We stayed here our last night in Sri Lanka. The room was a little outdated but the beds were comfortable and the bathroom was about the same as the other 6 hotels we stayed in. We only needed a place to sleep a few hours before we went to the airport. We checked in on New Year's Eve and went exploring from there. The staff was VERY helpful when we needed a couple things before we left. They were polite and very welcoming. The room we had was a corner room on the second floor with a ocean view. Great view!! We didn't have any food while we were here we dined down the road. I can honestly say though from the short time we spent there it was nice, quiet and great beach front. We actually wished we had another day to take in everything that was around here. For being New Year's Eve it was quiet after midnight hit. Of course fireworks were going off every where until midnight. But before 8pm it was still very quiet and calm all around us.

I would recommend staying here for anyone looking for a nice beach front place to stay and a good price.

One of the best places to stay because everyone & everything is so welcoming at this place.You are always greeted with warm wiggles & smiles.What more do you expect?Food is also good here.The beach is all the more inviting just right at the back yard.Rooms are clean#big#relaxing! Great Value I'd say!

Mr Linton takes good care of all his guests with the best of tour guides/advice about going around the place/which restaurants to eat in..etc etc

Would love to visit soon again !

Despite a good sight view on the beach, we spent a terrible night in this place. The staff does not seem to care about the guests. Food is correct but for the rooms it's different...We had a ground floor room which was indeed dark and gloomy and didn't look very clean. In fact it was infested by mosquitos and we were attacked by cockroaches overnight. We do not recommend to sleep in this place or for sure in the ground floor rooms...

We stayed here for 1 night. It was 2500 rps for 2 of us in a ground floor room. Spacious but dark and gloomy. No air cond but comfy. The bathroom and light fittings are falling apart! Surprisingly with water heater but not in the morning. The wifi is only on 8.30am to 9.30pm.

Room Tip: Not sure if all rooms are as bad as ours were. Probably try to look at a few rooms before deciding.

Stayed here for one night, as our preferred option was full. We needn't have been worried; the room we were given was the most spacious we had in Sri Lanka. OK, tired, standard fittings; mosquito net; but with lots of nooks and crannies to relax in around the courtyard, and a shady area in the back garden, leading to the beach. Owner was perhaps laconic, but service was attentive; all for excellent value.

We stayed here for one night at the end of the trip before flying back to the UK and said when we arrived that it was probably one of the most attractive places we stayed in. It cost us 2500rps for the 2 of us. It has a large dining area which leads out to a lovely palm covered courtyard which backs onto the beach.

The room we had was large and spacious, probably the biggest we had had over the trip. There is also a mosquito and ceiling fan which was more than enough for the heat.

The place has free wifi which was useful and is located in Negombo near Lewis place with a range of cafes and restaurants.

The only downside were the staff. They had to be asked a couple of times for things and would start taking to other staff during your conversation. They really didn't seem bothered. Not a big deal I know but having had excellent service throughout the trip this was really noticeable. No reason not to stay, just an observation.

If you fancy a truly Sri Lankan breakfast where the locals eat then I would suggest getting a rickshaw to a shack we went to for the first meal and last meal we had of the trip and probably one of the nicest. Located about a mile or so on the right hand side of the road next to 125 Sea Street which is just next to the Central Nursing Home and serves pancakes with a mild spicy stew with cocoanut sauce etc. it cost us 50p for 2 people. A good option over the standard western breakfast of tea and toast and well worth the trip. We got bored of toast and other Sri Lankan breakfasts were basically fried potatoe cakes so finding this place was just what we wanted.

Room Tip: The rooms at the rear Overlooking the courtyard are the best. Don't bother with the hotel breakf...

I was shown a room on the 2nd floor (top floor) which has a cosy shady balcony and a view of the beach and sea. The room looked rather nice under the dim light.
While unpacking, some discoveries were made. The furniture was rather run-down and some had broken bits. Mosquitoes buzzed and the mosquito net is bloodied dead mosquitoes mashed on it.
The floor is not clean.
The bathroom is not clean. There are moulds and stains. The ventilation louvres opened onto the common corridor and one may peep into the bathroom.
The room is not worthed $35 a night. Stayed 1 night and decided to shift to another hotel which offer lesser price with a bigger room.
On check-out, one of the staff asked if I would like to stay in the new room. I found the new rooms were offered to the white tourists but not to me (Asian tourist).

Room Tip: The new rooms are on the ground floor and has no views. The rooms are also small. Not recommended at...
