It really is in the middle of everything great location. It even has its own spa. Although sessions are separated male from females. The breakfast is ok. The croissants are brilliant. The room it self is rather small and the toilet even smaller. Yet you expect that in a budget hotel in the middle of everything. The room is clean so what more do you expect?

For traveller couples this is not a good place. It might suit single business travelers better.

Here are my reasons:
There is no room for suitcases. The size of the room is very very small. There is a large desk that occupies the space that the bed doesn't.
You can only get one pillow per person. No more.
You cannot see out of the windows. They are frosted.
The staff speak minimal English so to get something out of the ordinary is very difficult. Bring a translator.
3pm check in is so strict. If you come earlier you need to sit there and wait out the time.
Breakfast ends at 9am.
Toilet paper is horrible. Hardly any decent lighting in the bathroom. Tiny towels. So if you happen to be a large westener you will struggle.
Incredibly hard bed.

Love this hotel, its close to shopping malls and nishiki market and Gion. Its walking distance. In the morning i go nishiki market and enjoy many choices of food, go back to hotel to enjoy the natural hot spring at the hotel. At noon walking to Gion area and lucky me i see the real geisha walking fast, dont have time to take the pic :(. The room is clean, friendly staff.

Rooms at all Super Hotels, including this one, are very small by American or even European standards. It can be a challenge to fit two average suitcases in the room without blocking walkways. But it can be done, and we found the room at this hotel quite comfortable. We slept well. The location is perfect, on a quiet side street right at the center of Kyoto, with easy access to several transit lines and many buses. We found service friendly and professional, and the breakfast spread was larger and more varied than at our Super Hotel in Tokyo. The coffee from the coffee machine is quite good.

We stayed at another Super Hotel in Tokyo and decided to stay with the same chain in Kyoto. We were not disappointed. The location was perfect for being close to the Market and also to the Geisha district. The free breakfast, Onsen spa, and guest laundry were also very appreciated amenities.
