Some positives:
On arrival it looks 5 star once you move thru reception
Pool is great
Oasis of grass and bamboo is "day spa" like
Rooms are large
On quiet side of river overlooking town centre

But the Negatives;
The superior rooms seem to have different design themes. Ours had a raised sleeping area with a futon style bed, sounds good except sleeping so low soon became tiresome. If you needed to get up in the night you had to remember there was a three step down on all sides.

Pool only has 3 deck chairs so first in gets it all

Maybe just in our stay but either s neighbour or the property has a dog that has barked late at night and from 5 in the morning

Gone with the open shower in the bathroom which is great except it makes the entire floor wet and slippery. Perfect when you get up in the night, navigate 3 stairs in the dark only to have to remember that the floor will be slippery

Towels limited to 1 per person so if you use the pool try not to get it too wet. Makes it challenging with shower that makes the floor so wet as we places one on the floor to make it a bit safer

Wedding photography
Look says the grounds must be nice but their small and with up to 5 per week it can become a little intrusive - pictures taken at our units door way so waiting inside to come out etc

Position
Your almost equidistance from the two bridges on the other side of the river to the town centre. Nice but it's a 15-20 min walk or a $1-2 tuk tuk ride. Not an issue but given above it's just another consideration

Bike hire or free bikes - given location this would have been a nice touch and consistent with other properties trying to be at this level. Told only places to hire where guess where? Across the river in town centre

Guest noise
It must be design issues but the two stories mean that you hear it every time so move goes up stairs to their top unit.

No room safe

Don't be fooled by 50% discount
$40 - $50 would be the market price.

It's the difference between a house and a home. I know this is Cambodia and my comparison is based on other properties throughout a 4 week visit in the country

I found a brilliant deal for my room on agoda and booked here. I was shocked to walk into my massive room larger than a lot of apartments where I come from. I was swept away into the world of a temple bringing calmness and serenity to my restful slumber all for $45 a night!

The grounds are lovely, the pool is nice too but make sure you get there fast as there are only a couple of sun beds. This is the kind of place Cambodians get thier wedding photos so you can only imagine. Breakfast is blah, i would advise eating in town somewhere if you love breakfast, but the staff are sweethearts and really eager to help out. The place is quite new so excuse some of the unfinished touches, and my bathroom was a horror but for the price, not too shabby at all!!

Stayed here for 4 nights. Loved the room with the balcony, pool was great, the service was wonderful....very good English, by the way, very quiet, very clean. Good basic breakfast included. Across the street from the river and easy walking distance, or short tuk tuk ride, to the central and to good resturants. Big comfy rooms, nice bathrooms and showers, bed comfortable. I really have no complaints. But it is a new hotel and it's somewhat of a work in progress. They have two nice floor lamps, but not plugged in because of no extension cords. No lamp on the night stand next to the bed - hard to read. The automatic movement light switch in the bathroom is sketchy so the lights and the fan are on most of the night so you have to close the bathroom door for sleeping. Little things that I'm sure they're going to get to, but nothing that would be a problem. But overall a nice hotel that I would recommend.

Room Tip: Upstairs with the balcony.

Difficult to communicate with the Front Desk agents. poor English speaking. The pool smelled funky, a little bit like sewage and the bed was very uncomfortable. The blgd. we were booked on agoda for the room with Breakfast but we didn't use our breakfast coupon because I tried to explain what I want to eat but they didn't understand what I was saying and ate outside as we were not enthused with the or the personnel. The only good thing I can say about this hotel is the location, Riverfront, and calm, not recommend at all.

This was a wonderful surprise, a very comfortable, luxiourious place for a reasonable price. They even have coffee makers in the rooms, not common for Cambodia. It's extremely clean. The regular rooms are large and new, and there are also two traditional houses which can be rented for families or groups. The cafe has good coffee, reasonably priced food, and an ice cream menu with pictures of different ice cream concoctions. The location is good, a safe neighborhood across the street from the river. I was very pleased with this resort.

We recently stayed 4 nights at this new hotel in Battambang. The hotel is newly completed and because the hotel is across the river from the main part of town, they have space to create a lovely boutique hotel with well looked after gardens and a nice pool area.
The rooms are very large, well equipped and very clean. Breakfast was nice, wifi excellent and the pool was a good size. There were a couple of staff on reception who spoke English very well and this is a bonus in Battambang. All staff were friendly and helpful.
While the hotel is on the other side of the river to the main town area of Battambang, it is only a short walk across the bridge to be in town so I think this hotel will become popular as it provides a very good quality, new, hotel away from the noise etc of the township of Battambang.
The hotel has a roof top restaurant overlooking the river and over to the township - unfortunately it was to open the night after we left which was a shame. Festivities for the opening of the restaurant were underway while we were there and on the day we left, the reception area was home to a lovely looking spit roasted pig . We were really sorry to have missed the restaurant opening as having a nice restaurant would finish off this hotel beautifully.
I emailed the hotel direct to make my booking and email communication was very prompt and efficient.
All prices in the hotel were very reasonable and this hotel should do very well.

This hotel is now listed as it seems I am the first TA to stay. They have only been open a few months and I happened across them via Agoda. Arrived Battambang and first went to Kingfy but felt a bit claustrophobic so went 200 metres up road to here and so glad I did. Staff are super and English is good.Rooms huge, clean and comfortable. Breakfast limited but they were more than happy to accommodate my requests. No restaurant or room service yet, coming, but no big deal. Tuk tuk or boat across to market very easy. Was good to walk out room door and be outside in gorgeous grounds. Pool is excellent. You cannot go wrong here. Wifi a bit dodgy in rooms but 10 ft to foyer and good. No pushy tourism in Battambang, very different from PP and SR. Loved it.

Room Tip: Just ask to look.
