“Like a hotel only worse”

I arrived about midnight quite ready to sleep. It took about 15 minutes of messing around at reception to complete the simple process of checking into a pre-booked room. I went to the room and found that the air conditioner was a wreck, so at about 00:30 returned to reception. "Would I like maintenance to look at it, then". No, I certainly would not - I would like a room where everything works sometime around now, please. That did not turn out to be possible - but at least they found somewhere with working aircon.

The place was obviously cheaply built and furnished, and is now in the process of falling to pieces. That seems to be the usual way in Malaysia. It is therefore probably worth discounting reviews from when any hotel was new, and checking out the later ones. Expect this hotel to get steadily worse.

Rock hard beds seem to be a common thing in Malaysian hotels. Maybe some people like them, but I don't. There was a gap of about 2 inches under the door that let in noise from the corridor. Hot water in the shower but not, for some reason, in the sink. Boiled the kettle to shave.

Checked out first thing in the morning after a stay of about 7 hours - that says it all. See Klagan Hotel for somewhere rather better that is close by.

Good location,in town area. Opposite kk waterfront, easy to find restaurants. Also near to Philippines market, can try the local food if you not bother about the the food cleanliness. Next to center point shopping mall as well.

The hotel lobby located at 7th floor. No clear signage guide you to the lobby. Standard room in contemporary modern style with a small window at the corner. The toilet shower with lot of functions but seems not functioning.The bed consider comfortable but with stain.

As this is a budget buotec, therefore cant expect too much. It is acceptable.

Wow....firstly, not so easy to find the lift to get to the 7th Floor where the hotel is situated....at least for me after being dropped off by the taxi. Certainly different from Klagan next door.

Once I stepped out of the lift, the reception area looks big. Then getting to the rooms is like a mini maze and you wonder how they came up with the kind of décor they did. Someone was very creative in making use of space.

The room I had was not particularly big, but for a few hours napping time, its more than adequate. There's everything you need in there, coffee, plain water, the usual toilet articles and plug points....enough for all my gadgets. That's a plus point. And internet as well, although I'm rather used to keeping my own 4G up and running, so never really tested the connection in room.

Had a good sleep but can't say much about breakfast as I had to leave early.

Again, if its just a room you want, this is pretty nifty. Close to many shops in the day time and with 2 convenient stores nearby as well.

the hotel is situated on the 7th floor of one of the shopping malls in KK. KK is a small town so the hotel appears to be close to everything: shopping malls, restaurants, pubs, night market etc. Rooms are clean and spacious, staff very friendly and helpfull.

Room Tip: all the rooms are ok

I was very pleasantly surprised by Imperial Boutec, which offers equivalent to 4-star accommodation for less than 3-star prices. The rooms are small but well equipped, clean, modern even with TV, mini fridge, ensuite, newspaper & 2 free bottles of water replenished daily. The reception is manned 24 hours & the location is 1 min walk to the Filipino Market on the waterfront & 5-10 minutes to the other "centre" of KK city, i.e. Gaya Street.
The entrance to the hotel is via a shopping mall which is rather shabby & the elevator is also rather rundown, but once you step out on the 7th floor (which houses the hotel), the ambience is completely different -brighter, modern, cheerful.

Room Tip: Ask for a sea-facing room (you might get one at an angle!).

Stay 2 nights. Booked through Agoda.

The hotel is actually situated on the 7th floor of Warisan Square Shopping Mall. The dab will drop you at the mall entrance and you took the mall's lift to 7th floor and once the lift door open, ithe the hotel!

Check-in is simple. The room is basic with the std amenities. The bed is ok. The sofa is dirty! They should have make a sofa cover! My room does not have any view! And what's weird is the concrete pilar in the middle of the room!!!!

The shower, well, it took me few minutes before I figure out how to operate it! But after that had some pretty good shower!

Since the hotel is in Warisan Square , food and shopping is very convenience and within walking distance. Cross over to Block B of Warisan Square for decent massage. Starbucks is just two minutes walk as well.

Hotel does not include breakfast because there is no cafe but who needs it when you can have the local food that open 24 hours or at Starbucks, which open at 8am!

If you want better class hotel, try Klangan Hotel (a much better hotel) is in the same building and 2 minutes walk away!

I love that this Hotel is located at the heart of the city center. Surrounded by malls, restaurants and taxi terminals. The King size room is clean and very spacious and as a family, we love it there. The staff are nice and very accomodating. The only negative is we reserved a booking at Agoda and we indicated to include airport transfer, but when we arrived, there's no airport transfer. Other than that its a very nice 3star hotel.
