wanted. Shower was broken and we had hardly any pressure and no hot water.

We did not managed to get any wifi signal during our stay in any location - and we basically tried them all.

Breakfast consists of half burn toasts and melted butter, and fruits cut the day before?!

Although the location is quite nice, i would not recommend this hotel at all. Staff is weird and you can get much better value and nicer accommodation just around the corner!
