All u near is just near by here . Hotel cheap in 2 pm so don't come early . Small room with clean bed . 24 hour laundry near by , 88 food court , every Wednesday have morning market , fook yuen restaurant , all shopping mall and market with walking distance , Spa massage too . Taxi to imago shopping mall is rm20 , to airport is rm30 .

I stayed here a handful of times over the course of two months. There is a water cooler & ironing facilities located in the common area. Hotel breakfast is upon request & consist of local fare and is adequate. Besides the water cooler, I also like the driveway or ramp up to the hotel main entrance where the main pick up / drop off point is located. Single room can be extremely small & claustrophobic. City amenities are within walking distance. Practically next to property is a delicious bak kut teh eatery. Hotel is suitable for budget travelers.

The hotel is right smack in the middle of town and close to malls and surrounded by seafood restaurants. During the Ramadhan, it can get quite packed with heavy traffic jam due to the Ramadhan Bazaar stalls opened just behind the hotel.

The room though, is rather tight. Just fit for a queen bed with just enough space to walk by the wall on one side. The other side of the bed is by the window which claims to have a seaview but it's quite a distance and the view is obstructed at certain parts by the mall across the street.

The window is a big one too, not forgetting to mention. It was raining in the morning and I was woken up by the raindrops hitting on the window. I thought someone was drilling the wall or something at first.

Strategic location near seafood restaurants and shopping centers. Comfortable bed, good showers & hot water.

However, the room was too small for two person. Stuffy without aircond. Barely had any space to walk / put luggages. Limited plug points.

Overall, a good place to stay.

Stayed here for 3 nights.Almost got killed of hypoxia to be honest because the room
Is too small
And stuffy and can feel the difficulty to breath.Don't believe? thn try it.
The breakfast and food was below average.
No basic stuffs such as toothbrush and etc.
Coffee makers absent.
Have an iron room and hot waster dispenser beside lift.
Heavy traffic area.
Good location at the city center and walking distance to the sea side and main Centers.

Beds and pillows not comfortable! Had body ache and neck stiffness and pain causing discomfort and lack of sleep.

Well can stay here for a night but not for a Long
stay.

If not aircond ,I'm very sure you can die of suffocation!

We aim to provide friendly service and value for money accommodation by providing smaller room with essential amenities so as to pass on saving to our guests and yet do not compromise on safety, security, cleanliness and other features such as comfortable bed, strong shower, and good hygienic air conditioning system.

Should you plan to re-visit Kota Kinabalu, we would like to recommend our bigger room located in the highest floor of the hotel building, such as Superior Triple or Double Deluxe with more amenities such as mini fridge, coffee making facilities, slippers etc.
