We let Festiva convert our week that we inherited a year ago, and everyone told us it was a bad idea. Now they are all lining up to do the same. We came to AB in August whereas before there was no availability for us "bad" week owners. We stayed in the newly remodled units instead of my parent's older unit and enjoyed every bit of it. The staff helped us with another stay at another Festiva resort later this year and also answered all of our questions. We are happy owners and glad to be on this new system.

Exchangers get sent to one of two smaller buildings. Our particular unit stunk from cigarettes...we asked for a non-smoking room and were told there are none at the resort. I asked for a different unit and was told they were booked full...empty units and parking lots abounded during our entire stay. Maybe they have large sections closed down?? Front office staff was short and finally downright rude. Our unit was designed for handicapped people. The master shower water ran throughout the bathroom and wood trim was rotting. There was mold and bugs between the windows and screens (except for the window missing the screen). Trim between the kitchen flooring and carpet area was coming up, and after tripping over it we called the office for maintenance. They removed a section of it and said they would fix it "tomorrow". "Tomorrow" never came. The second bedroom had two single beds...to small to even enjoy our sleep. You pay a fee to use the one available computer for internet access. The grill was beyond attempting to clean. Four stray cats apparently had taken up residence on our tiny porch...kept coming back after we chased them away. We came home a day and a half early... the worst exchange accomodations in our 12 years as timeshare owners.

We did a timeshare exchange for the Peppertree, and got a very nice 2-bedroom unit. Peppertree has many 3-story buildings scattered around the grounds. Some are round, and at the center of the grounds (I think these are the oldest). Ours was a more typical rectangular building and I think newer. None of the buildings are on the beach - you have to walk thru the grounds, over a small road, and across a boardwalk over the dunes to get to the beach. There are virtually no high-rise buildings in Atlantic Beach, and the only ocean front places seem to be beach houses (as opposed to hotels/condos/etc).

Our unit was very nice - clean except for the ceramic tile floors in kitchen and bathrooms. The larger bedroom had a very comfortable king-size bed, the other had two twin beds. We loved that there was no daily maid service (you could pay extra for a mid-week cleaning). The room came with plenty of towels, and things like toilet paper, dishwashing liquid, etc, but you could request more if needed. We cooked in most nights - after discovering the Atlantic Beach Seafood Market - that sold fresh, locally caught fish.

Our small balcony overlooked the one hottub onsite. The grounds are very nicely landscaped - lots of trees, shrubs, flowers, and well-kept. The swimming pools were very nice too - we tried the outdoor pools and also the indoor pool - stayed out of the ocean because of rip currents due to the approach of tropical storm hanna.

The resort staff seemed nice, although we didn't need to speak to them much. They did have a calendar of daily activities you could sign up for, such as water aerobics, bingo, crafts, bbq, or whatever.

We went to the NC Aquarium in Pine Knoll Shores - it was unexpectedly nice (we got discount tickets from the resort before we went). We also toured the NC Maritime Museum in nearby Beaufort - it was free (you could give a donation), which was also nice. There seemed to be a lot more quaint restaurants/cafes/etc in Beaufort than in Atlantic Beach or Morehead City, although we never had a chance to try any. We did eat at Amos Mosquito's in Atlantic Beach the night we arrived. I had the Lump Crab Cakes, and my husband tried the Shrimp and Grits - both were awesome. Our only complaint was there were several tables with very loud small children. It was so peaceful when they all left.

Atlantic Beach...what an interesting place. We stayed in a nice 2 bedroom place with easy (right out the back door) access to a hot tub and walking distance to the beach (about 1/4mi or so). Our days were spent enjoying the beach and our evenings were spent with the other guests enjoying the hot tub. There's nothing better than a day spent not doing much of anything and relaxing in the evenings to make up for the day. For those that are a bit more adventurous, you can enjoy the local aquarium (nice stuff and even a petting area for kids), Ft Macon (awesome if you take the guided tour with one of the "old timers" that volunteer there) and the local pony island (where ponies roam free and you get to track them down for a photo op). The resort has a "welcome" dinner that involves a pig, some other BBQ fixings and some sweet tea--what more can you ask for--and all for just $5-10 per person. Everything (outside of beach) probably requires a car, unless you plan to walk everywhere (and it could be a hike). There is some great food to be had in town, but be prepared to pay a nice price (at least for the good stuff that won't make you regret it later). Overall, it was a nice place.

This is a nice facility but the customer service is horrible. Maybe it was because the facility was in the process of going through a transfer of ownership from Equivest to Festiva but I have never had such poor customer service. No one answers the phone when you call a number. You get an endless ringing phone or a full mailbox. When you get someone, they don't know the answer to your question. If you ask for extra hand soap, you never get it. They ignore your requests. They have a small number of beach umbrellas and people literally fight over them every morning. I felt like I was completely abandoned the week I was there. The indoor pool is anything but - its just an outdoor pool with a covering over it. It would be nice to have a true indoor pool to escape the searing heat. If you like staying at a facility and don't need any help from the place, then this is a good place to stay. If you need anything extra, then skip this place.

We just returned from a week-long visit at Atlantic Beach Villas. We stayed in building 32, one of the newer buildings. The villas are situated across the street from the ocean, however keep in mind that Atlantic Beach is mostly vacation homes, so there was no commercial junk blocking our view of the dunes and a bit of the ocean.
The best thing about the villas is the layout of the rooms, and the ability to cook your own meals. With small kids in tow, this made for really easy mealtimes.
I do, however, think that they forgot to install insulation between the units. We stayed on the 2nd of three floors, and normal walking around above us (and opening cabinets) sounded like there was a heard of elephants (and at times I could swear someone was chopping wood up there). We could also hear normal conversations on either side of our unit. Oh, and I also felt the need to vacuum and sweep as soon as we arrived. The carpets and floors were a bit sticky, but that's to be expected for beach lodging.
I would definately go back to Atlantic Villas, simply because of the spacious accomodations and location. I will bring earplugs, though!

We just returned from spending the weekend at Atlantic Beach Villas, aka Peppertree Resort. The location was good, just a short walk to the beach. Our suite was just okay. The buildings are older and we could hear every step the people above us were taking. There was also quite a bit of hair on the bathroom floor, vanity, and also in the bathtub. That's a huge turn-off for me! We arrived at 3:40pm, with check-in being at 4. I understand that these hotels have to follow rules, but we were in the middle of a strong thunderstorm and were hoping to be able to check in a few minutes early. The receptionist informed us that our room wasn't ready yet (20 min. before check-in!) and we would have to wait till "around 4". Since our child was scared of the storm, we decided to wait in the office. Lo and behold, 10 minutes later, our room was miraculously clean. (Besides, most of the suites on our floor of the building were unoccupied over the weekend, so I doubt very much that there was an issue with getting our suite cleaned.) I must also add that the person in the office was NOT friendly in any way. We would not stay at this resort again.
