This was one of the good locations I have come across in Malaysia and the beach resort was made really well. Spacious rooms and bathrooms made it a great time during my stay there. However, the only thing that needs to be reviewed by management is that maintenance needs an uplift as the property is aging now.

Stay 2 nights, first night was terrible, got to switch 2 rooms - the other 2 before air conditioning is not working. they seems to have centralized air conditioning but not using/working. So they got split unit instead, but most of it in not working!

Beach full with sandflies! WiFi is terrible slow!

The house pub located downstairs, ordered a Long Island for my Wife, but it tastes so bad that we couldn't continue to drink it. a beer is so much better, the pub need to hire a new bar tender! Not sure have the bartender taste a long island before!

Seafood buffet, quality is so so with not much choices, the seafood grill is pretty slow and most of time after late, all hotel staff gather around and start helping themselves at buffet counter. Not a good scene for guest like us.

Pool is great but need better maintenance. breakfast is too limited! nothing to eat at all!

Location is situated further from town, it will take some driving time to reach here. don't expect to have restaurant nearby. so if you dont have transport hotel food is the only choice.

Room Tip: request for higher floor to avoid noise.

When you think of Sabah, Malaysia you can only imagine things that is being broadcast from the news about land dispute, but this is nothing compared to Labuan in Sabah, Malaysia. If you are looking for a place were you could just relax and enjoy the scenery of the beach then this place is for you. It is about 15-20 mins from the city of Labuan, a bit far but the resort offers a free shuttle if you are planning to buy some souvenirs or personal stuff. They also have a spa which offers budget-friendly massages which I truly enjoy. The beach is frequented by jelly fish and sting rays so I didn't much enjoy my swim at the beach but there is a pool which can be an alternative. I had a King Deluxe bedroom which i found very spacious and clean but sometimes you can hear some rats in the ceiling running around. The room offers a balcony where you could either read your books or just enjoy the view of the beach. Overall it was a good place to relax and to meditate.

Room Tip: Ask for a room facing the beach

The room we had was nice and looked clean and the hotel is a good medium range resort hotel. The service like in so many places non-KL Malaysia is unattentive, slow, inexact and not very friendly and in some cases clearly unwillingly, except for the lady at the reception, who sorts out problems if coming up.
Remember that the location is out of town and Labuan has nothing interesting to offer for a tourist.
The bad rating is due to the fact that at night I was repeatedly woken up by the a rat or rats running in our room and jumping on the table and chewing the packs and eating the milk powder provided for the coffee. seeing and chasing the rat several times at night so close and higher up from the level where you lie means no sleep for the night - I only told my wife in the morning.
we were given a different room next day without discussion.
We noticed before that the coffee and the creamer were kept in the refridgerator - which we found strange initially - but ultimately seems to prove that the management knows about the rats in the rooms. and the rat apparently about the creamer packs.
Another issue worth mentioning is that the complementary bus service to town was supposed to to drop us of one evening at a famous chinese fish restaurant on the way to town. The hotel driver brought us instead to a very simple unclean Malay halal place with bad food/no drinks/no canned softdrinks or water and no way for individual return to the hotel. needless to say that we overpaid for the very bad food. the communication before and during the way was so clear that any misunderstanding is out of question. It is apparent that the official hotel ! driver receives money from the restaurant to provide customers to the restaurant this way.

location, reception, service, anything was not good,

but for the worst thing was the room condition,'

it was very bad.

I couldnt even took a picture cuz it's too disgusting.

the pan seem like havent been cleaned up for over yrs..

all the moles, and dead bugs..

plus cockroach comes out everywhere.

I'm not saying small 1,2 cockroaches.

I'm saying 8,9 huge cockroaches...

and spider webs on the conner of the bed and under the chair, in the shower,

can't believe why they just leave'em like these room like that..

for the last, the young girl who on reception on day time.

she gotta learn what's manner.

even if i'm not a customer, you shouldn't treat a person like that.
