The house was immaculate. The hosts were warm, friendly and very helpful. The food was great. It was a beautiful house.

We booked a few weeks before our visit and got the last room they had available. Our room was a little small. Other than that....it was a wonderful stay.

I've stayed at Adams House many times. Every time I go to Austin, actually. The individual rooms each have a unique character. And the wonderful, homemade cakes, breakfast treats, and personal service at the B&B make for an unbeatable experience. In addition, the hosts are really interesting people and professional providers of a top-notch accommodation. A+

We booked our room based upon the previous reviews on Tripadvisor for this B&B. The B&B is dated and in need of some new life into it. It is out of the way although there are few not so nice places to eat nearby. The our room was just big enough for the bed and to be able to walk around it . The window blinds needed to be cleaned. The toilet overflowed, despite the fact the following the instruction left in the bathroom by the Owner.
For price paid it was not worth it and naturally we will not be staying there again.

Guests- please speak to your Innkeeper if you have any issues during your stay. We are not a corporation where there is no one for you to talk to. We are a small business and live right on the property. As innkeepers it is our job to make sure that you have the best stay possible! If you never tell us of your concerns then we are not able to help you and you also do not give us any opportunity to make right of the situation.

It took a moment to find your reservation as you stayed over 3 months ago on our property. But I see that you stayed with us for 1 night in The Elisabet Ney room. This is a Queen Suite that you booked for $139.00/night. On the night of your stay I see that we had The JRL bungalow available which is a King Suite. We would have been more than happy to have you move to a larger room if that is what you needed.

Let me address your concerns that are mentioned in the review:
-We are centrally located in Austin.....just 4 miles North of downtown. There is plenty to do in walking distance of our property but anything that you would need to drive to is only 10-15 minutes away. This information is listed on our website.

-I am sorry the places to eat nearby did not suit you. These are very popular and award winning restaurants in the Austin area. In the past 17 years Hyde Park Bar & Grill has received 26 restaurant poll and critics choice awards from The Austin Chronicle. Asti has received 30 awards in the last 11 years. Both Dolce Vita and Julio's are also award winners. We are very proud to have these restaurants within two blocks of our property.

-We apologize that your toilet overflowed. This is not a common occurrence and we would have been happy to help you if needed or moved you to another room as stated before.

-Cleanliness of the blinds. We have a cleaning staff that cleans the property daily. We strive to be on top of all cleaning on the property and many guests have commented online at how clean the B&B is. We are sorry if your blinds were not dusted. After receiving this review I asked our housekeeper to do another head to toe inspection of all the blinds on the property.

We are sorry that you did not enjoy your stay with us. We do take all reviews seriously and value all guest opinions. It is very difficult to receive a review like this since we do take great pride in what we do.

Wife and I stayed in the Adams Suite. LOVED the attached sun porch. We spent time in the sun room, on the covered patio, strolling the neighborhood, and eating good, hearty breakfasts. Liz and Eric strike that perfect balance of being interesting, attentive to your needs, fun to talk to, etc....but not intrusive!

Delicious home-made granola, good books, pleasant weather, clean rooms, nice people, even a café for the squirrels...what else do you need?

Room Tip: Adams Suite has the awesome sun room. Wife and sat in there and talked, read, had devotionals...it...

Liz and Eric are so welcoming. The main house and grounds are just lovely. Beautiful neighborhood with old homes and huge trees was perfect for walking. We saw fireflies! There were excellent restaurants, a grocer, and a wine bar/coffee bar/gelateria just a few short blocks away. Short drive , less than 15 minutes, to downtown and So Congress area. 5 minute drive to other great restaurants (Uchiko). True Austin experience. Hope to return soon.

My daughter and I spent two nights at the Adams House B&B in the Hyde Park room, which was comfortable and cozy. Eric and Liz are very friendly and helpful hosts. Eric prepared a delicious breakfast of Texas quiche, fresh baked scones, bacon, fresh fruit, homemade granola and hot coffee. The Adams House in situated in the heart of Austin, close to everything, in a quiet neighborhood. I don't know why anyone would stay in a hotel when you could stay in such a lovely and historic home. Thank you Liz and Eric for the comfortable stay, we'll be back! Good luck with the cookbook and all your other ventures.

Room Tip: Hyde Park Room is rather small compared to the others, but it was still very comfortable and cozy.

We stayed for 2 nights in May in the bungalow, which was lovely. B&B in a good but quiet location and gave easy access whether by bus (very cheap) or car to the centre of Austin - great city! Breakfast freshly made and served each morning - tasty too. Eric v helpful for sightseeing.
Would have liked a stool to be able to get on the bed instead of upturned bin (I am only 5 foot) and the bed although comfortable is very high for me. The bungalow has it's own fridge but would benefit from a kettle and a couple of mugs. Hot water for drinks is available in the main house all day but given the bungalow is quite self contained it would have been a welcome addition.
L B Johnson Museum & Library is really worth a visit - interesting and not to mention you get a good history lesson. Go to the Driskill Hotel for happy hour - palatial hotel with singer in the bar - great atmosphere. We had dinner in the Irish Bar a few doors up on 6th - good food and a great girl singer.
Would recommend this B & B Highly!

That bed is a little tall and we are sorry that you may have had some difficulty in getting in and out of the bed. In regards to the kettle we always have hot water in the main house as you mentioned. The addition of a tea pot in the bungalow is something we will have to consider!
