This hotel is situated just outside the central part of the city but restaurants and shops are still accessible by walking (alternatively taxis are relatively inexpensive). The rooms were well-appointed and clean (we stayed in several over this period as we went out on overnight excursions through Sabah). The breakfast buffet was excellent. The staff were very friendly and helpful.

Room Tip: All room seem to have good outlooks.

We reached the hotel at around 11.30am - 12nn. However, we were not allowed to get to room as the check-in time is 2pm and also due to late check-out by the previous patron. Our luggages were then kept at their "Luggage Room".
We stayed in this hotel about 1.5 years ago with its previous name - Beverly Hotel. There seems no/not much refurbishment done on this hotel.
The buffet breakfast has quite a variety of choices..... bread & buns with variety of jam & butter, yogurt, cereals, muesli, salad, porridge, scramble/hard boiled/omelette eggs, few dishes of asian food.
The thing we like most of this hotel is it has a safe parking area - either right in front of the hotel entrance or at the basement.
The location of this hotel is just few minutes drive to a few great shopping malls - CentrePoint Sabah, Suria Mall, Karamunsing, (just to name a few).
They also have free wi-fi with password which to be obtained from the reception. The password is only allowed for 1 gadget to login.

It must have been quite a nice hotel about 10 years ago but the time took its tool. The hotel is dark and grim. The quality of air inside the hotel is horrible, a mixture of cigarette smoke and must, even in non smoking rooms.The rooms are generally OK, rather clean and old fashioned. Don't get too excited about rooms with sea view. Our sea view room turned out to overlook a dirty river. We tried to open the windows to air the room but the smell from the river was unbearable. Hotel is alright for few days in between trips but not a destination itself.
It is located quite a walk from the KK centre and quite a walk from convenience shops.Unfortunately, it is not a pleasant walk as you have to follow the main road, with some parts lacking a pavement. But pavements are a general problem in Malaysia so I wasn't particularly surprised.
Breakfast offers a variety of local delicacies mainly.

I had booked only for 2 days but i ended up staying 5-6 days. I stayed in a standard room. I came to the hotel at 8 am, i was kindly offered a room to rest although check in time was 2 pm. The room was basic, it had a damp smell. But the view was fantastic, it was facing to the sea side and the river was just below the hotel. However i changed my room on 10 th floor so the view was much better, wifi connection was strong, enough to make skype calls. Cleaning was perfect, the room was a bit aged and it had a damp smell but it was clean. Breakfast was perfect to me. There was both western and far eastern menu, with large selection of bakery.
Location was just ok if you like walking.
Overall my staying was perfect.

Room Tip: Ask a room facing to the sea on 10 th floor.

A rather basic hotel. Deluxe rooms are OK, rather old fashioned but generally clean. Certinaly not a sea view however! superior are musty and damp.
Incessant Chinese pop music in the corridors and reception area, which can get quite overwhelming. You need to get a different internet PIN everyday to use wifi, which can be very time consuming to get from front desk. Trying to get two wine glasses delivered to my room was an unbelievalbly difficult task - by the time they arrived, after four phone calls, we had gone to bed!
Breakfast is OK, but it's impossible to get a cup of tea or coffee. Apparently tea and coffee is available from the staff, but i never succeeded.
Price is fair I suppose, food alright, but nothing special.

The hotel might be outdated but the price is really cheap (USD50-USD 60) for the kind of facilities being offered:
-Sauna
-Gym
-Swimming Pool
-Buffet Breakfast (Sumptuous with varieties)
-In-room Wifi though limited to ONE password per room
-Room equipped with electrical iron + board
-Bath robe and slippers
-Prayer mat & 'sarong' for the muslims
-Free parking

We stayed here for one night and enjoyed our stay. This hotel has good facilities with a gym and swimming pool.

We ate at the restaurant a couple of times and the food was very good on both occasions and offers 25% off for hotel guests.

All in all a good value hotel.
