Spent 2 nights here and although it was quite a typical budget accommodation seemed too expensive for what we got. (500rupees for a double room, fan only).
We arrived here at 10pm without a booking and took the first room we were given (no. 301).
It was big enough and had pretty mosaics and a large mirror on the wall which was nice. Also had a view of the Jagmandith Temple out the window.
But it didn't feel clean and the bathroom was small and grotty. Lots of damp and there was a strange netting in the corner which covered a hole which led who knows where.
The curtains barely covered the windows so had a safety pin to keep them together.
The electricity was intermittent and there was no hot water.
There was also building work going on all day long as they're extending the building to the left of the hotel.
Plus we had to ask for a bat to be removed from our doorway before the door squashed it.

As a positive, the location was good and the rooftop restaurant was one of the highest in the vicinity so had good views.

We viewed a lot of hotels looking for an alternative and I guess it was average for what we saw but Lal Ghat was 100 rupees cheaper and had good views from the room across the lake. And we eventually stayed at Pratap Bhawan which was newly decorated and much cleaner for the same price.

This hotel is often recommended in guide books as good value for money and because of its location. The location is quite good, close to the Jagdish temple, but it maybe too close for those who are noise sensitive as the music from the temple (5pm and 5am) can be heard very clearly here. The room we had was nice and clean, but the main problem in this hotel was noise: During our stay there was some major construction work going on, the hotel is expanding, and this work continued until late in the evening (at 11pm we had to call the reception several times and asked them to stop). Another demerit was the lack of running hot water due to problems with the solar heating system. In my opinion there are better hotels which offer more value for money than this hotel, never again!

Stayed in the "penthouse" of the hotel... at a glance, the decoration is very charming and colorful, however, if you take a closer look, everything is dusty. Paid around 1100 Rs for the room, which I later realized that I could negotiate since it's a low season... so not extremely satisfied with the price. Also, the "penthouse" is in the 6th floor, and there is no elevator! Checked other hotels that are right in front of the Lake, much nicer and cleaner, with elevator, for about the same price. Staff is nice, but you really have to ask them to do their work. Owner seems to try to charge you for everything.

Room without AC and attached bathroom for 650 Rs. (Room 301).

This lonely planet hotel is overrated. The room was basic but the worst thing is that it was very damp. For less money you can have a better room in The Sajjan Villa (30 meters further down the same street).

We also recommend to eat in other restaurant close to the hotel (Sunrise, Maxim's Cafe, The food club) rather than their roof top restaurant.

Udai Niwas is a great hotel in a great location in the old city near the Jagdish Temple. The staff are a great help and can get the solo traveller anything they need for the right price. The rooms are clean and air-conditioned, the sun and moon restaurant is one of the best in town with fanstastic views of Udaipur and the Lake Pichola.

We got two rooms (we're a family of 5 with young children) here at the start of monsoon. The staff was very friendly and helpful, even letting me borrow a camera uplink cord throughout our 4-day visit and handling our laundry. The rooms, while not luxury, were of a higher quality than other hotel rooms in Rajasthan for a similar amount of money. Also, the A/C is actual A/C and is not an air cooler (most places in India will tell you AC but they really mean air cooler, which is nothing but a fan over water). Also the hotel had TV and was nicely decorated. The hotel is in the middle of enlarging so there was some construction going on but no work at night. Even though there were young backpackers here, it was quiet at night.

Besides the perfect location beside the jagdish temple and near the palace and the friendly staff, the 3-tier rooftop resto was a great place to sit and relax with a drink, a masala chai, a book and it also served very decent food from the garlic nan to the veggie rice to the butter chicken. the views from the resto are fantastic.

When we go back to Udaipur, we will definitely stay here again. Udaipur was the highlight of the trip.

We stayed here during our rajasthan trip. The location is very central. You get good view from the terrace. Staff is very polite. They have done good decoration in the rooms. We got this for below 1000 and it was quiet a great deal. There are many eating joints in the walking distance. Overall a good option if you are not looking for a very lavish place. But at the same time it is very economical also.
