On arrival it looks 5 star once you move thru reception
Pool is great
Oasis of grass and bamboo is "day spa" like
Rooms are large
On quiet side of river overlooking town centre
But the Negatives;
The superior rooms seem to have different design themes. Ours had a raised sleeping area with a futon style bed, sounds good except sleeping so low soon became tiresome. If you needed to get up in the night you had to remember there was a three step down on all sides.
Pool only has 3 deck chairs so first in gets it all
Maybe just in our stay but either s neighbour or the property has a dog that has barked late at night and from 5 in the morning
Gone with the open shower in the bathroom which is great except it makes the entire floor wet and slippery. Perfect when you get up in the night, navigate 3 stairs in the dark only to have to remember that the floor will be slippery
Towels limited to 1 per person so if you use the pool try not to get it too wet. Makes it challenging with shower that makes the floor so wet as we places one on the floor to make it a bit safer
Look says the grounds must be nice but their small and with up to 5 per week it can become a little intrusive - pictures taken at our units door way so waiting inside to come out etc
Your almost equidistance from the two bridges on the other side of the river to the town centre. Nice but it's a 15-20 min walk or a $1-2 tuk tuk ride. Not an issue but given above it's just another consideration
Bike hire or free bikes - given location this would have been a nice touch and consistent with other properties trying to be at this level. Told only places to hire where guess where? Across the river in town centre
It must be design issues but the two stories mean that you hear it every time so move goes up stairs to their top unit.

It's the difference between a house and a home. I know this is Cambodia and my comparison is based on other properties throughout a 4 week visit in the country
