On a recent weekend excursion to the city of Kota Kinabalu, in Sabah, Malaysia, I booked two nights at Imperial Boutec Hotel located right smack in the city centre. The rates were hard to pass up given the location and the reviews so hey, I gave it a go.

First up, Imperial Boutec Hotel is a mouthful and it's oddly located on the 7th floor of a shopping mall, Warisan Square to be exact.Additionally, it's just across from the famous waterfront where the Filipino Market is and beside Le Meridien. Being there is really convenient as it's quick access to the airport, to the shops, and to the city.

The thing though, Warisan Square is essentially 3 interconnected buildings and within it, there are 2-3 other hotels. Imperial Boutec doesn't really make it that easy to find. FYI, it's located on the only building (the middle one) which has 7 floors. Parking is available on the few floors just below the hotel, accessible via the same lift.

On arrival at the hotel (after getting briefly disoriented in the mall), you come to an odd lobby. It reminded me of an office for one of those multi-level marketing outfits - tries too hard, directionless, and plain unsettling. But small matter since I wasn't planning to spend time in the lobby (though free WiFi is only available here). The service though is deplorable. No smiles, no welcome, nothing... the whole process felt like going to a bank 5 years ago. Come on people, you can do so much better.

Now, remember the hotel is on the 7th floor. I was then given a room number beginning with 6. So naturally, I started to look for an escalator or lift to go down a floor (she pointed me away from the elevators in which I came up in). After not finding any, only then did the totally unhelpful receptionist said that ALL rooms are on the floor but numbered differently based on no apparent system that was clear to me. If you imagine a broad empty space and then start arranging the rooms in parallel lines but leaving a gap between them (picture below), you can imagine the layout of the hotel. I guess the only reason for the gap is to justify having windows but really, will you leave your window open so that other hotel occupants can come up and look at what you're doing?

In any case, the most important element is the room and in that area, thankfully, the hotel delivers (relative to price of course). The rooms are not too small, comfortable, and clean. Plus there are some nice fringe pluses, not all needed. The things I liked are the bed and pillows, lighting, safety deposit box (though mine wasn't working) and bathroom layout. The things I don't are the space hogging chaise lounge, the shower apparatus, and snowy TV reception. So overall, am happy with the room. There are some finishing annoyances like floors that aren't well locked, airconditioner that drips, and low water pressure but for a short stay, it's not a deal breaker.

Standard things you expect from a hotel and from a 'budget' hotel, well, it's nice to have. Too bad in-room Internet is LAN only, but it is complimentary. If you get a room that's close to the lobby, you might be able to access the free WiFi.
TV channels are decent but reception is snowy.

The shower apparatus (whatever this is called) is quite a monstrosity. It's plasticky (read cheap) and took me awhile to figure out how to operate it. Really, would it be that hard to place a sign? Water pressure is a bit low though and shower head mount is way too low.


PLUS:

Great location though the Warisan Square mall has seen better days.
Rooms are nicely furnished and comfortable.
The room rates are very competitive.


MINUS:

No free WiFi in the rooms.
Poor customer service.
Water pressure is a bit low.

its really a nice interior budget hotel.
yet, d facilities in the room are not that good....
me & 2 of my colleagues stayed in a room. my bed was an extra bed...a very dirty extra bed...
luckily, end up the hotel had another bed to change for me.
another thing bad was the shower room. the water sometimes has sometimes dun has,

It was my second time staying in this hotel and I personally think it's really worth staying. The hotel is located on 7th floor of the Warisan Square building thus you must take the lift in order to go to the lobby. There was no fridge in the room but hair dryer, safety box were available and even internet connection through lan cable; wi-fi however was very weak. One thing I dislike bout the hotel is that their shower heater is not user friendly. It took us long time to figure how to turn it on and we ended up asking help from the staff to show us how to on it. And the heater produced loud noise each time when we use it. Other than this, we had pleasant stay with this hotel :)

Don't be put off by the odd entrance - through a run-down shopping mall. The rooms are very nice. When I realised that most rooms do not have any real windows - i.e. opening up to the inside, I upgraded to a seaview room. These are actually very, very nice - with great views and fine facilities. Maybe a bit over-specced - who needs a jacuzzi-shower in a budget-end hotel. Cleanliness is fine - but the rooms seem a bit worn, so could do with a lick of paint. Starbucks downstairs, and the sea promenade right across the street makes it a good choice for a few days stay in the city overall.

We stayed there for a day.The TV was okay.Service was a bit disappointing,though,cause when we asked the manager to send someone to fix the leaking air-conditioner,it took them like,10-15 minutes to get to our room and they can't even fix it.So it (the leaking air-conditioner) ended up leaking and we had to use our towels to get rid of the water on the next day.But,the receptionists were very friendly.Overall,okay hotel.

I was in KK on a personal trip back in July and picked this "hotel" because of the reasonable reviews that it had been getting on this site. I must admit that nothing i read could have prepared me for what i was about to experience.

Cost: No doubt about it, it was cheap but read on for a reason on why that is.

Space: There is none. There is a double bed and a chair along with a dressing table. There was a massive pillar bang in the middle of the room that made moving luggage in and out a big problem. Once you have maneuvered the treacherous track that is the room, you will be hard pressed to find some space to open your suitcase.

Interior: Low ceilings. Bright coloured walls mainly but chipped paint in many areas probably due to the lack of space in the room and damage from moving luggage. Dirty furniture. The single-person sofa in the room was the same colour as the walls and was disgusting. I did not sit on this the entire stay. Equipped with a very small LCD but considering the distance to your face, this is not a problem. By the way, there is one window in the room and it looks out into the main corridor!

Toilet/Shower: VERY BAD! You probably need a degree in engineering to figure out how to use the shower that i eventually had to call reception to figure out. Once it works, it dribbles down your head and the temperature is bad. Toilet was blocked after a day and wouldn't flush. Made 3 calls to reception all of which resulted in a reply that they were on their way. I left the hotel at that stage and returned 6 hours later to see that the toilet had not been fixed. Reception staff were not helpful and literally did not own up to it being their problem. They were not even going to do anything about it until i made a fuss. They very reluctantly changed my room and they said nothing else. No apology was offered at any stage by any of the staff including the duty manager.

Hotel surroundings: Not bad during the day as there are shopping centres around but beware that at night, the ground floor of the building is very poorly lit and security is virtually non-existent.

Conclusion: Do not stay here!!

I stayed in this hotel for 5 days 4 nites with mu husband. This hotel is just in the mid of the city and connected to warisan centre. it was very convenient to shop in warisan. The filipino market was just across the road.

The hotel was less than 10 minutes from jesselton point. All in all it is a good place to stay

The price for the room was very reasonable for the service offered. We stayed in a very comfortable AC suite . The rooms are not very spacious but clean and well maintained. Staff are courteous and helpful.

Room Tip: Rooms facing filipina market and beach would be good
