This hotel offers an amazing open bay view of the waterfront area of Kota Kinabalu. That is about where this hotel ends in above average features. The staffs were very pleasant and friendly and I would guess that for Asian visitors of average means this hotel would be a real "nice place" however, having stayed in many international 4 and 5 star hotels in my travel I would rate this hotel at best a low 3 star and likely 2 star for the following reasons. The rooms were clean but worn and out of style. From the elevators to halls and rooms, the owners seem to miss the point that a nice hotel even 3 star should be kept, in state of good repair if not newer. The room we chose had a great view however, with no windows to open or balcony, we could not really enjoy the view other then peering out a fixed pane window. The hotel is in the fixed flight path from the K.K. Airport with planes coming over (low) every 20-30 minutes. No pool, no outdoor area to enjoy the weather or view of the bay. The final strike against this hotel in our view was the food. The breakfast buffet was just above street quality food with no western breakfast other then eggs and toast. We did not try the Malaysian breakfast. For Asian customers perhaps this was superior. My partner and I expected 3 to 4 star hotel experience. In our honest view, we would not rate this hotel more then a upper 2 star rating. Shopping Note: Across the street from this hotel is a 10-storey shopping centre with some great shopping. We enjoyed the local culture and charm of the people of Sabah however, next time, we will spend a bit more for a superior hotel. Value for money? Perhaps?
