This is the best bed and breakfast/hotel we have stayed at in the US. They have paid spectacular attention to every little detail. Cassie is a very gracious host and makes sure you have everything you need. The cleaning staff is also very friendly.

When you walk up the stairs to the hotel, you feel like you are in a treehouse. All the patio furniture is whimsical and comfortable. They have a nice fountain that gives great background noise. The patio and kitchen/computer/lounge room, are common areas. people are free to come and go as you please. There's a little library, a computer, beautiful kitchen. Everything has a beautiful simplicity to it.

We stayed in the purple room and loved it. We had a nice window with balcony looking onto the front street. you have choice of using a black out shade and a privacy shade, nice touch. The decor was simple and modern. Every room has heating and ac to your specific preference. The extra drawers and closet were great for two clothes hounds. The bathroom was great and the shower heavenly. I love the Malin and Geotz products, they spare no expense, these products have a hefty price tag. Again, room perfect.

They have a hosted breakfast every morning and happy hour everyday. I love that their breakfast goes to 11am on weekend. I hate waking up super early to hit the breakfast at hotel. This was a great detail. Breakfast is yummy bagels with all different spreads, great fruit, hard boiled eggs, and some delish baked goods, and fresh OJ!!!! YUMMY! Happy hour is great beer and wine, along with cheese, fruit, chocolate, and other great additions. There is a coffee/espresso/latte machine that will blow your mind. I want one, but it serious looks like it costs one million dollars. It makes the best lattes. you can use whenever the mood strikes.

Last thing, everything is keyless entry. They email you a code with your reservation and you use in to get into the main/front door, the kitchen, and your room. Amazing and first class all the way. I can't wait to stay again.

Just a tip, when I was looking to book in Austin I was between the San Jose Hotel and KImber Modern. Our last day we went over to hotel san jose to see if we should try it next trip. We 100% chose right, if you are looking for privacy, relaxation, class, and wonderful perks, book at Kimber Modern. You will not be disappointed.

Room Tip: Purple room were great, but the suites has amazing bath tubs and stocked mini bars. Every room here is a great choice.

This hotel is fantastic. All rooms open onto a courtyard. Perfect for reading, writing or socializing.

Wonderful complimentary wine bar each night and a wonderful continental breakfast each morning.

Rooms are huge and clean. Wonderful sheets and cosmetics.

The front door opens to the back door of Botticelli's. Best Italian on South Congress.

Not associated with Hotel San Jose. It is quiet, peaceful and beautiful

Room Tip: There are no bad rooms!

I love this property and the location is perfect. I stayed for a one night respite from my life before it gets busy again.

What I like about this place is the open areas are close to the room, the no-check in service, the size and light in the room, bathroom gorgeous, great fixtures in room, the breakfast area was awesome (great cappuccino machine), the docking station for my iPhone, location (close to great restaurants), robe in room was very soft, plenty of storage for clothes, great bath products, and the ambiance and design of the hotel is modern yet relaxing.

Negatives are the noise from the street (people out late on a Friday night at 1:30 AM), low flush toilets, orange juice was not fresh-squeezed like website stated, no tub (shower only), and being exposed to the rain when walking to common area.

Note that you must walk up stairs with luggage! I would definitely stay here again.

Room Tip: Hip boutique hotel near South Congress. Not for children.

We spent two nights at the Kimber Modern, and we will definitely return. It is a modern, elegant hotel with only seven rooms, so it is an intimate environment with the comforts of home.

We stayed in the Purple Room. The bed was very comfortable, and we loved the huge walk in shower with the wonderful shower head. Perhaps my favorite thing about the room was the climate control. So many hotels do not have adequate climate control -- even at the four and five star level. And none have ceiling fans. We can never get the temperature right. At Kimber, room has a ceiling fan, and the climate control was perfect -- we were able to set the temperatures right where we wanted them to be. We slept great!

As much as we enjoyed our room, we also appreciated the common areas of the hotel. The public area includes composed of a large open deck with comfortable seating that is shaded by large trees. Even on the warm days, the deck was a great place to relax. They also had two hammocks that were very comfortable. There is also a large kitchen with a fridge that was stocked with beer, wine, and a few snacks. There was also a coffeemaker that provided latte, cappuccino, espresso, or just plain coffee with the touch of a button. The price of your room includes breakfast each day, and a nice happy hour with beer, wine, and snacks. Personally, I enjoyed the breakfast because it had the things I enjoy, but it was not a hot, custom made eggs and bacon kind of meal. If you're looking for a large hot breakfast, there are several nice places within easy walking distance. To me the breakfast matched the class and elegance of the hotel -- just right.

The location is also excellent. Right off South Congress, a major dining and shopping area, we were able to walk everywhere we wanted to go. If you need to get downtown, it is an easy, straight shot north on Congress. Since we were not on South Congress, we enjoyed a quiet stay, although there is a large apartment complex next door, and the sound of their trash compactor could be heard during the evening hours. It never disrupted our sleep, but residents were using it until 9 or 10 each night. There is also a distant train that we heard in the early morning hours, but it was more charming than disruptive.

There are five parking spots and seven rooms, so parking could be in issue, but we always had a spot. Plus, there is plenty of parking available on the street. The hotel is accessible only by stairs -- I didn't see an elevator -- so be aware or ask about accessibility if you have limitations.

Overall, we loved this hotel and can't even really think of anything critical to say about our visit. If you like comfort and a unique environment, you should definitely stay at the Kimber Modern.

Room Tip: There are five rooms and two suites. I know the White Suite had a king bed. We had a queen bed in the Purple Room. Each room seemed to be a little different, so I'm sure they have something that meeds your needs.

My college roommate and I just returned from a quick visit to Austin where we stayed in the Kimber Modern Blue House. A very quaint bungalow around the corner from the Kimber Modern. Not only was the bungalow quaint, no detail was left unfinished. The bedding and the towels were high quality, the finishing touches of wine in the refrigerator, tea and coffee as well as wireless internet and printing were all greatly appreciated. The Blue House also allows access to the Kimber Modern where we were able to enjoy breakfast and the beautiful setting.

There is no doubt any future visit to Austin will include a stay at the Kimber Modern. Thank you Cassie and Kimber for everything.
