“Very disappointing accommodation”

If someone describes this hotel as "excellent" or "good" than that person has either never stayed in a decent hotel or the review is fake. New Matsumi is everything but not excellent. The hotel was probably built and last decorated and furnished in the 70s. I doubt that it has been updated ever since. The whole atmosphere is depressing, inside and around the hotel. The place is very tired and I doubt that it would please even a Japanese traveller, not to mention an European or North American. The only positive thing about this place is that the rooms are relatively spacious and the staff tries to make them clean. And not only the hotel is depressing but the surrounding area, too. It is situated among concrete blocks and although it has "sea view" you look at an ugly dyke out of your window. My advice is: Check this place out on Google Streetview and also look through the photos on Tripadvisor before you make your booking.

Stayed here for 2 nights, and booked this hotel as it looked nice on their web-site and got good reviews on Tripadvisor.
However, once we were shown to our room, we were disappointed as the decor looked tired and dated. However, on a plus side, the room is large.
Other reviews mentioned the 'Fantastic' sea views, and our room did have a view of the sea, but we found it bland (nothing to write home about).

One thing I didn't like about the room was the bathroom arrangement. If you want a shower, there was no wall-attachment in which to fix the shower-head when you are standing up in the bath, so you have to hold it with one hand and soap/wash with the other.
Also, there was no curtain for the outside-window, so you have no privacy, which felt odd to me. Also, the wash-hand sink was in the main-bedroom rather than in the bathroom, so you end up shaving in your bedroom.

There is an open-air onsen on the top floor, though I found the water very hot. Also, it is very-small, but luckily when I went to use it, I was the only one there, but if there were others, it could get a bit too cosy !!.

The hotel itself is fairly central, and the staff were very friendly, and they helped us with booking a ferry from Beppu to Yawatahama.
If I was staying in Beppu again, I'm not sure if I would rush back here.

We stayed here for 2 nights and picked this hotel for the rooftop onsen with the seaview. Our room was on the third floor and the furnishing is very dated though kept clean. There is a massage chair and an arm chair in the room facing the sea to relax in. We have booked the room with the breakfast and dinner package, the dinner quantity is huge, quality of the dinner is just average as compared to food at other ryokan we have stayed in. Breakfast was traditional Japanese fare which was very nice, and you have the nice seaview while having breakfast. Overall, service is good and attentive. A couple of the staff can speak English. The highlight of the hotel is the onsen on the 6th ( outdoor) and 7th floor (indoor). Both are separate gender onsen with great sea view, especially nice for morning sunrise. The bathing and changing facilities attached to the onsens are clean and comfortable. We enjoyed our morning and late evening soaks at the onsens very much.

The New Matsumi is right on the edge of the sea so you look down on the ocean and all the sea traffic that goes by. In between the hotel and the waters edge is a construction site with a moat and sea wall so there is construction noise. It wasn't bad though and we opted to have the windows open day and night to get the sea breeze rather than put up with the old outdated, noisey air con.
Our initial impression of this room was to get out of it! The table and chair was all faded peeling varnish. Just one comfortable chair to sit with a drink and look out over the ocean. The other chair is a massive instalment of a massage chair.
The stools and little tubs you use to wash before the onsen are plastic, made to look like the traditional bamboo we have seen everywhere else, but faded grotty plastic.
Even the pillar next to my futon is plastic lookalike wood
Our room has the ablutions basin in the living quarters..
This is a very good location. Less than 10 minutes walk to the station. Fabulous waters edge view.
We had the Kaiseke evening meal which was good.
I would opt for a more expensive room next time to have the bathing facilities separate from the living room and a little more space.
Overall the hotel is OK. Just nothing charming or special about it. Which on reflection would sum up Beppu

Large room, clean, sea view, onsen, amazing breakfast (completely different each day!), good location (close to railway station, bus terminal and restaurants.) As with other ryokans, only the most expensive deals can be booked from the western booking sites. If you book through their homepage, much more deals and packages are available at very good prices (however, it takes a lot of time to book that way, since everything is in japanese.)

we booked 1 stay with breakfast and dinner inside room.
and there is a round bath tube in the room too.
the nice is perfect which u cannot say anything bad at all.
the room is very very big,,
the dinner lady is excellent serving us a lot of food.
and the other lady help us with our 'bed' on the floor.
the next day breakfast is very full too..
will stay there again for next time for sure..

Room was huge, size of a big apartment! Right next to Beppu tower and only 10 min walk from the train station. Own bathroom, toilet, lounge room. But the Onsen ( hot spring ) is a must. It over looks the bay of Beppu! Views are amazing! especially at sun down. Service was amazing. 4 lovely Japanese ladies took all our bags and insisted on taking them to the room. No tip expected. Price is good, especially if travelling with 2 or more people. Bedding is Japanese Futon but worth the experience. However only downfall is the pillows. Rock hard Japanese pillows. Huge Japanese style breakfast included.
