Un-organized, renovating, water leaking, photo-shopped. Basicly a upmarket back-packers that should come with a warning for elderly people unable to climb stairs or for young families with babys/toddlers. Forget about the fitness room....go to the beach and find some rocks to lift! Ive stayed in worse but I knew what I getting at the time of booking. I only hope agents stop recomending this place to familys!
On the good side the pool was clean, never busy, only a short walk to beach,bars,clubs etc, an amazing food market right next door and lots of other great resturants nearby. You are far enough away from the noise for it not to bother you at night.

Room Tip: Second floor rooms appear to be in the best condition....although there is still water leaking from...

We really liked this hotel. We felt the value was great, the rooms clean, the staff friendly and far from the craziness but close enough to visit if you wanted. The breakfast was good too. It's about two/three blocks away from the beach. Pool is nice and clean. I would stay there again.

Booked this hotel, knowing it was a mid-priced hotel. Arrived late night from the airport. Awaken next morning with jackhammer pounding on our floor. NO, absolutely NO, RUNNING WATER. The entire hotel in construction. The General Manager, Prasert Muangma, explained that the travel agent should have told us. He said his company policy was not to refund payments. His sister hotels were all booked. We were to stay there or move on. We chose to loose our money's., hoping to get compensation from the agency. BUYER BEWARE, even fixed up, you may be disappointed! Check it out before you commit!

We had been room at the 3rd floor which had no lift. Very hard for both my parents which is over 60 years old. We pay for the extra beds but this is the first time I encounters the extra bed price not including breakfast. Extra bed 500bath and breakfast 170bath which is very basic. (Breads, cereal, and you choose between omelette, fried egg, bacon or sausage) which is overprice. The hotel is under construction. Because of the weather (heavy rain and flooding), we decided to stay all day long in the room, but this made us crazy with the sound of construction (knocking,sawing) just next to our room. Imagine hear it all day long from morning till not. Nightmare!!! At night, you can hear the busy of the street clearly and the street busy until 4am, we cant sleep well. So the 2nd day, we decide to move out because this is really bad stay with overpriced. Only the good thing is just next to Halal Seafood restaurant KESUMA. WiFi not working~! The AC you only can control only from 20-25C, under that temperature, it will not working.

Photos on the net looked great (10 years ago)

10 days booked. No Hot water 4 days, worse, no cold water 3 days.

Complained to reception, giggles, no care 'technician may be here tomorrow.

First room, 1 of 4 ceiling lights working, toilet won't flush. Balcony door can not be locked

Second room Same but did have 3 lights working and 4th fixed tomorrow ( you guessed it hehehe never happened)

I paid for Full breakfast for 2 each day, but were only offered basic every day until we talked to another guest who had the same problem and pulled them up on day 9. Ripped Off.

Basically, this is possibly the worst hotel (and we do normally chose a budget one) we have stayed in Asia. Stay Away.

one light out, promised replace next day. Hehehe silly me believed them.

I have stay 5 night in this hotel , it was very derty hotel there's rats and roches every where and the breakefast is limited they only serve an umlet and when it raine the water is fell down from the roof.. Very bad hotel

We stayed here for 3N4D. This is a budget hotel, so don't keep your expectations toooo high. But this is worth every penny spent, actually I would mind paying another couple of hundred bhatts for this place.

It's just walking distance from night-life and beach, both. It has an amazing sea-food restaurant setup right outside. It has a tattoo parlour, a motor bike rental shop, own spa at discounted rates and with couple massage options.

They have a tour desk who will not take you for a ride, very legitimate.

The rooms have three options... With bathtub, without and pool view We had the pool, so you just need to be careful that the curtains are drawn in case you are being cheeky in the room or it might be up on social networks.

Hotel is safe and very clean. Just make sure you keep everything with you, towel, slippers etc. I left my slippers at the pool and was hoping to get another one. At check-out, they charged me for the missing slippers :-))). Which was more funny than anything. I just hated it because if I had the slippers in my bag, I wouldn't mind paying, but leaving it on the property and then paying for it was a bit rough.

We never ate in the hotel so don't know. Breakfast was limited but fresh and good.

Should definitely stay if in Phuket and palnning for Patong beach.
