We booked a double during low season. What we found was a very close hotel to truck terminal which should excellent. However, we we're let down by
1. Having to wait for check in around half hour at 3pm just because the previous guesses hadn't left the premise even though we found out later that we were their only guess that day.
2. This hotel has no AC And any- yes any- electricity until 6.30pm. When asked, we were informed that this is town policy for saving of electricity. We think this is untrue because we saw staffs played around with electric cutout so this appeared to be hotel's policy.
3. Poor communication and explanation from staffs for almost everything we asked.
4. Our water heater didn't work even though electricity had been turned on.
5. Our breakfast was a cup of coffee and a plate of fried rice. No selection whatsoever.

I think the experience we had might partly be due to the fact that we visited in low season. But still it made us feel quite disappointed - the only time we felt that way on all of our 15 day trip.

We'll. the only good thing I can say about service is cheap laundry -only 2 USD for 5 pieces.

Together with 2 other couples who checked in and we were the only foreigners around. It's easily spotted once you alighted from the "bus stop" (which is actually a restaurant). Breakfast is included and the staffs are very passionate to provide you with a lot of information).
Wifi is accessible in the restaurant area. We were given the room in front of the stairs hence, we needn't head down to the restaurant.
You can have your meal in the restaurant costing about 2000 kyats. There are restaurants outside just across the street the meals should cost about 1500 kyats or so.
As they do turn of the general power to the water heater or any other electricity points once you're out. Just ask for assistance when you're heading for a shower.
It's just opposite the truck terminal up to Kyaikto, hence, you can monitor if the truck is full instead of sitting on the truck and wait. But if it's the peak season, do head for the queue.
There's not much facilities, hence try not to bring too much luggage. The staffs do help with your luggage though. But we weren't keen on troubling them.

Booked a superior room and two superior bungalows for a night but was upgraded to all superior rooms at no extra charge. Kindly be reminded that superior bungalow rooms are not located within the main hotel building but free shuttle will be provided. Our rooms are spacious and clean. Free wifi only at lobby and restaurant areas. Simple complimentary breakfast set of toast/egg/coffee are provided. Truck station to Golden Rock is located just diagonally opposite the hotel. Restaurants and souvenir shops are within walking distance and we had our dinner at Seasar restaurant nearby which served good Chinese and Myanmar dishes. Special thanks to all friendly and helpful hotel staff especially the housekeeping staff who returned my friend's mobile phone which was carelessly left in her room just in time before our departure. The hotel need to improve on their airconds as the units in our two rooms are not in good working condition.

Make sure you get to bed early because Buddhist New Year is a loud experience at this hotel. At this time of the year the loud speakers start at 5am outside your window and this is part of the experience of being there. We were originally booked I to a unit further up the road that boasted a swimming pool. When we got there, however, there was no water in the pool, the apartment was dirty and our guide negotiated a transfer to the main hotel for another ten dollars. Breakfast was really ordinary. Stay out of town if you can. The Golden Rock is a must see. It is the equivalent of Jesus rising from the dead for the local people and the culture.

We booked this through Agoda and chose the 'Superior Bungalow'. What Agoda does NOT say is that the bungalows are right on the outskirts of the town and not at the main hotel which is well situated in the centre of Kinpun directly opposite the truck stop for the Golden Rock. Transport to the bungalow was on the back of a motorcycle. I had specifically booked this hotel because of its location and I therefore refused to accept the bungalow room because of the misrepresentation on the Agoda website. The receptionist managed to accommodate us in the main hotel but only for one night. I complained to the manager and cancelled two further nights accommodation. I asked her to refund the room via Agoda and also asked Agoda for a refund. Nothing received so far and I have no expectation that it will be refunded.

The room we were given in the main hotel was large, modern and clean although the shower was showing signs of wear. All the staff were extremely friendly and helpful. Breakfast was rice and fried egg which was OK but the coffee was truly terrible, the instant coffee mix with sugar and dried milk included. Ugh!

My only issue with this hotel is the misrepresentation on the Agoda website. If you book a room in the knowledge that you will need to take a taxi/motorcycle between the bungalows and the hotel or get a room in the main hotel it will be fine.

Room Tip: It is a nice hotel. You just know what you are booking.

A newish great value hotel in the "high end" bracket with decent Wifi. Note that this is by no means a 5 stars or luxury hotel, but a very good alternative in town (can't comment on the top of the mountain hotels).
Location: in the middle of town and a stone's throw away from the truck station. Quite noisy given the morning mayhem of pilgrims and loudspeakers nearby, but very central and close to all small eateries and shops, and a great place for people-watching (the street is quite interesting).
Room: newish-looking and bright sunlit room, with windows, very comfortable beds (no double, but we pushed 2 singles together), strong new AC and modern bathroom. Absolutely no sewerage smell and the shower had fantastic water pressure. The TV had only 2 working channels, both local.The only negative thing we can say was the cleanliness level: while the sheets and towels were spotlessly clean, the room itself was slightly dusty and could use a cleanup.
Breakfast: unlike my previous hotel, the breakfast started at 5 am, enabling guests to grab some food before catching the first truck up. While the 8 am deadline IS early, it's understandable given most people will climb to the Golden Rock as early as possible. Unfortunately there was only an Asian option (fried rice and egg), which I found quite tasty, but many Westerns wouldn't be able to stomach in the early morning.
Facilities: only Wifi found in town and the best connection out of Yangon and Mandalay! Wifi only worked in the lobby, but the reception staff was upfront about it before check in. Tip: no need to stay at the hotel to use it, some people were just ordering a beer at the restaurant to get the password.

Firstly, a fantastic location. Next to the truck stop for Golden Rock, and also the fabulous shopping area, which shouldn’t be missed. Because this is still pretty much off the international tourist route, the shopping area around the hotel is more realistic and true Myanmar. It was full of the weird and the wonderful – my fav was the bags of what looked like black jelly, and turned out to be shampoo! Just a few minutes walk from the hotel is also the best place to buy a Longyi – we couldn’t make up our minds at 10pm (there were too many gorgeous ones to decide! Prepare to be tortured by too much choice), so we asked what time they opened in the morning. Answer = 4am.
The hotel itself is clean, comfortable and basic. At breakfast immediately asked for fried rice (yummy) or you will get a terrible western breakfast. We didn’t find the rooms noisy. As always in Myanmar, your credit card is worthless. Cash is King!
NOTE - The Agoda website has photos of a pool and garden which simply aren't there!
