It is a budget hotel and they warn in advance they don’t change the bed linens for staying less than 4 days unless one pays extra for this. The room was comfortable; however, the bathroom was quite small.

The location is great – literally just around the corner is the temple Shoren-in, and Chion-in is in a walking distance away.
The hotel is just a couple of minutes walk from the Higashiyama underground station, however, if you have lots of baggage better take a taxi – it takes 10-15 minutes and costs not more than 1000 yens. There are also enough bus stations around.
Gion is just 15 minutes walk away and there are plenty of convenience stores and places to eat around.

The staff was very helpful!

It is more basic than what I am used to. Cleaning and change of sheets and towels are done only every 4 days so that meant we are stuck with what we've got as we are staying just for three days. No elevators. No room to room calls so I have to knock on the doors of the three rooms the rest of the family are occupying or call them from the reception on the first floor. My mini router won't work to deliver wi-fi to our devices in the four rooms we are occupying whereas it did in the other two hotels we stayed in.

But the hotel was such a gem and the staff so helpful, none of these became an issue! We had a very pleasant stay. Their eco- friendly policy to limit changing of linens and towels taught us to be more neat and organized. The staff helped us bring up and down our luggages and the three flights up and down by stairs was not exhausting at all. There was wi-fi in the lobby so when I needed to send a bigger file out, I would just have to go down otherwise I could make do with the faint wi-fi signal I could get in my room. The beds were a bit too firm for comfort though.

There's free light breakfast of rolls, coffee and tea. The convenience store is a short walk away along with a McDonald's and other restaurants. So is the train station. It's in a lovely residential area, near most sights and you can take your pick - walk it, cab it or train it! Definitely value for money without sacrificing convenience.

We love this hotel with wonderful, really house atmosphere. The location within walking distance of many key sites; great staff, more than helpful and spoke English.
The room was big enough, very clean with everything that you need and for reasonable price.
Excellent facilities - free coffee, Internet (free PC), microwave, free massage chairs (very helpful after kilometers of steps to the shrines) and free laundry (!). They write “no breakfast”, but provide a good coffee with some pastries – it was certainly enough for us.

What I miss most about being a "grown up" and not staying in youth hostels is the inability to meet fellow travelers. Eco and Tec combines the fun, friendly atmosphere of a community room (where guests can hang out, meet, exchange tips, and have a place to eat and drink without having to bring food in the room) with all the privacy and perks of a regular hotel room. We were also able to leave behind a finished book and pick up a new one from the small book exchange. They also have some local guide books you can use inside the hotel.

The location just a few minutes' walk from Higashiyama subway stop and walking distance to Gion, downtown and the temples and shrines. Many shops and restaurants in the area. Make sure to print out the map from their website to help you navigate your way from the subway station.

The room was very clean. I actually like not having anyone come into my room to change the sheets every day. We did a load of laundry in the free washing machine (just 100 yen for a detergent packet), and a laundry pole was provided to dry things out in the balcony. Breakfast is just a few sweet rolls and drinks, but we supplemented this with fruit from one of the many local markets.

The staff was very friendly and happy to answer questions and provide advice/assistance. We thoroughly enjoyed our stay.

The only thing I didn't like are the hard pillows, but this is typical Japanese and throughout our travels in Japan I slept with our airplane fluffy neck pillows.

Stayed here for seven days and loved it - very good value in a quiet neighborhood and close to the best attractions in Kyoto. Also, there is a Metro stop one block away. Although the rooms are basic, they are spotless, and the staff is friendly. Highly recommended.

Small hotel with the feeling of a good hostel with comunity room with free tea and coffee the whole day. Also a good place to meet other travellers. Excellent location 3 minutes from the subway and a few blocks from a canal and the Gion district.
Building looks boring from the outside but is nice on the inside. Rooms are tiny as often in Japan but are quiet and have private balconies. Staff very friendly. In short: excellent value for money

This is a very service-friendly hotel in an excellent location - 10 min walk to downtown and 5 mins to Gion. The people are very warm and hospitable. Their policy is to change linens and towels every three days (keeping with their eco-friendly views). The rooms are quite small but you are not in Kyoto to stay in your room. The lobby has two great massage chairs (free). Wi-fi is in the lobby area and in some rooms; your best bet would be to get a room on the second floor above the lobby! The morning breakfast is minimalist in nature; coffee is plentiful, free, and available throughout the day.

Shah Rukh says: This is an excellent choice for budget travellers in Kyoto.
