The staff is very friendly. The rooms are basic with twin beds, fan, table, thin walls. We had a room with our own bathroom for was $ 20. Breakfast inside or on the balcony was simple but filling (toast, eggs, juice, pot of coffee and big plate of papaya). The thin walls is no problem for the nearby main road. They have comfy mattress, good pillows and blankets.

This is by no means a backpacker hangout, like Lily's and Mr Charles, which we quite liked! The wifi not always work. And sometimes the electricity is also a problem but the great staff fixes it with the generator. You can arrange treks, book bus tickets etc. at the desk.

We had realy a good stay, thanks to the friendly staff.

Owned by the same people as Lily's, they seem to direct all foreigners to Lilly's but we got a room at the original place (address as in the Lonely Planet - next to clock tower). Friendly staff. Basic room (twin beds, fan, table, thin walls) with shared bathroom (basic bathrooms) was $14 (we were told shared bathroom at Lilly's would be $20). Breakfast was simple but filling (toast, eggs, juice, pot of coffee and big plate of papaya). We thought it would be noisy due to thin walls and main road but we slept very well, comfy mattress, good pillows and blankets. Noisy neighbours could change your experience but we were pleased with our stay there.

This is a great place to stay in Hsipaw and so much nicer than the Mr Charles guesthouse. While I was there there seemed to be a steady stream of people leaving Mr Charles guesthouse to come here. The rooms are new and clean with lots of hot water. There's a courtyard where guests gather to chat over a beer and the owners are incredibly helpful and attentive answering the questions everyone asked on transport, health and general issues. The town of Hsipaw feels very safe and has lots of restaurants to choose from. The guesthouse organises treks, walks and boat rides every day from which you can choose.

An absolutely lovely place. Arrived after a long train journey and took the chance. Thankfully there was a room available with toilet attached. Very neat and tidy. Hot shower. For cheaper options there are rooms with no attached toilets and dormitories too. The common toilets and showers are also very clean and neat. There is a central courtyard where it is easy to meet other travellers and share experiences, read a book, write your diary, write a blog. Yes, pretty decent wifi. Free. Staff are extremely helpful. Lily booked my bus tickets with some very good advice on travelling options and travel times. They can sort out treks, jeeps, motorbikes, etc.

The morning market is just down the road, there are many restaurants in and around its vicinity, all walking distance, beer options diagonally opposite the guest house.

one of the places in Burma that i left feeling refreshed and good...will definitely be back...

We really enjoyed our stay at Lily's Guesthouse. The property is very centrally located, and within easy walking distance to several restaurants. The rooms are simple, but new and very clean. Same for the bathroom. The air conditioning works well, and the wifi generally works in the room. The owner, Dr. Aung, is very helpful and kind providing all kinds of info on area hikes (both guided and independent). The staff is very nice as well - always friendly and eager to say hello.

Two tiny complaints would be that the walls are thin (though, I think this is very common in most of Myanmar) and no milk for breakfast coffee (again, I think this is rather common). Other that that, this place would really be a five!

We found Lily by accidente..we were so glad that finnaly we have a room with no noise..we paid 15$ for a double room,shared bathroom (very clean),helpful staff,good breakfast,free WIFi..didn't do the treck tough,but stayed there for 3 nights,renting a motobike..
I fully recommend this guesthouse!

This Guest House is now called LILY, a bit easier to pronounce! I had a single room for 10 US$ a night in a new building with excellent new share bathroom facilities. Best value yet. Organised a trip to Nambsan on a crowded truck over bad roads to stay overnight in the only guest house there which was cheap and terrible. Had to get a key to the sit-down toilet - the squat was filthy, the mattress a thin piece of foam. Glad to get back to Lily.

Room Tip: First place I stayed in that catered for SINGLES - don't know the price for doubles/ with bath.
