The hotel has a great location BUT if you want a nice hotel with pleasant surroundings, don't stay here. My room had ants in it which the hotel staff were blase about but offered me a different room to stay in. The room did have a sea view though which was lovely. The staff are nice once you speak to them, but they're not very friendly and could do with some customer service training. There is free wifi though and proximity to the coffee shops is good for local breakfast which is great. It's a hotel from which you can do excursions from but not one you want to spend time in.

Stayed here for 4 nights for business trip.
Budget rate with basic facilities, but without breakfast.
Free Wifi only at lobby area. Staff was friendly and helpful, we had requested for changing to another the room, due to the original room toilet is very hard to flush ...
The sound proofing between room is not that good, I can hear the TV sound from beside room.
The location is central, approximately 15mins walk to Jesselton Point area.

This place is not a bad base for KK, the rooms are clean and comfortable, they change sheets and towels daily, bathRooms are well equipped and it is just a comfortable and convenient base. It is worth noting that the rooms have windows that open to a corridor so you may as well not have a window at all, they have ancient crappy wifi that only works in the reception and does not cover the rooms which is pretty unforgivable in this day and age. To add insult to injury on this front you can always pick up a strong wifi signal from the Kalgan hotel next door in your rooms! Just not from this hotel...

Not a bad place or a few nights in KK. Not overly flash or fancy but a bargain for the price, offer good rates for late checkout. Can access the city easily by foot. Wifi available which is a little slow, but hey you're on holidays right? Rooms are a decent size, clean and comfortable with helpful staff. Almost didn't stay here after reading the reviews, but you get what you pay for and for the price I had no complaints ! Good place to access shopping, restaurants, sightseeing etc, central location means you're close to everything. Buffet breakfast not too bad, nothing gourmet but good enough to feed your face and fuel up for the day. We'd stay again purely for the price and convenience of the location.

It is hard to find being on the 7th floor of a mall but,we found it clean, comfortable and easy to reach all that KK has to offer.
Down sides
We only got one door card, wifi dropped out a bit but it happens in 5 star hotels too, shower too some working out and could have been a tad hotter. It's looking rather warn
Up side
For the price it's hard to fault, we were happy with our choice, we booked for location

Bigger room than other hotels (etc Cititel Express) with comfortable bed and efficient service. A strategic location to places like 3 mins walk to philipino market or 10 mins walk to Gaya Street or 30 mins to Jesselton point (habour to island hoping and sea activities!). But I keep calling the maintenance to repair the toilet bowl for almost everyday we stayed in the hotel (3 Days). At time we found cockroaches in the toilet!

We stayed here for one night on a layover. The hotel is a short 10 minutes from the airport by taxi, on the 7th floor of a mall. It is in the middle of town, close to shopping and restaurants. The room was awful - cheap materials, very dirty, terribly small. The worst is that it smelled like cigarette smoke. It took a while to get the AC to work, and the room never really got cool. In the morning, it took me 10 min to get the complicated shower system to work, but I never did get hot water. We went down to the breakfast buffett, but all the food was cold and there was no western food (all cheap noodles and fried food). The front desk woman was nice, but her English was not great, so I had a hard time getting the information I needed. Even thought the room rate was cheap and it was a layover, I would not stay here again.
