A very modern, no nonsense place, short walk from the train station, where the express from Akihabara comes in. Nice size rooms compared to Tokyo, good internet. Breakfast was in a very Japanese place, so if you're excited at the prospect of Miso soup, Nattō, and raw egg for breakfast, you will be very well served. Western breakfast choices were there, but a little spartan.

The best part of the Hotel: its location. It is located 3-4 minutes walk from the Tsukuba Centre-Railway Station-Bus Stop. In case one is interested in shopping or dining, there are a couple of malls just next to the Hotel. Starbucks, KFC, and a dozen odd eating joints are all in the vicinity. Rooms are clean and pretty decent in size with all amenities- fridge, television, AC, iron machine, electronic kettle. However there is only 1 English channel on TV- CNN. One could get movies on demand for 1 day for 1000 Yen. Wi-fi was excellent and one could also alternatively use LAN cable. The Hotel staff were courteous and polite. Communicating in English could however be still tough.

Room Tip: There are vending machines on 3rd, 6th, and 9th floor. You would be spared extra walking if you get...

Clean, fairly new hotel with a great location next to the bus/train terminal (it's quiet). Rooms are small by US standards but probably typical for a Japanese hotel. Bathroom is a small modular cube. Always seems to be someone who can speak English at the front desk. Internet connection (free) was very good, easy to connect, high data rates. Hotel is adjacent to shopping center, which has a Starbucks, food court, supermarket, and department stores. I'd put it equivalent to a Marriott Courtyard or Garden Inn.

You can take the Keisei Bus from Narita to the bus terminal for about $25 and it will drop you off about a block from the hotel. Hotel is behind the Q'T dept store.

Excellent quality/price ratio. The hotel is "automatic". You pay first, get a card, an then all the services are there, at a glance. Close to the mini center of the "City of Science", close to all the main services and just in front of the sweet park. I arrived again after two years again with nostalgic soul. Nowadays Japanese are trying to forget what they have just passed through in the recent times with the tsunami. Tsukuba felt the earthquake with magnitude R6. Nothing happened to its modern structures. One of the characteristics here is the futuristic architecture, but a sweet and warm lifestyle. Beautiful.

Stayed here during a business tour to Tsukuba. The hotel is located right opposide the tsukuba Centre. The check out time is a bit late in the afternoon, however, the waiting lounge is nice. The hotel is very neat and clean, and provides a comfortable stay. they have a french cafe right next to the hotel, and even the supermarket is not far from the side gate. they provide Japanese buffet breakfast ( paid).

I stayed for business, very convenient location to Tsukuba Express station. Room was small but new and functional. Only Japanese style breakfast buffet in a restaurant on the 2nd floor. I would stay again.

I have stayed at the Daiwa Roynet twice. The first time my room was extremely small as is the norm in Japan. Last time, I was lucky enough to be upgraded to a larger room. The bed is comfortable, the room is clean and the internet connection is fairly strong. There is a fridge in the room with a tea kettle and some green tea. No black tea or creamer. Both times the hotel was extremely quiet so I was able to sleep with no problem. There is a small closet and a small chest of drawers. The bathroom is small but very clean. Slippers and a light robe are available in the room. The TV stations are all in Japanese so the room functions only as a place to sleep, shower, read or work.

Just minutes away is a mall that has Starbucks (they open at 7 am) unless you want a Japanese breakfast which may be included in your room rate. The Brasserie downstairs serves good food (French food in Japan??) although you have to pay extra if you want bread with your meal. The train station is a short walk - take the A5 exit from the station and you will come out near the QT store. Go around the corner to your left (as you face the street) and the hotel will be about a block down. The "Brasserie 2 plats" is right in front of the hotel entrance (it is not well marked and easy to miss).
Overall, a good safe, clean and comfortable hotel with good access to transportation.

The service at the Daiwa Roynet is very good. The staff speaks English and are quite attentive.
