Stayed here for short trip in kk. As all rooms booked for christmas holidays i have no choice so i took the junior suite. The room was huge but poor lighting. The in room dining was good and reasonably priced. I tried their pastries as they cut their price after 6pm. This hotel signage was poor as couldn't find a swiming pool. They serve a better breakfast this time. I enjoyed my stay here.

My partner and I stayed at the Promenade Hotel on Christmas Eve - the staff and Hotel had gone out of their way to make it a special Xmas for the guests. There was a christmas choir all in matching Santa outfits and a great christmas atmosphere. Our room was fantastic. Fresh fruit and bottled water, large living room, bedroom, walk in closet and ensuite. I would not stay anywhere else in Kota Kinabalu. Ask for a sea facing view and you will not be disappointed. Location is also tops. Also, the breakfasts are amazing. A HUGE variety of Western and Eastern dishes to choose from that cater to all needs with a beautiful selection of freshly baked breads, muffins and even donuts! HIGHLY RECOMMENDED 10/10.

Room Tip: Ask for a sea facing view and you will not be disappointed. Deluxe Junior Suite was fantastic.

My family of three stayed for four nights in a deluxe suite facing the sea. One of the reasons why we chose the suite was because it promised the sea view, and the other because it was more spacious with a living area, a bedroom and a large bathroom with separate shower and a bath tub based on our stay a few years ago. We were quite disappointed to find the unobstructed view of the waterfront had been marred by a massive shopping centre development right in front of the hotel. Of course, there are pros and cons of this, but for us, that sense of tranquility and enjoyment of gazing out to the sea from our window within our budget has been lost forever. The hotel was supposed to be a complete retreat for us. In front of the hotel is sort of a bus station with many mini buses and of course quite a number of people. We had to use the covered walkway in front of this bus station to escape from the rain and there my phone was snatched out of a zipped pocket of my handbag without me realising it until after that. So, please be forewarned. About our room itself, we were quite happy that it did meet our not so high expectations for the price we paid for the room. Ours was not a renovated room but compared to our last stay five years ago, it did seem better. Flat screen tvs are provided now although the reception was pretty poor. Checking in and out were swift and wifi was free and adequate. Breakfast was quite a spread and the wait staff were friendly. My young daughter enjoyed the swimming pool although it is quite small and lack the fun factor. Overall, We would still most likely stay at the hotel when we next visit Kota Kinabalu because of the convenience of being in the heart of the KK shopping district and yet facing the waterfront.The hotel would be fully renovated then, the shopping complex with the Hard Rock Cafe would also be open and hopefully the sea food restaurant next to the hotel ( one very strong reason for choosing the hotel) would still be operating. The shopping area with plenty of shops, restaurants and a few shopping malls are within walking distance. We would then request for a room on the other wing of the hotel with less obstructed view of the waterfront.

The Promenade is under-going renovation in several floors, and rightly so. The hotel rooms are very dated - faded and peeling bathroom fixtures, light switches dating back to the 80s/90s.

However, the hotel is clean. Clean lobby, room, bathroom. The bed sheets are also new and very comfortable. The rooms are fitted with LCD TVs, but reception for the channels vary between rooms.

Currently they do not have non-smoking floors - so if you are allergic to the smell of smoke, it might be a problem for you. I stayed in the 3rd floor, the entire floor smelt like smoke, in the room too. Other floors did not have the problem, but the hotel was fully booked, so they could not change my room.

The buffet breakfast selection is quite extensive in the different corners of the restaurant - the local fare (nasi lemak, noodles, porridge station), the egg station (there's a chef cooking eggs to your choice of style, ready cooked sunny side ups, omelettes), cereals station, muesli, yogurt, juices, fresh fruits.

The staff are polite, but service is average - more reactive than proactively ensuring that all guests are happy.

However, meeting facilities can be problematic. We had issues with the hotel projectors (blinking), electricity supply to extension plugs - but staff were on hand to address the issues, which cropped up from time to time.

The location of the hotel is pretty good - walking distance to the Filipino market, Warisan Square and Centrepoint shopping malls.

Overall, the Promenade is an OK hotel - it could do a lot better with the new renovation.

I am a business traveler and come to KK frequently. Every time I check into Promenade there is some fiasco or cock-up. From lying staff to rooms without access to bedrooms (yes, internal doors locked and no key etc etc)

Do not bother with this 2nd rate excuse for a hotel. Stay elsewhere.

It's the first my review i obliged to write in such manner. I don't want to describe all negative, but i want to highlight the most important.
1. It's absolutely chinese hotel. It is made for china guests and all other people will feel there uncomfortable.
2. It fails to 4 stars hotel requirements. Maybe it was 4 star about 15-20 years ago, but now there are old rooms, with very old furniture, scraps on walls, dirty and old ceramic tiles. Shower is awful, old and constructed for a person no higher than 165 cm.
3. The conditioning system in lobby and restaurant, where breakfast is served is going to crazy: when you're coming from the wet and hot outside, it seems to you, that you got into a fridge. The same on the floors. I felt ill because of it to the 3-d day of my stay, even i had turned conditioners off in my room immediately after arrival. First time in tropics it was a pity, that i havn't took wool socks. The window in my room was battered with nails with no opportunity to open it ever!!
4. There are construction works of new building just opposite the hotel, so realy the view is not charming.
5. The position of hotel is not so pleasant: it's about 2.5km from Jesselton point, and if you are interested in island tours, there are lots of more adequate hotels more near to it.
6. Breakfast i didn't liked too: few vegetables, lots of spicy and sauced dishes which were looking disgusting. For europeans: you may find there eggs, fruits and rolls. Yes, it's enough for few days. But eating the same for a week or more? ((
7. Personnel is trying to be pleasant, but not everything is OK: i've made request to clean my room, when i came back - nobody did nothing. I have left my luggage and one packet after checking out as my flight was in the evening - when i came back - smbd teared a handle of a packet and of course, nobody suggested me any help to repair it.
8. The exchange rate in hotel is awful and about 10% lower than airport and banks, so do not change money there.
The only reason, why i have not moved immediately from the hotel - i booked it for a week under «full prepayment» policy.
Do not waste your money and do not gloom your Kota-Kinabalu travel with this hotel!

Stayed here a few times, the renovated rooms on the 11th floor are nice, those still waiting to be upgraded....not-so-nice, and not worth being in. The big disappointment last week was they no longer have a movie channel, when i first started going there they had two. Now the tv isn't even good for back ground noise. The breakfast buffet they brought was huge and the pastries were very good, the fruit was fresh and sweet, the rest was only average. Gonna try some other hotels and see who still has a movie channel.....in english......

Room Tip: Bring a book, unless you understand chinese or malay, they stopped the english channels
