We stayed at the Nilawan for 11 nights. The room we had was on the third story up several flights of stairs. If you have mobility problems look elsewhere (although they did carry our cases up for us).
The place is very clean but basic. As a couple we booked a family room and it was a wee bit cramped but you got used to it. The shower is a "wet shower". In other words you shower standing in a corner of the toilet and the water runs down a drain in the floor. This sounds bad but it was actually OK when you got used to it.
The beds and towels are changed on a daily basis and soap is supplied. The bed was enormous but a bit too hard for us. They have a free and fast Internet connection, which was appreciated. No breakfast is included but they have a small restaurant where you can eat. The food and drinks are very good and reasonably priced.
There is a decent, communal swimming ppol at the end of the Soi but no sun beds so it's notmuch good for anything other than a quick dip. One other small criticism was that my wife broke one of the glasses when it fell in the sink as she was washing it. When we were leaving they charged us 20 baht for this, which seems a bit petty.
All things considered this is good little guest house if that is what you are looking for, just don't expect hotel standards.
