All other previous comments are true:
Strenghts:
+ 24/7 (see below, special attention) shuttle bus, on demand!! not only according to schedule. Ask the driver for recommendation on restaurants, he knew everything!
+ view on valley/river, woken up by sounds of water flowing, birds (and perhaps insects) singing
+ service and friendliness of the staff
+ oh yes, they have a nice swimming pool too!! but see - point about stairs
+ breakfast on the terras of your own room is possible
+ big room (depends on what you book)
+ value for money, compared to other ***/**** hotels near Ubud


Weaknesses:
- needs renovation (especially the bathroom)
- outside ubud (but compensated by the bus shuttle)
- lots of stairs... not for less valide people thus..

Special attention: on departure day, we have to leave very early from a bus station in Ubud, around 6am. So, we asked for a packed breakfast and a shuttle bus. And they delivered. Excellent service!!

Oh yes, I speak Indonesian, which might help the communication

We stayed there the first week of March 2010. Our cottage (suite 103) was big, clean, elegant, quiet with great views on the river valley. It was much more than we expected for the price of $75 per night (breakfast and free shuttle to and from Ubud included).
It' s the best place for relaxation. The only sounds you could listen to were these of birds, frogs, river flowing.
Staff was very polite and helpful.
Ubud is only 5 minutes drive or half an our walk.
We booked the driver, the resort send to pick us up from the airport, for two daily trips and he turned to be the best driver - guide we could ever have. His name is Tampi and he was very experienced. After a little talk we had about places we wanted to visit, he offered us exactly the type of touring we wanted.
We highly recommend this resort for its location, service and staff.
And of course if you want to do some serious touring ask for Tampi the driver.

If you want to be in the heart of things, this isn't your spot. If you want access to Ubud, but a retreat away from the traffic and hyper-commercialized 'art' scene, this might be it.

No TV in the room. We were the only people there for most of our stay, and saw the staff only when we wanted to. The view is exquisite across a gorge with rice fields in the distance and a river below. Great old-style Balinese architecture and decor. Every building, room, and detail is unique.

The shuttle can take you into Ubud and pick you up with no problem, or you can walk 20-30 minutes via the main street or 60 minutes via a beautiful ridge into the town.

Expedia and others showed it as fully booked but we made the reservation locally and were the only people there. If you like the sound of it, give them a call.

Although this hotel is not in the centre of Ubud there was a taxi available to drop us off and pick us up 24/7. You had a feeling of real Bali at this hotel which overlooks a valley, the rooms were clean and the breakfast was good, and an abundance of wildlife.. I would just say if you don't like steps request a room at the top.

We stayed at Ulun Ubud for 4 nights in May 2009 and had a fantastic time. The resort is situated in a very beautiful location, just outside the city center. The rooms were very nice and large, but most require going down many sets of stairs. Upon arrival, we had to request a room change as my husband's parents were originally assigned a room "close to ground level" that was 50 steps down (which meant climbing 50 steps to get back out).

Breakfast each morning was delicious and promptly delivered - I would recommend the nasi goreng, coffee/tea and choice of fruit juice. All staff members were very attentive and eager to please.

My favorite aspect of Ulun Ubud was the free shuttle service. It was available at our beck and call, and only once did we have to share with other guests. We took the shuttle to/from dinner, made stops at the local grocery store and went to several evening dance performances. It was like having our own private driver who was free! I would highly recommend Ulun Ubud to anyone looking to stay in Ubud.

Beautiful place and bungalows with lots of traditional Balinese carving and antiques but the whole place is a little old and run down. Needs some attention and maintenance .Rooms are large and nice but dated bathrooms definetely need refurbishing.
Friendly and helpful staff.
Stunning views accross from room terrace
Would definitely be great after makeover.

We had a wonderful stay at this hotel situated in a tranquil & picturesque setting. We also very much appreciated the authentic stone Balinese buildings & gardens with views overlooking the jungle. Although we were some way from the centre of Ubud, the hotel were happy to provide guests with a free shuttle anywhere around Ubud and to pick us up when we wanted to return (up to 11:00 pm). This meant we had the best of everything. To top it off, the friendly staff were always there to greet us at reception on our return!

The pool was amazing & we often had it to ourselves. All staff went out of their way to ensure we were comfortable & happy. Breakfasts were a delight & we especially appreciated the outstanding service and care from Maruti, Kuman & the rest of the small staff.

Some rooms are older style so you may want to state your preference - we preferred these, but understand that others might prefer something more modern. The only guests this hotel might not suit would be those with elderly, disabled or very young children due to the steep slope this hotel is built on.

We absolutely loved our stay & Ulun Ubud is a hotel we will return to again & again.
