With kids everything is a little bit more shifty but the hotel is quite clean and "user friendly". The staff was helpful and the restaurant was ok but on the seriously slow side... especially for a north European who is accustomed to getting what you want when you want it and not 15 minutes later. The pool area is ok but not very special... oh, and the corridors and therefore rooms were full of mossies, so bring some repellent!

We stayed three nights at Protea Hotel in Livingstone. The hotel is a bit outside the town, but close to good Restaurants. The garden with bar, restaurant and pool is nice. The rooms are small (don't know why there have two doublebeds in this small rooms), have no balconies and no style. The service was nice and friendly, lunch and breakfast were good as well.

We stayed in this hotel at the end of a week holidaying in Zambia and were very pleased we had found such a nice hotel. We found the rooms very comfortable, the staff exceptionally helpful, courteous & friendly and the foyer /dining room etc layout very pleasant, with pools, plants, and open plan setting. The breakfast was excellent, and dinner was very good too. It was a perfect place to return to after a busy day exploring the most amazing sight of Victoria Falls -definitely one of the wonders of the natural world. One of the high points was the staff -both at the reception and in the restaurant. They could not have been more helpful.

The garden plays a special role in this hotel in Livingstone, as it is located between the reception/ common areas and the rooms. There are nice fountains and water pools, plants and flowers, chirping birds and pots to offer a pleasant wake up to guests.
Excellent breakfast, wide variety of tasty food.
Too bad that the rooms are featureless, very business like and you could be anywhere in the world.
Location: half way between the Falls and downtown, more or less.

I went on a business trip and stayed at this hotel. My experience there was not exceptional, but it was adequate. They have great food, and the staff are very formal, professional and courteous too. The rooms are very neat and spacious with everything a traveling businessman or woman needs while on the road. Lastly, the hotel is a five minute walk from two major shopping malls. I had a peaceful time there!

I was on a business trip to Livingstone in Zambia, hence the accommodation was pre-ordained. There is nothing really wrong with the Protea, although it's set in a pretty uninspiring part of town. The rooms were OK without being exceptional, breakfast was pretty ordinary, and the staff went pretty much unnoticed. Of course, the real reason anyone is in Livingstone is to visit Victoria Falls which is every bit the natural wonder that it is touted to be. The Protea is neither here nor there location-wise -- a 10 minute drive away from the Falls, and too far away from town to walk, necessitating a negotiation with a taxi driver (they were OK), and messing around with currencies (you don't want to deal in Zambian 'kwacha' unless you really have to). If I was returning to the Falls, and I would very much like to, I think that Livingstone is quite a charismatic little town; however, I think I would choose one of the rather nice looking guest houses I found on the internet rather than a pretty ordinary South African hotel chain. If money is no object, stay at the Sun which is literally on the edge of Victoria Falls, saving you time and the park entrance fees are included in the room tariff.

We stayed for two nights and got a standard room.

Rooms were very nice and spacious with an excellent bathroom. Grounds of the hotel were very pleasant. We did not eat at the hotel.

Bloke at the Activity Centre was very helpful and sorted all of our bookings for us very quickly and efficiently.

Front desk staff were rude and uninterested. My girlfriend asked them two or three times if she could have some used stamps to take back for her nephew (which would have been little effort and no cost) and the front desk staff ignored her. We were generally made to feel as if we were a bit of an inconvenience to them.

Room was cleaned but no towels or mugs were left for us, so we had to go and ask for these.

Location of the hotel is at the end of the town and there are local amenities and restaurants within walking distance. The Indian restaurant (Golden Leaf) is a short walk away and is very good. Return taxi to Victoria Falls is about £15.

Hotel is expensive for somewhere that doesn't really go above and beyond what you'd expect. Free WiFi constantly timed out and you will need to log in umpteen times.

There was nothing particularly wrong with it, but we would stay elsewhere if in Livingstone again.

We are extremely concerned about your feedback regarding the Front Office STAFF being rude to you and your girlfriend and about there being no towels or mugs in your room. Please accept our sincere apologies for the inconvenience and disappointment you experienced as a result of this. Your feedback certainly does not reflect the high standard of service that we at Protea Hotel Livingstone are usually proud to offer. Please be assured that your comments have been addressed in detail with the relevant management and STAFF and corrective action has been taken to ensure our GUESTS are not inconvenienced in this way again.
