“Great location for anything UT related”

We stayed at Hardin House for UT graduation in May. Its' location is the most compelling reason to stay there. It is within walking distance of everything on campus. On a busy weekend like that of UT graduation, where Austin hotels normally triple their prices and book up a year in advance, the parking spots alone at Hardin House are worth the price of the room. The rooms themselves are very basic--think college dorm room. The beds are ok, the shower in our room was barely a trickle, and although the room door locked it could be pushed open. The included breakfast was very basic but good. The temperature in the room could not be controlled from within the room so if the room was too hot a call had to be made to the front desk to have someone come up and adjust it, which we found annoying. Would we stay at Hardin House again? Given its' great location--absolutely--although next time we are bringing pillows from home!

We were down in Austin to check out the University of Texas for Grad school. I found this place in advance and booked a room with a private bathroom. We found it pretty easily and the staff was very friendly and walked us right to our room. The inside of the 'house' was beautiful and the room we were in was nice as well. It was about the size as a regular hotel room but was way more inviting and comfortable than a typical hotel. It was very clean I never once found myself wondering who had been there before me. They gave us a paper telling us anything we needed to know and even told us to help ourselves to ice cream that was in the freezer in the kitchen. The breakfast time was a small window, but the great thing about it was you could get breakfast at any time since the kitchen was opened at all times and the food was there. The only thing you had to be down there for at breakfast time was the bacon and eggs. The food was amazing. They made some kind of bread/cake and blueberry muffins and they were delicious. There was also toast/jellies and honey bagels and cream cheese, cereals and yogurt. We never once heard or saw any other guests so no worries with noisy neighbors. While if you need internet on your laptop you have to pay 5 dollars they had computers you could use in the common area that you could use to access the internet. The place was beautiful and we loved our stay. We will be back if we are in the area! (No pool)

We stayed overnight at the Hardin House on graduation weekend at UT-Austin. We were a family of 4 (2 parents, 2 grandparents) and we were given 2 rooms on the 1st floor which shared a bath. One room had 2 twin beds and the other room had a king bed. We chose this place because it is 1 block away from our daughter's apartment and is within walking distance from the venue where the graduation was held.

The rooms are small - 11 ft x 11 ft approximately with 8 ft ceilings. Very claustrophobic people for who are 6' or taller. There was a mini-fridge in each room. The building is old and bedroom furniture and fixtures were worn. The linen was scratchy. The pre-fab shower had a slippery floor and we could not find a rubber mat for it. We did not use the common areas.

We arrived on the first day of the summer season. The building had just been fumigated and there was a heavy pervasive smell of insect repellent all throughout our stay. The central a/c could not be modulated from inside the rooms and despite the cool air, air circulation was bad and the rooms were stuffy. There were no fans.

Since the graduation started at 8am, we missed the hot breakfast which started at 730am. There was cereal, coffee, tea and yogurt available in the common area but no milk.

Considering we stayed less than 12 hours and needed only a place to sleep, the Quarters were acceptable. The location was great and price was cheap ($44/person), but we will not stay here again.

As mentioned by another reviewer, the Quarters at Harding House is excellent value. It is very clean, the staff is friendly and helpful, and at 84 $ for a single room, incl. taxes and a very good breakfast, it is hard to beat.
If you are looking for a clean and friendly place to sleep, and can live without the luxuries of a 5-star hotel, then Harding House is perfect.
OK, the rooms may be small, the bathroom is shared between 2 or 3 guests (my bathroom was just next to the room, and I was actually the only guest using it), but the cleanliness, atmosphere and welcoming feel of a real Bed & Breakfast more than compensates for the small inconveniences.

And the best part: Downtown Austin, 6th Street, Texas State Capitol Building, museums... just within minutes. You can actually go by bicycle to all of the sights. Alternatively, take the bus. There is even a Night Owl line (no. 481), departing 6th Street every half hour, and stops a 3 min. walk from Harding House. But when a taxi home from 6th Street area only cost around 7 $, why bother...

The good:
Clean, clean, clean.
Great location.
Friendly staff and atmosphere.
Good breakfast.
Free internet access (two new desktop PC's, with printer, in the cosy lounge area).
Free parking.

The not so good:
Only open approx. mid-May to mid-July, so don't just show up. Check in advance.
No wi-fi access.
While there is absolutely no noise from traffic or bars etc., the A/C units are just outside the windows, This could be a problem to some - but it is going to be the same in many other hotels. Texas summer is hot...

Was recently in Austin for a friend's wedding and The Quarters at Hardin House proved a perfect place to stay in.

Only 3 blocks away from Guadalupe Street and a 5-minute drive to 6th Street--the two main shopping/bar/party/food drags of Austin--The Quarters is very well located.

The rooms were small-ish since they are actually exclusive girls-only dorms during the school year, but were more than adequate. And considering their prices hover at around $60-$100 a night per person (with breakfast included), the prices really aren't bad.

What really sets this place apart, however, is their service and staff. Every day they had a great breakfast of some sort of egg dish, then either bacon or sausages, waffles or pancakes, and an assortment of juices, bagels, breads, butters, and marmalades. All of the latter ones were left out all day so you could snack on them. There was also ALWAYS ice cream in the freezer. Forgive me for giving this so much importance, but c'mmon, free unlimited ice-cream in 100 Fahrenheit / 35 Celsius weather? Delicious!

Also the staff were extremely amenable, friendly, and helpful. Cleaning ladies and receptionists alike were always asking if we needed anything or could help out in any way. They were always on the lookout. Awesome!

There was also a small gym (maybe 2 or 3 of the following: treadmill, stationary bike).

Would definitely recommend.
