Clean, neat but for the same price you can find better places in the same area. The wood walls are really like paper walls And you here things you don't always want to. We loved the location though, close to all things you want to visit or go to in the city as well as bus, to take you for trips it of town.

Baan Bua homestay is a nice place to stay. The busstation and the night market are on walking distance. You can eat and have something to drink and they have a book exchange. Overall, it's a simple accommodation yet colorful, clean and the people working here are friendly.

If you want to visit the Golden Triangle. Don't book a tour, but just go to the busstation, jump in a mini van and this will drop you off at the Golden Triangle. It is very easy to do everything by yourself, no rush and..much cheaper!

A good budget choice for Chiang Rai. It's near the bus station, so very convenient if you're coming in by bus. The rooms are reasonably sized, not great, but you're not paying all that much either. It's in a quiet back street, off a quiet main street, so there's no problem with noice!

I arrived one week ago, and i stayed here one week in total. After visiting chiang rai earlier in 2011 and 2012 this is really a place to come back. It is located in a small alley behind chiang rai's city temple, so the place is very quiet and you don't hear the busy traffic noise on the big road. All rooms are big enough to stay in with 2 people, but especially the rooms downstairs are excellent, because these include tv and fridge, and the bathroom is next to the room but outside. Upstairs you still have your own private bathroom, but then separate from the bedroom.
Staff is very friendly: I travel always alone, and i am always looking for a nice talk, especially when i arrive in this place again. Staff is taking their time for you to inform you about the possibilities or just to have a little talk. They are also very helpful: if you need to go to new or old bus station or to the airport by car, they can arrange for you taxi or tuktuk from outside, and if you like, you can ask for the private taxi service, they nowadays have in this guesthouse. You also can choose from a program to do sight-seeing tours in or around chiang rai. It's all up to you, as long as you ask them what they can offer you and you know yourself what you want to do ;-)

Now the less good things: the menu is still very small, so if you want to have more than a very simple breakfast, you just go out for lunch or dinner (for example to "Nice Place", which is cheap and is just around the corner). The guesthouse has wooden floors, so sometimes at night it can be a bit noisy if drunk guests come back from going out. Though the guesthouse has only 10 rooms, this happens only sometimes. The guesthouse staff did put text on the stairs and wall with "please, walk gentle" but you know, not every guest takes care about that, especially when drunk ;-)
Not all rooms have tv or fridge or both. If you like to have, you just have to ask for that. They can offer this to you when the guesthouse is not too full, so then there is maybe still a room left with fridge and tv. Otherwise you have to book in advance. All rooms, 10 in total, have airconditioning. Another important thing is, that if you want to have your room cleaned, you have to ask the staff for that. They do not do this automatically every day which i think is good because the place gives you the feeling of a real homestay. At home i don't have 'my' staff to clean my room, i just clean it myself ;-) Only when i want them to clean my room, i just ask them and they will do for you.

Concluding everything: this place is still (not only in 2011 and 2012, but still in 2013) a good place to stay, very tidy and quiet, very sabai sabai, and every year again it's getting more green because of the growing plants and flowers in the nice garden...
Staff is very friendly and helpful, and if you are in for a good talk, they really care, whatever you need. It is not a big homestay with many rooms, but just a small place and every year i really like to come back here again, just because the place makes me sabai mak-ma! :-D

The only good thing I can say about this accommodation is that they responded to my e-mail enquiries very efficiently.
I stayed in a room upstairs where the bathroom is across the landing. I was aware of this before booking but only from a review of T/A. The walls of the room looked like they had been made from left over bits of wood - it was like sleeping in a shed! The room was small - 2 people would really struggle. There was no TV or fridge. You can hear everything from the adjoining rooms. The sheets and towels seemed clean, but the bathroom and the floors are not. The same bits of rubbish was on the floor when I left as when I had arrived, 3 days earlier.
The only conversation I had with the staff - after being asked to pay on arrival, was to be given a folder of tours that they offer. After I said I wasn't interested in any of them, there was no further communication.
I paid 600 baht a night and based on my experience, could not recommend this homestay.

Room Tip: In a different guest house.

Thanks to Trip Advisor, we pre-booked this place due to great comments. Our flght time was changed and 'Pond' the Baan Bua host went to the airport twice to find us. Such a welcoming couple 'Pond and Nack (Nessy)' are. So polite, friendly and eager to please us. Travelling with our 4 children was made easy with a room set up before we arrived and our own bathroom. 'Bee' their friend and travel guide was excellent. He took us on an amazing day tour of Chiang Rai, temples and mountain tribe village. He spoke very good english and was so polite and knowledgaeble about his home town. We leave here with lovely memories. THANK YOU BAAN BUA HOMESTAY!! We Highly recommend to anyone staying in Chiang Rai.

small room. Short hight roof. No window. Not really clean. Not helpfull owner. Not gopd wifi in room. Hair everywhere even in washed towels. Strong smell of dunk. Too floor wooden house, so if anybody walk or *** you will hear wood sound. Just two electric outlets for fridge and tv so if you need for charging your phone or camera you should unplug them. And they get all money at arrival. Altogheter with its quality is not cheep. Find another place
