“Amazing gateway to Gorgeous Goa !”

I spent 5 nights in Casa Miramar earlier in March along with my husband, mom and 2 kids and had a wonderful stay. The apartment located in Campal (a very nice area in Panaji) and is a short walk away from the Panaji market and various restaurants in the city. It’s a short walk away from Mandovi river and enjoyed our walks by the Mandovi river. Miramar beach is approx. 10 to 15 minutes walk away. The apartment is nice and airy with 5 balconies and it also has 2 levels of terrace that has amazing views of the Mandovi river and Arabian Sea. We enjoyed our evenings on the terrace playing cards with the kids. The host Mr Naik was excellent at the time of check in and answered all of our questions and made us feel very comfortable. He provided information on car rentals and best restaurants to visit in the area, The kitchen is fully equipped and was perfect for making breakfast for ourselves and kids every morning.
Casa Miramar is a home away from home and will surely come back again.

“Will be back”

This was our third stay at Casa Miramar, and I thought I should update my review in light of the mixed comments the place has received in the meanwhile. The owners clearly took the criticisms to heart; the fridge was brand new and the internet system was replaced on the 2nd day of our stay. It was a little slow in the evening sometimes but always worked, and was fast enough even for streaming video during the day. The pool is also being kept much cleaner. It was a bit murky during our last stay so we didn't use it, but this time the water was clear and we swam a few times. It's not the greatest pool, it has to be said, but it was safe and usable. The balcony pigeons were still a nuisance at first, until we figured out that they like to nest in gaps above the metal awning. We stuffed some bags in those gaps as a makeshift solution and also strung up some cheap tinsel garlands we found in Panjim market. That pretty much solved the pigeon problem. It's a top floor flat with three balconies so it's naturally attractive to birds.

I suppose people have different priorities, but vacation rentals in Panjim are few and far between, and on the whole I still think this place is a gem, with or without the pigeons. It may have a few small issues but it's spacious, clean and pretty, and in a perfect Panjim location, with great restaurants and walking distance to everything. The private rooftop terrace (which is pigeon free) has a panoramic view of palm trees and the river, and we found the family member who runs the apartment to be super-helpful as well as friendly. Any problem we reported got sorted out pretty much immediately. We stayed for two periods of three weeks each, with a week away to visit south Goa, and it really felt like home. We'll definitely stay again.

“Indian Home in an excellent location but in need of refurbishment.”

We recently stayed for almost 4 weeks in this excellently located apartment in Panaji. The town centre is reached easily with a 30 min walk along the river front and there are supermarkets within walking distance. For beach lovers there are no usable beaches in the vicinity though from the guest book it would appear that taxis to the popular Goan beaches are reasonably priced and they are easily accessible.
We were in Panaji during the Carnival and there was a lot happening – importantly the very enjoyable four day Food and Wine Fair was only a stone’s throw away. There was an excellent choice of food and drink on offer with a great atmosphere. However the music from the Fair – and indeed a subsequent event at the football ground was deafening but thankfully ended promptly by 10 PM.
The apartment itself is in a residential complex with as far as we could tell no other holiday accommodation – so you are in effect staying in a modern Indian family home with children playing football in the grounds of the complex and the bread man (pao wallah) visiting 3 times a day on his bicycle hooting a loud horn.

The apartment is well furnished with a western style kitchen though the fittings and furniture are showing the effects of age and usage. However it is adequate to cook family meals if you choose to do so. Having said that there are many good restaurants close by with a wide choice of cuisines.

The bedrooms are comfortable and there is no shortage of clean linen and towels. The air-conditioning in the bedrooms was a welcome relief from the February heat.

The owners were incredibly friendly and welcoming – they were available to help resolve any problems or issues. The caretaker is at hand during the day and tries his best to keep the place as clean as possible. We bought ingredients and at a reasonable cost his wife provided us with some very good home cooking.

All in all we had an enjoyable stay at the Casa Miramar. The owners were so friendly and helpful that I feel reluctant to highlight any shortcomings but I have to provide a review that is honest and objective.

The kitchen fittings as I said were beginning to show the effects of time and need upgrading. I see that a recent review had highlighted the problem with the fridge and despite the owners response that the fridge had been replaced this was not in evidence when we stayed there in February (The owners response is dated 16 February - we were in the apartment on that day and the fridge had not been replaced). I would also concur with the last reviewers comment on the smell from some of the kitchen drawers and also from the filters on the extractor hood.

As in most places in India the house gets dusty very quickly and while the caretaker did a very good job of cleaning the place it certainly needs a daily rather than twice weekly clean.

The internet was extremely slow when we arrived and had a tiny download limit which meant that simple tasks like hotel or airline bookings became a frustrating exercise. With the owners help we did manage to obtain a slightly better service for the latter part of our stay but even then it was slow and unreliable.

The water in the communal swimming pool was very cloudy and I did not see anybody using it - I suspect it needs professional pool cleaners. It would not be safe to use in it's current state.

The biggest problem we faced were the pigeons on the balconies – despite the caretaker cleaning the balconies every third day and us cleaning them on the other days the mess the birds created was difficult to cope with. We did clean the balcony and attempt to sit out in the evenings but had to abandon this as bird debris kept falling on us and in our drinks.The excellent balconies with river views and fresh breeze became unusable and this was a disappointment.

With refurbishment of the kitchen and control of the bird menace I am sure Casa Miramar with it's location can be an excellent place to stay and enjoy what Panaji has to offer.

“An OK stay ,could be very much better if better maintained.”

I stayed here for six weeks starting Dec 5, 2015 to Jan 10th 2016.The location of the apartment was super with majestic trees, a view of green canopy around and section of the Mandovi river view in the distance. It has a private balcony.It is in a complex with 24x7 security.The rooms were well lit, and well ventilated with balconies. The location's proximity to the Kala Academy, Sunaparantah, Panjim city , provision stores, dining options , river side promenade etc make it attractive.

But ,there were some major limitations.The comfort level of the stay was significantly diminished by the following irritants,which can easily be remedied with better and supervised maintenance.
1) The big ornamental furniture needed to be kept cleaner and dust free. ( even as the rental comes with partial cleaning service twice a week, it is casual and marginal) the bedding better.
2) A bunch of copper bells hanging from the ceiling in the living area ( otherwise pretty) were dirty and unpolished and contributed to a shabby look. They would look gorgeous if polished or cleaned.
3) The kitchen was very well equipped with utensils of all kinds , but again needed a thorough cleaning before the apartment was rented out for this long a period. Opening any of the cupboards gave out a stale sickening smell, for which i kept all the drawers open the first one week. The caretaker could not be available to do the needful timely.
4) Very significant : The poor maintenance of the pipeline of the gas cylinder in the kitchen could have caused a major accident when it was found to be leaking one late evening, around 6.30 pm. The landlord sent some one to help next morning at 10.30 and a very worn out pipeline was changed by the gas company. Upon request the evening before the owner's father ( who maintains the place) could neither visit himself nor give me the 24 hour helpline number of the gas company or his consumer number. Surely the gas maintenance needed to be looked into before renting out.
5) Very significant : The refrigerator is ancient and exceptionally worn out from outside,through works ok from inside. A major tray was broken and upon bringing it up I was advised to change and charge. Of course i did not have the time.
6) The very attractive balconies are heavily used by pigeons and their droppings need clearing atleast twice a day ,therefore 4x2 rounds of broom job,daily!! May be a see through net will massively add to the utility of the balconies
7) Very significant: The main door lock has a problem of not opening the ususal , expected way and needs the key to be moved at a particular angle . If one fails one is locked out. There is a less safer way to lock the door by kundi from inside and with padlock from outside ...but how much does it cost to change the main lock !
8) Other small maintenance kept coming up through out the 6 weeks stay. The landlord/owner lives in Bombay and it was not possible for the father ( a senior citizen ) to keep in touch except the first day. However he was available on phone when i was locked out late evening once. His directions of exact angle to try the lock finally worked and i was in after sweating it out for quite some time.

We have now addressed most of the concerns highlighted by you by getting a brand new fridge, the gas cylinder being fully serviced by the gas company, polishing the bells in the lounge area, refurbishing the kitchen fully and putting bird repellents in the balcony.

Hope you are successful in your house search in Goa and we are very sorry that we could not offer our apartment for you to purchase although you were very keen to purchase it from us. Regards Pranita

This is a well-equipped and charming flat, spotlessly clean with lots of balconies, and spectacular views of the Mandovi river and surroundings from the rooftop terrace. I stayed with two family members and our experience amply confirms the other positive reviews. The owner and caretaker are extremely helpful. The wi-fi was constant and reliable and there is a/c in the bedrooms + ceiling fans in all rooms. Miramar beach is a 15-minute walk, and there are great restaurants on the road that leads to it. We had fantastic Goan food at Mums Kitchen, and equally good Asian food at Tao, which is just around the corner. I would certainly stay again. We were there during monsoons, which is hardly the best season for tourism in Goa, but nonetheless had a wonderful stay. Would definitely stay again.

The two bedroom, hall, kitchen flat with several balconies, is well furnished, with sturdy and good furniture. The kitchen is well equipped with a fridge, gas stoves, toaster, microwave, and a water purifier. There is adequate crockery and cutlery. Being on the top floor, the place gives a good view of the Mandovi river and the surrounding hill. A private terrace provides a good sit-out in the evening. (A few additional chairs on the sit-out would have been welcome and would have avoided the necessity to carry the chairs up to the terrace). Wi-fi is also provided to the guests without any additional charge. Another major advantage is that the apartment is in the heart of the city, affording all conveniences and facilities in the vicinity, but is off the main road, making the stay peaceful. The place is suitable for families. The owners are nice, and respond to all mails promptly and courteously. The booking was smooth. The stay comfortable. It would be worth coming back to this place once again for another holiday.
