The pictures - and owners' write up - sell a dream that is sadly not reality.

Rustic is one word for it - tired is another - the owners have become blinkered to the fact that this villa is in desperate need of refurbishment - the furniture inside the house is falling apart.

Lovely views is the best one can say about it, but there it ends. The location is at the end of a stony beach (next to a shipyard) where all the flotsam drifts in so there are bottles and plastic bags permanently drifting around. Electrics in the pool caused pump issues and the facilities are just not up to scratch for a villa rental at the prices charged for peak season.

The cleaner was very helpful but we just had so many issues and were all so disappointed that we cut our losses (after no admission of responsibility by the owners) and left after 4 days and went somewhere else. The owners think this villa is good value - they are deluded - do yourself a favour and go somewhere else.

We were a large extended family spanning three generations aged from 4 to 60 and found Villa Julia a fantastic location for our two weeks end of October 2014 to 7 November 2014. The house was spacious with enough beds to sleep 15 and en suite facilities for each bedroom most welcomed. The rooms were simple but perfect for a holiday right on the beach - the front bedrooms overlook the immediate cove and out to sea, where wooden schooners collected daily, silently sailing into the harbour to rest for the winter. Everything was closing down in the nearby hamlet of Sogut as we arrived but that added to the wonderful tranquility of our 2 week stay. We had perfect transfers from the airport - no mean feat as we all arrived and left at different times. The transfer turned up always on time and the drivers were impeccably polite and helpful. Sali at the Captains Table was there to greet us and there to help in anyway we wanted and Galkan, providing a daily maid service, could not have been more discreet and careful, tidying up after us and endlessly providing clean towels and tablecloths. We thought she was fantastic.

We found the kitchen had everything we needed, tho a cafetiere would be helpful for avid coffee drinkers. We made it Turkish style instead of course. We cooked for a large party most days using fresh veg from the local market ( Monday) which was a steep 2km walk up the hill but resulting in a vibrant event. We bought calamari and local fish and anything we could not carry either Galkan or Sali or one of the other local shop owners would transport back on scooters. This included crates of beer or bottles of wine which were easy to find. The selection of spices at the market was great and we even made our own daily bread - tho there was a daily supply of fresh bread at any of the 2 or 3 local shops in Sogut itself.

The outside barbecue was not the best but we cooked on a barbecue on the beach with an open fire when we wanted too. Might be worth keeping a spare cal or gas supply as we ran out - no problem as we swapped with the outside barbecue but for some people this might have been a hassle.

We ate at the Captains Table but also used the boats and kayaks to row ( some of us swam) round the cove to nearby restaurant yildizi at Sogut Koyu, a tiny hamlet just 1.5km by water where the food was superb. On our last day we sat in glorious sunshine watching the sun begin to set at 3.30pm overlooking the best view ever before kayaking back to villa julia.

The table tennis table is battered and the top could do with replacing to make a game possible but in our view added to the charm of the villa - we snorkelled and played endless card games. And every day did an open water swim out into the bay. We also walked up into the mountains where we saw massive birds of prey and tortoises. The Villa also has lots of little bits of balcony where members of our party could gather for more intimate chats and snoozes. The village is sleepy but everyone we met was friendly and chatty if you wanted to be. We were enchanted by locals walking their goats every day at 7.30am along the beach and watched fishermen glide out to sea to get a daily catch. We tried fishing ourselves but were not massively successful.

Because we were out of season we did not organise any trips but understood that certainly before mid October we could have organised bigger boat trips. We were happy to adopt a slow pace and do very little each day. REally the rowing boat and kayaks were a great hit with the young adults and children, as well as us oldies.

Finally, the book supply ( in the villa) and amazingly stacked on the veranda - untouched but bleached by the weather - is extensive. We had a couple of days of rainy weather in early november but always very warm and were surprised just how hot it was most of the time. The sea was clear and still which made snorkelling great - and unless you were in for more than 45 minutes you did not need a wetsuit.

Penny and David you have created a fantastic place to live and for us to spend just a short vacation in. It was perfect in every way - friendly, homely, simple yet spacious and clean. We would recommend to anyone though actually not too many as it felt such a best kept secret of a place it would be a shame to have it teaming with people.

NB just up above in the hills a boutique hotel is in the process of being built but in our view would not take away from the tranquillity of the place - the terracing for the outside part of the hotel has been done to a very high standard and we imagined the clientele would mostly be those coming in on boats. We were told there would only be a handful of bedrooms available so not going to be a hugely commercialised addition to the area

I could write a proper travel brochure on this area as there is so much to say about it.
The villa is on the edge of the water with the sea lapping at your feet.The view is magnificent and the yachts sailing in and out daily adds to the changing landscape.
The villa stands alone at the end of the beach with 6 bedrooms and en suites with air conditioning. The villa is tired and needs a bit of TLC.The lounge is a bit like your granny's and the kitchen is sparse.The Tv was something of an antique and we did manage to get a DVD on one night without the help of our men who were completely floored by the TV controllers.It took female logic of wiggling the cable to make it come to life.
The cleaner was invaluable not only doing the daily tasks but helping with calling a doctor,rescuing a dog from the sea, gardening, moving tables, doing the washing.She didn't speak much english and our Turkish wasn't very good even with the phrase book...but she tried to speak to us and always had a smile and a story to tell...
Salih at the Captains table (which is the local restaurant) was fabulous, nothing was too much trouble.He runs the restaurant with his family (I have done a review) but has time to help you with any problems, organise trips,advice and was a great asset to the villa.
He took a friend to the doctors and then dropped him back and went looking for a pharmacy on a Sunday morning. Translating and paying for it all until our friends had got some cash. His restaurant is 5 minutes down the beach and we used it quite a lot.
The outside space is what makes this villa, the pool is one depth so no shallow end if you had children or non swimmers with you.
Enough sun beds for 12 people, plenty of tables to eat around.Table tennis table and 3 sofas around a coffee table and bookcase with lots of sun bleached paperbacks.
There is a gas grill/BBQ and another BBQ on the beach.So we only used the kitchen for breakfast and salads for lunch.It has a dishwasher and 2 large fridges and a chest freezer so plenty of room for the catch...
On the beach there are 2 canoes (although not very easy to get into and looked a bit weathered) Row boat with funny oars, but Salih lent us a kayak to use which was ideal...
The pontoon was used for early morning swimming, the sea is crystal clear.
We were picked up by boat on the pontoon and spent the day at a restaurant with its own pontoon and sun-beds . No charge for the travel, including a taxi for the non mariners with us.
The local shops will deliver your water,wine and any produce usually on a scooter before you have got back...they are so quick.
Our first impression of the villa was amazing but when we got inside we were a bit disappointed with the internal furnishing and a few problems with handles coming off bathrooms doors, shower curtains as some of the baths are very narrow,ants in the kitchen,not enough glasses in the kitchen for all of us,and some of the damp in the rooms.
BUT by the end of 10 days none of us wanted to leave.The tranquility of the place,the sunshine,the friendly local people, the help from Salih and Ghuljan ( cleaner )
The daily dramas from the fire in the field behind us,when we all made a line to the sea armed with saucepans and buckets to help some locals put the fire out.The pet rescue day in the sea with the doctors dog.The couple who popped in for coffee as they liked the look of the place, to the stray dog that adopted us just for the day.The wind every afternoon that kept us cool and whipped up the tan.The fresh fish,the boats and the schooners.The people and the charm of the village all added to a fabulous time and our early concerns about the villa were all forgotten as we all fell under the spell of this unspoilt area of Turkey.
We would love to come back ....

PRO's

Communication from owner made the booking very easy.

Villa on the beach - fantastic - can't get any better than waking up and looking out to sea!

The bay is picturesque. The sea is very warm. And it was lovely watching the cruisers come in to dock.

The grand-children loved the jetty, and our 8 year grandson was so excited when he caught his first fish :-)

The Captain's Table restaurant 200 meters away was excellent. His food was fantastic and his helpfulness second to none - the holiday would not have been the same without him.

CON's
The transfer to/from the villa (with Mustafa's minivan) was horrendous. He drove like an idiot through the dangerous mountaineous roads and had my daughter in tears as she feared for the life of her and her children. Penny please explain to him that us Brit's aren't used to this type of travel - ask him to just slow down and not overtake on blind corners.

The middle front top bedroom smelled very mouldy - we could not use it and had to put the 3 grand-children in with their parents on the floor.

On the second day the plumbing in the bottom right bedroom gave up! The bath did not empty and dirty water came up through the floor. Although maintenance men were despatched the next day they did not fix the problem, hence we could then not use that bedroom for the remainder of the two weeks. We kept telling the maid it wasn't fixed, but she didn't seem to understand. However Penny did apologise profusely, but this didn't really help during our stay.

During our second week the pool became very murky/green. The owner/maid did ask if we wanted her to empty and clean it (which would have taken 24 hours), but luckily we just left the pump on all night and it cleared itself. Would recommend not turning the pump off at any time (although you are asked to turn it off every time you're not using the pool).

The rowing boat had oars made of planks of 4 x 2 and hence really heavy, so the girls and children in our group were unable to row the boat for more than a couple of minutes as it was too exhausting. Please invest in some proper, lightweight oars.

One of the canoe's has a whole it in, so you couldn't take this one out for long as it just filled up with water and became quite unstable.

And something really petty - the potatoe peeler just doesn't peel potatoes! Please buy a new one.

But having said all this, the villa (although quite tired - especially the kitchen) was ample for our family of 9. The bedrooms all had air-conditioning and ensuite bath/shower room and the beds extremely comfortable.

The two main restaurants within walking distance were lovely, and the nearest village (20 minutes drive) was pleasant. There is another small/dingy-looking restaurant between the villa and Captain's Table, and the lunch-time pizza's from there were very nice, although we didn't try eating there in the evenings, as it wasn't very inviting to look at.

Marmaris (over an hour's mountaineous drive away) is not too nice - lined with shop after shop all selling the same stuff, and restaurant owners hassling you to come in.

On the whole the villa really could do with updating. Although a kitchen fitter did come out 3 times to measure up, he just measured the same cabinet each day, so it's probably going to take a while to complete this re-fitted :-)

All in all I enjoyed the holiday - it was extremely relaxing, however my husband and son-in--law did get very bored. We hired a car for two weeks but there really is nothing around the area to drive to and explore, apart from rocky mountain after rocky mountain.

So if you want a holiday to just totally relax it's nice, but if you're looking to do anything else, then it's possibly a little too remote.

Since this review was written, the kitchen has been renewed (including the potato peeler), the other plumbing issues addressed, the canoe repaired (sadly they get roughly treated by guests and then have to go for repair), and we have new dinghy oars.

Our usual transfer driver, Mustafa, was very upset by the comments regarding the transfer.....unfortunately he had not been able to drive on this occasion and he had used another licensed driver.... Mustafa is a very good driver who is praised by all who use him.

My friends and I stayed in Villa Julia. We had a truly fabulously relaxing time with loads of swimming, casual wonders around the village and fabulous views! Idyllic holiday! I would recommend the villa to groups of friends and or family but only those NOT after nightlife. You have to make your own fun. But with the ping pong table, cards, books, the sea and the pool that isn't hard.

Would totally agree with all of this but we would hasten to add that within a short stroll there are excellent family-run restaurants with romantic tables by the sea and a variety of great Turkish cuisine including fresh local fish.

“Beautiful spot, but really overprized”

Villa Julia is a beautiful house on a perfect location. The staff and people in the village were very kind and helpful. We had a very nice stay, but were frustrated by the price/quality ratio, because of the following defects:
1. There sewer produced a horrible smell around the house and in one of the rooms.
2. The kitchen was very outdated. The dishwasher did not work well, the toaster went on fire, the utensils were old and incomplete.
3. One of the airconditionings did not work and repairing took the rest of our holiday.
4. One morning the swimming pool was emtpy.
5. The sofas to sit on outside were old and dirty.
6. In the morning we had to clean the garbage that was washed on the beach.

If you charge a high price, you need to provide good quality.

The Villa is really unique and we have happy repeat guests. The prices per week are not expensive compared to other Villas situated directly on the sea, on the contrary, we have a quiet location with a sandy beach, private jetty, exceptional views, etc., etc., in an area of outstanding beauty.

With regard to individual comments:

1) We have a biological jet airation waste water processing system to avoid any pollution on land or in the sea, and we have never had comments like this before.
2) The dishwasher has since been serviced and a new pump installed. Toast must have burnt in the toaster.. it is still working and has not been replaced. The kitchen is quite adequate, but we are planning on upgrading it for 2014.
3) All 7 air-conditioning units in the house had an annual service earlier in the summer by the official service engineers. During, or just before this client's holiday, the fan unit in one started making a lot of noise so the engineers returned and ordered a new part but it took time to arrive and then they came and fitted it.
4) The swimming pool is a seawater pool that has filtered sea water circulating through it with no chemicals. The pool is emptied every few weeks to scrub it and this us usually done at the end of a rental. There had been a storm and a lot of sand, leaves, flower petals, etc., had blown into it. The maintenance man had come down in the night and decided to empty the pool as the quickest way to clean it properly and to cause minimum inconvenience to the guests. He did not give prior notice to the cleaner or the guests who were surprised to find it empty in the morning, but it was cleaned and refilled that same morning.
5) The 3 sofas outside are covered with blankets that are cleaned regularly. The sofas take a lot of use, particulary in the high season when children jump and bounce on them. They will be replaced again for summer 2014.
6) We are sorry if the guests were cleaning the beach, this is one of the first jobs that is supposed to be done by the cleaner on arrival early in the morning, it is very important to us..... it should be cleaned regularly and we take pride in the beach. The cleaner usually has high praise from our guests, but she was not feeling well that week and hence had not cleaned the beach as well as usual.

Our feedback is usually excellent and we have happy repeat guests. We believe that we offer excellent value for money for such a very special and unique place.
