Pros -
Family deluxe room is big
A very new hotel
Staff is helpful
Bath room is big

Cons -
Mattress is too soft
Pillow is too soft
No hot water for shower in the morning
No facility in the hotel but with this room quality is already value for money

P.S.
If you are planning to play activities outside & no need to use hotel facilities, it is a good choice to save money.

Nice hotel in the heart of Kota Kinabalu! Very convenient with everything.
The receptionist are not overly friendly but definitely helpful.
A nice business center with big screen mac computers. For some reason, a few mosquitoes always seem to be hanging around in that corner.
The room is nice and the shower amazing!

Right at the heart of city centre on Gaya Street. Sunday market is steps ahead. Two shopping centres across the road less than 5 minutes walk away.
Stayed in a deluxe room. Very spacious, as per the hotel, newly decorated. Furniture is modern and tidy, mostly imported from China.
Very comfortable stay, will surely return.

Stayed a total of 5 nights on 3 occasions. Rooms are large, very new and very comfortable. Showers are great, large walk in type. Coffee and tea making facilities & small fridge.
Large flatscreen TVs will accept PC/HDMI connections for your own stuff, but you need to use the TV buttons to select the source. Location is great for the boats to the islands, and there is a (upmarket) supermarket Tong Hing, 2 mins away. The bakery below is good for breakfast buns, though the sweet and savory ones do look the same sometimes! Fook Yuen, across the road serves nice dim sum, though at first glance it looks like its part of the coffee shop next door.
WI-FI reception is patchy - from poor to good to none! There are also 2 macs in the reception area, which you can print out from.
On one occasion the aircon was not working in the room we were given. The maintenance guy came right away, cleaned a filter and went away again. It wasn't fixed, but we were moved without much difficulty. But somehow I got the feeling that everyone knew it was broken all along.

Room Tip: Book direct with the hotel - rates are 20% than anything that I could find online. Also found that t...

At first my family quite worried about the hotel, since it is still new and the reviews here are not as much as the other hotel but since I much believe on the information in the tripadvisor, I gave a try and the condition of the hotel was exactly as what other people say. we arrived late at that night, and my concerned was the renovations that read from the review here and we're so lucky because the renovation has completed on the 15th february 2012, which is 2 days after we were there. Anyway, don't hesitate to try the hotel, the location is strategic, the hotel is comfortable and the service is good. It just that, the hotel do not have any swimming pool ( which we not really need it) and the parking space is limited. Overall, we're so satisfied and will stayed there next time.

We arrived here at midnight after a late flight. When we went to check in, we found out that we had booked for the wrong night, but much to the hotel's credit, they went ahead and changed our booked date so that we could book in (and with no charge!)

On top of this, they didn't have our room type available, so even though it was our fault, they bumped us up to an amazing suite! It was one of the largest rooms we've ever stayed in (about the size of a Shangri-La Premier Suite at the nearby Rasa Ria resort, without the balcony). The hotel is very new, and the room and en-suite were amazingly clean and comfortable.

We had breakfast across the street - it's easy and cheap, and the overall location of the hotel is pretty good. We flew out the next morning, and found it to be a good distance from the airport for a quick layover (the going rate for taxis appears to be 30RM each way).

Overall, we'd highly recommend this hotel for its service, cleanliness and size. It's probably more suited to business or transiting customers, as there are more romantic hotels nearby (although it's hard to beat this one for value).

Room Tip: The suites are amazing. Not sure how much they cost, as we got upgraded for free!
