We booked this hotel after decent review on Agoda. Upon being dropped off in our taxi we were surprised to even see the place was opened. It looked abandoned and run down. At reception they had not evidence of our reservation. Our room was dirty and very very run down. The air conditioner did not have batteries, phone didn't work, dead cockroaches in the bathroom, bathroom door wouldn't stay shut and we had to block it with the garbage can. The room was dirty and they neglected to clean after one night. Our friends walked in looked around and then left to find another hotel room. We had already paid so felt the need to stay. The grounds are not unkept and the entire place has a squatter feel to it. I do not recommend this hotel. One plus was th girl T the desk was friendly and doing her best.

We had reserved this ahead of time and were shocked. The place was strangely deserted and massive. It was creepy and dark.

Our "garden view" room opened onto dirty unkempt terrain including a view of a collapsed cabana. It was almost beyond imagining. We spent the next two hours looking for a different place to stay. So glad we did. There are beautiful clean places in Hoi An (with pools) that cost only dollars more. I reviewed two of them.

Pros: location (near historic town but the not nice end), size of rooms and bathrooms, kind staff.
Cons: everything else including bugs.

We stayed here four nights in May, and for us it was excellent. But forget
the theme-park they are supposed to have - it's long gone. As is most of
the clientèle... The lobby/shop/reception is pretty run-down, as are the
gardens, but the rooms are very spacious and neat, with air co and a large
balcony on which to enjoy your breakfast, which can be brought to your
room. The balcony faces the river, through the palm trees you can see and
hear the fish market. The ladies at the reception are very, very nice and
helpful. We thought it very good value for our money.

Although this hotel is well located and has nicely designed rooms, it seems to have fallen on hard times. The lush green gardens pictured in ads have dried up and the predominant colors are brown and grey. Apparently a renovation is in progress which meant that noisy and smoky weed trimming machines and equally noisy workers shattered any peach and quiet that I expected to enjoy. Work began at 7:00 AM and continued to 4:30 PM. In addition, one of Vietnam's famous early morning propaganda loudspeakers is located very nearby so expect to be woken up at 5:00-5:30 with martial music and exhortations to follow the example of Uncle Ho screamed into your room. The two desk staff were friendly and helpful but since they alternate 18 hour shifts, were often sleeping or nearly so. The included breakfast was adequate but unimaginative e.g. a "cheese omelet" consisted of a plain omelet with a slice of processed cheese draped over the top. Meals other than breakfast must be taken in town as there is no restaurant. Wifi and cable did managed to function properly.
This was probably a good hotel in the past and may very well be acceptable again in the future. However, I suggest giving it a miss until renovations have been completed. For a few dollars more, book the Pho Hoi Riverside Resort directly across the street and enjoy a much better standard with a riverside cafe, restaurant and pool.

Look at the other reviews here and you’ll find that most people are OK with this place and a few hate it. I found it excellent and excellent value. If you like peace and quiet, you probably will be too. Set on the riverbank of Cam Nam Island, rooms are not 54sqm, as advertised, but they are large and each has a peaceful veranda or balcony facing the wilderness-style garden, full of birds and butterflies, stretching down to the river. The rooms are decently furnished, with comfortable beds, though some of the bamboo stuff is getting a bit rickety. Everything (aircon, hot water, shower, etc.) works pretty well.

The great beauty of this place is its comparative tranquillity in this noisy country. And yet the location is perfect. 100m away across the bridge is the main market, adjacent to the Old Town historic area, but Vietnam Village feels a world away from the milling crowds of tourists and endless queues of intrusive touts.

Breakfast is pre-ordered and served in the room if you prefer. The village noodle (really cao lau) is tasty with quail eggs and prawns, the omelettes arrive hot and taste fine. Bland overpriced tourist restaurants are lined up just across the bridge and the island itself has a couple of nice places to eat. One is 100 metres along the riverbank from the hotel ‘back entrance’. For another with some of the best food in town, turn right out of the hotel main entrance, cross the island (only 400m) until the road turns sharp left and go a few metres right down a lane to another waterside place (huge menu in Vietnamese only).

The people who hate this hotel seem to be those who want everything shiny and new. There’s not much new or shiny here and it’s seen smarter days, but if you don’t mind a little rickety charm, it’s a great choice and a greater bargain. Others have mentioned the mosquitoes in this semi-rural setting and if you fling doors and windows wide, they will accept your invitation to dine. It’s not that bad though – nets are provided, but I never had to use them. The 'musty' smell some report is because they spray for mosquitoes before each guest moves in - it vanishes after a couple of hours.

Firstly the river view room we booked and confirmed by email was not available. Each morning we were woken between 6.30am and 7.00am by loud noises coming from the buildings next door. The WiFi broke during our stay and was not repaired, washing was returned damp and smelling musty and after we found a mouse in the room we gave up and simply moved hotels.

Nice setting across the bridge from the market. Lush grounds with a lot of banana plants, palms and bamboo. A short walk to the old town. Big rooms with patios. WiFi and cable tv. The shower could use better pressure but it was adequate. Breakfast was okay.
