I stayed in the hotel from 11th to 13th Sep 2009. I booked two rooms, one for me and my bro and one for my parents. The rooms were nice and comfortable for the price i paid. The room was clean and simple. The front counter staff were very pleasant and friendly. And they provided with recommendations of places to go when I asked them daily. Housekeeping was swift when we asked for extra pillows. The breakfast was simple but filling. I had three cups of coffee at the breakfast table.

We stayed in this hotel from Sept 5-7 2009 . It was clean & reasonably priced. Front counter service was friendly and helpful with city maps provided. Breakfast was fine . We asked for a room with a view and stayed at the 12th floor. However, rooms face west so it gets very hot in the afternoons. Remember to draw the curtains. They provide 2 bottles of water everyday which was a nice touch. Walked everywhere in KK - 25 mins to ferry terminal & 10-15 mins to the waterfront / filipino market. Don't miss the Sunday market 8am-12 noon. Also less than 5 minutes to brightly lit seafood restaurants with reasonable prices.

We stayed at this hotel for a total of 5 nights and had a pleasant time. It is located approximately 7 minutes walk from the waterfront where most of the bars and restaurants are, and a further 2 to 3 minutes from the filipino and night markets where you'll find souvenirs and great (and extremely cheap) local food. There are 2 cinemas right opposite the hotel and 2 kedai kopis near the hotel lobby. There is also a KFC about 20 metres away where, even if you don't like the food, you can get free wifi as there isn't any in the hotel. It is a bit of hike to the ferry terminal for the Islands – Gaya, Sipa... - (30 minute walk) but you can easily get a taxi from the hotel lobby as they hang around there all day (about 10 to 12 Ringgit one way). The room was clean with all the amenities you would expect from this type of hotel; TV with some English speaking channels (including Star Movies), tea making facility, fridge, iron on request, hair dryer and newspaper delivered to your door every morning. The cleaning service was very efficient as the room looked 'brand new' everyday. The views are nice if you stay on the top floors (we stayed on 13th floor) so ask for a room with a view. We stayed in a superior room and paid 158RM a night nett with breakfast which we found very good value. The breakfast was the weak point for us. It caters mainly for the Asian market and offer only a few option for a more international crowd. It would be great if they could offer some sort of cereals with milk. The Asian options were delicious though. Overall, we are happy we stayed at this hotel and would be happy to return if we were to go back to Kota Kinabalu.

Arrived without a reservation. Was told that they only have executive rooms (most expensive) available. When I pushed on price, they suddenly 'found' a standard room for me. Not a great start. The room was a smoking room (I was told that all standard rooms are). And it smelled like a smoking room (although a few days with the window open improved that significantly!). The staff, although very nice, are clueless. They aren't able to provide anything in terms of concierge like services, not even basic recommendations about places to go or eat. Worse, once I had figured out my own plans (thank you tripadvisor!), they weren't even able to provide guidance on how to get anywhere. They didn't even have a city map. As for breakfast... Again, the restaurant staff are very nice and friendly. But the food is terrible. And options for Western taste are limited to non-existent.

For the good points... location. Although on the edge of KK city centre, the city is small enough to walk anywhere quite easily. Housekeeping was attentive. 2 bottles of water provided each day. And the rooms are a decent size, with both desk and wardrobe. Free internet (although wasn't working for part of my stay, they had it fixed). AC, tv in good working order.

Like I say in the title, it's average, but I'm sure there are better.

The moment I stepped into our Family Room at 11th floor (priced $188), I was very sure that it is a budget hotel or may be motel. Small room, worn wall, cheap furniture... it looked like a budget motel or a 2 stars hotel the best.. The service is so so.. nothing really near the four-five stars level. I must say you get what you paid and may be less at M'sian standard. We moved out of the hotel the second day to the Hyatt which offered top of class value at its price. Top value?? it must be kidding, the reception even refuse to help you to make a local call when our rented car was delayed. ... as it must be chargeable and 'you had checked out of the room already'.

My teenage daughter and I stayed in this hotel for 2 nights about April 2009. Read the reviews from the Travel Advisor so I booked in this hotel online. We stayed at 1 of the rooms (not facing the street) at the 4F . Got a very comfy bed, hot and cold water, a/c working well too. First night we had dinner at this Seafood Restaurant a good 5 minutes walk from the hotel. Next day had breakfast at the hotel's restaurant, did not have many choices but food was so so. After breakfast we went to Manukan Island from the Jetty Point and paid minimal. Island was well preserved. Shopping Malls were quite close to each other. Cabs charged minimum of MR10 for short trip. Noticed almost all cabs were nearly junks and a/cs were not running good. Took a bus (paid only MR1/pax) going to Borneo One their biggest mall and twas a bit of a disappointment in terms of travel time. BO did not have much high end brands compared to BKK or Manila. Love the place at night...not too crowded and traffic was not bad. Good time to walk around and still feel safe.

We stayed in at the King Park for three nights around the end of April of 2009.

We were first housed in a room which had air conditioning that didn't quite work - it was absolutely stressful for a day, before we requested a room change, which they promptly gave (in fairness, I had asked for a high floor, hence the first room).

The second room was much better and I hope better reflective of the general standard of the hotel - newer, cleaner and - most importantly - with full-blasting air conditioning. Before one thinks I am being fussy here, the latter is extremely vital given that the hotel has a glass facade, and, facing the east, we bear the brunt of the 90F weather for the whole morning and it doesn't cool down till 5ish.

We didn't have much of a view, just a hill, some jungly kind of forest, the Istana, and another hotel. Rooms facing the West, though, are treated to spectacular city views and awesome sunsets every day - although I can only imagine how hot it's going to be every afternoon - I guess one has to stay away during those hours..

Shower's good (pressure's fantastic in second room), facilities adequate (hair dryer, some TV channels, towels, coffee kit, glasses etc etc), although no safe deposit box is provided. The shampoo and bathing foam are especially good, I thought... and breakfast is a spread. And I would like to give special mention to the dedicated service of all staff at KPH.

Thanks for the stay.
Ps: hotel's quite a walk to the waterfront, and includes a (dangerous) pass across a major thoroughfare just outside the hotel.
