For budget rooms, the price is ok but the room is kinda smelly and small; the bathroom has a smell if you turned the exhaust fan off; the lift is so compact, not good for claustrophobic people; they'll ask you to go to the 9th floor for their reception and go back few floors down for your room; the good part is it's just across Greenbelt mall that makes it accessible to everything

My wife and I stayed here just this past week whilst on business. The hotel is not new, but it is impeccably clean with complimentary breakfast and free wi-fi. The location is great being directly across the road from Greenbelt 1 & 5 which provides fantastic restaurant, cafe and bar alternatives.

We have stayed here twice and the suite rooms were huge, comfortably priced and with all applicences in working order. The hotel is quiet and peaceful and the staff are amiable and most helpful.

This is an OK place to stay if you are on a budget. I stayed there for a week in April 2013 and chose this place because I ultimately just needed a place to sleep during my trip to the Philippines. I'm certain that you can find a better hotel in the same price range.

Pros:
- Great internet connection
- Right across the street from Greenbelt 5 & 1
- Very easy to get a taxi
- Warm water in the shower
- Friendly staff at the front desk
- Quiet

Cons:
- Old building & appliances (AC wasn't working properly when we first checked-in & TV was not a flat screen and had horrible connection)
- OK free breakfast across the street (located at Dulcinea Restaurant in Greenbelt 5). The breakfast menu is limited to Filipino silog meals & an "American" breakfast meal, so it gets tiring fast. You also need to go to the front desk every morning to obtain your breakfast ticket & sign their notebook
- Small room
- Old wooden floor in the room
- Sticky floor in the hallway
- No AC in the hallway
- Rooms look nothing like they do on the website's photos

This hotel is located on the 7th, 8th, and 9th floors of an office building. The lobby is on the 9th floor. The hotel has small rooms with wi-fi and coffee/tea makers, and A/C. This is an average business hotel with free breakfast at a restaurant across the street in Greenbelt 1 Mall. The best part about this hotel is the very friendly staff, especially Shane, who tries very hard to accommodate and field your questions and concerns. And of course, the location across Greenbelt 5 and Greenbelt 1 cannot be beat in Makati.

Room Tip: Get rooms on the 9th floor.

Stayed there last night. This is a condotel similar to Prince Plaza just down the street. The rooms are small and we upgraded to the studio suite to get a bit more space. The upgrade costed 700 pesos and we probably would have done better by reserving it directly. The room was clean but wear and tear in the bathroom was evident. We did have some small black flies in the bathroom but they seemed to want to stay there and not come into the room thankfully. I alerted management about it upon checkout. Breakfast is from a Spanish themed restaurant across the street. Choices were Filipino and American and they were OK. Internet was included but it wasn't working well. The hotel acknowledged the issue. Luckily there were free networks to join in the building, but I prefer using a secure network.

If I had to choose between this and Prince Plaza I would take Prince Plaza even if they charge 500 pesos per day for wifi. My wife prefers LPL so for us it is a toss up between these two hotels.

Basically no communication between reception staff...talked with one in the morning and agreed on amount to pay for either 3 or 6hours we chose 6hrs but the girl at the reception later the same day told us she dont know nothing about it and wanted to charge double! She seem to be very unprofessional and mumbled ! Another negative factor about LPL is the breakfast system coupon you have to collect every morning at the reception and thus requires administrative procedure...you are asked to sign into their notebook...which seem to be very old fashioned as is in the 60s ! The hotel needs renovation overall...it smells like a dungeon everywhere!

Had a weekend stay last September. Basically, 2 nights at LPL would be one night at Mandarin Oriental ... and you get what you pay for. Tiny rooms and dirty? (I stepped on a cockroach but didn't realize there was one because it blended in with the dark parquet floors! LOL), old building, unhelpful staff (that could not give you proper directions on how to get to LPL to save their life!) ... but location, location, location. Right in front of Greenbelt mall, walking distance to Legazpi Sunday market, Makati CBD. Perfect for a weekend in Makati ... if you're planning to just sleep in your room...

Room Tip: Pay extra and stay in the room that's bigger than the studio...
