The charming and very kind owners Ann and Leslie work very hard to ensure that you receive a warm welcome and enjoy your stay in their lovely boutique hotel. Pleasantly located within easy walking distance of many of Fort Cochi's popular attractions and some good restaurants and useful shopping. Our room on the first floor had a large balcony overlooking a well kept and interesting small garden. The room was clean and comfortable with A/C and free wi-fi. A few minor creature comforts such as a shelf in the bathroom for toiletries and more accessible bedside lights would make the room even better. Hot water is supplied to the bath/shower.
The included breakfast served in the garden dining area was excellent , with especially good caffetiere coffee.
Overall a very good choice for a pleasant stay in Cochi with family atmosphere. Highly recommended.

We were travelling to Kochi only for 2 days but those days were divided in between the itenary to visit other places. Leslie was helpfull enough to offer us to keep our bag there while we travel to other places. Thats good customer service. Ann's is a very cozy and comfortable bed and breakfast located in Fort Kochi around the Market (Just 10 mins Walk) and at a very peaceful neighbourhood. The Beds were comfortable and breakfast was good as well. Allthough the bathrooms could get a little makeover as the tiles are taking a tolll and the fixtures can be replaced with new ones. Please remember to carry some mosquito repelent as well. Overall a good experience.

Me and my newly wedded Husband have been planning to go to India for some time now.
So we decided to go to Fort Cochin for our honeymoon as we had heard some amazing and wonderful stories about the area.

It was a very long and tiresome flight, all we wanted to do was find a hotel and get a good nights sleep. A friend of ours had stayed at Ann's on a business trip in Cochin a few months prior and told us about it. So we finally made our way to Ann's. Upon arrival there's a lovely lush green garden which is very warming to see. We were greeted by Mr Leslie, the manager of Ann's. They took our suitcases for us and arranged them to be taken to our rooms and got us checked in as quick as possible.

The room was breath taking, very clean and comfortable. especially the bed which is just what we needed after a long journey. The bathroom was exquisite with a lovely sized bath tub where I could just relax.

The breakfasts were delicious and cooked to a 5 star expectancy. We also got to sneak a couple of seconds from the Chef; ;)

The best part about staying at Ann's was the helpful and useful advise that the staff had to offer us. We wanted to go out for a meal to celebrate our first day as a married couple, and they suggested so many places we were spoiled for choice.

We will definitely come back to Ann's in the near future. Cochin is a charming area with lots to offer.

Thank you so much Mr Leslie and all the staff members at Ann's for a never to be forgotten experience.

Ann's is a tranquil hideaway in Forth Kochi.

We arrived early on a Friday morning and expected that we would have to wait until midday to check into our room. Not a welcome prospect after an overnight flight. However we were delighted to find that Mr. Leslie had our room all ready for us. We had a great welcome and Leslie introduced us to his wife and daughter and his new twin granddaughters, just a few weeks old. Leslie waived the check in procedures until after we had rested. We were shown to our room which was number 9, at the back of the house.
The room was, I think, smaller than others in Ann's but we had booked last minute and it was the last room available. There was a large en-suite bathroom and a small balcony, just big enough to accommodate the two chairs on it. Being the back of the house, there is no view. One window looked onto the school next door and the other onto an overgrown garden area. The shower pressure was not very good but was manageable. Both the npbedroom and the bathroom were spotlessly clean.
The front garden to Ann's is beautiful and offers a tranquil spot for some afternoon tea, checking your emails or catching up on your favourite novel. WIFI is available on the terrace and also in the reception area. We couldnt connect in our room although as I said, we were in the back of the house, so that might have been the problem. Other rooms may not have the same problem, I am unable to say.
Breakfast was good and consisted of a platter of fresh fruits, freshly squeezed juice, a choice of eggs (the masala omelette was lovely) with bacon on the side, toast, jam and a choice of tea or coffee. Leslie and his wife prepare the breakfast themselves and whilst what we had was more than adequate, their attitude suggests that they would be very accommodating if any thing further was needed.
There is a school right next door which is quite noisy. Not a problem if you intend to be out and about during the day as school doesn't start till 10am. If you need to use your room to rest during a weekday though this might be a problem, particularly if you have a room on the same side as the school.
The location is excellent. The Chinese fishing nets are 10 minutes walk to one side of Ann's and the beach is 5 minutes walk in the other direction. The Old Lighthouse Hotel adjacent to the beach is great for sundowners and for sunset photos.
One good thing is that Ann's has its own generator, so there is very little inconvenience to guests during India's frequent power cuts.
Summary: If you are looking for a power shower, white fluffy towels and room service, then Ann's is not for you. If you are looking for good clean accommodation with warm welcoming hosts in a lovely property offering value for money, then book Ann's quickly to avoid disappointment.

Room Tip: We were in Room 9 at the back of the house. If you need a Wifi connection this is not a good room...

This is my fourth times to India. We spent the holiday on 18 Oct 2012 in Kochi, Kerala. (Write email to them and have the quick response)
Rates: Double room 2,500 rupees with air-conditioners (including breakfast)
Personal evaluation: The boss of Ann's Residency, Leslie is very helpful and friendly boss, and he also recommend us some traditional programme, the quality is quite good. The room is clean. It is provided 24-hour hot water, mosquito nets, fans, air-conditioning, and a large balcony. We enjoyed our stay at Ann's Residency. It is very convenient to the sights seeing points. The breakfast is quite good. Only one thing is voltage problems may occasionally blackout. We highly recommend to all of you.

this is the place you want to stay in kochi! the property is beautiful! you can get different sized rooms, the larger ones with balcony. we stayed in a small room (no 5), wich was very charming. it had a comfortable bed a lot of storage room, tv, chairs and a little rable to sit, it was perfectly clean and the bathroom had even a bathtub. you can also hangout on the veranda outside, so we did notconsider a balcony beeing necessary. the days at ann's residency start with a perfect breakfast, which was prepared and served by the very nice and helpful owner himself. we will never forget the yummy fresh pinapple juice! also we appreciated that we could ask the owner for tipps about places to go in kochi as well as for information for our future trip (buses, trains, beaches, cities etc.). the location is also great. calm area but very central. it's a short walk to the chinese fishing nets (7 min) and the touristy main street (5 min), the post office is just around the corner and the fantastic (and reasonably priced) restaurant oceano's is only a few steps away.

so far we travelled one month in india's south and this was the most pleasant accomodation.

Stayed at Anns for 2 nights. Was recommended by a friend who told me not to go anywhere else in Fortcochin. i rightly agree with her. We were looked after very well by Leslie the owner. A wonderful place to sit and relax . Beautiful landscapes with greenery and nature at its best. The rooms were well kept with large bathrooms with tubs. Excellent service and very near to all tourist areas. Breakfast is plenty, large and delicious.Thoroughly enjoyed our stay here and would come back on our next visit to Cochin
