What a disappointment! We'd heard such promising things about this guesthouse which is located in an ideal spot opposite the temples and round the corner from a bunch of restaurants.
We arrived only to be greeted by a bitter, grumpy owner who made our arrival seem like an imposition. Our room was fine - could have benefited from being re-decorated but hey, this is budget accommodation. I sat on my bed and noticed an ant scurrying on the sheet. I then spotted a whole army of the little critters running around on the bed and nesting under the towel. Not the best greeting to receive upon checking-in. Mr Grumpy Owner merely changed the sheets and couldn't even manage an apology, or offer a room change. A room change wouldn't have made a difference though, as we discovered that the poor Dutch girls in the room next to ours had the same ant invasion on their beds.
Overall, this was ok for what we wanted. I would say it was peaceful but we were woken each night by the howling dogs in the nearby houses. Had the owner of Baan Suan been half decent then we wouldn't have had so much to grumble about. But his sheer lack of friendliness coupled with his laziness (he just sat in front of the TV every day smoking and looked pretty miffed if you approached him to ask a question) really let this place down. So much potential...it just needs a new owner in order to satisfy guests.

We arrived to the hotel and the owner tried to quote us a price much higher than the price announced on their website. We were there in the low season and were the only customers so that hike in price did not make any sense at all.
The bungalows were very very very hot because the roofs are made out of tin. The guesthouse is near a few temples but very very far from the "center". That makes it difficult to get around because taxi or tuktuks do not pass by often.
Also there is no internet in the guesthouse and the nearest internet café is 10 minutes away.

One of the nicest places I've stayed.

Peaceful, calm and green, completely in keeping with Ayyuthaya and what it represents.

And at 500 baht a night (I prefer fans to air con) I thought it terrific value.

Would have liked to stay longer...

My wife and I stayed at the Baan Suan for 2 days in August.

The Baan Suan is well located in Ayutthaya as it is close to the temples and round the corner from local supermarkets.

The staff were helpful though not especially enthusiastic. They helped us to arrange a minibus to Kanchanaburi which was a big help.

We chose a bungalow which was small but clean and had everything we needed. Unfortunately we later discovered that there was a bar located next to the bungalow which was obviously noisy late at night. They allowed us to change rooms at a lower room rate. Our new room was sparse but comfortable.

Generally the place is clean and tidy but looks a lot brighter on the website!

We recommend the restaurant on the corner - Malakor. Excellent Thai food at very low prices.

Take care with the dogs around the town. We had no specific problem but they were fairly intimidating.

Stayed here for just one night but found the owner to be very helpful.

We stayed in one of the bungalows which was small but clean and tidy and really for the money had everything it should.

Was situated in a good location in the town - near to a few of the temples and the main road for resturants.

Had a very good time here. Booked through a Bangkok travel agent and therefore probably overpaid. The guest houses are run by a thai family who were lovely and very welcoming, helpful and the lady Mariam is a great cook - the pad thai was great! She also took us one night to a nearby thai eatery where we got to cook our own food in a group which was a great experience. The bungalows themselves were clean and spacious. The pool isn't big but is good for sunbathing! When we were there they were building new bigger bungalows too.

My only criticism is that it isn't near the beach or town area, and can feel like the middle of nowhere. The family will take you into town on tuk tuk for a reasonable price but the tuk tuk driver on the way back one night did not know where he was going!

We chose the Baan Suan as it looks really nice on the website and we tend to be drawn to accommodation with gardens, as is shown in the photos. And yes, there is a reasonably nice garden but that is all this place has to offer. It is extremely overpriced for the standard of accommodation. The bungalows are very small and dark containing two single beds and a small attached bathroom. Everything needs a good clean. The curtains are absolutely discusting and as the beds are right next to them it is very unpleasant. There is nowhere to put anything and it is unbearable to be inside during the day despite the airconditioning. There is a small balcony where one can sit and this is probably the best place to be. And beware - there were tiny red ants all over the bath towels, which my unfortunate husband found out about after they had dried himself and been bitten on the privates. He said their bite was very painful!

The owner/manager is pleasant enough and there are bikes that can be hired. With the price payed for such as terrible room, one would think that the bikes would be included but not so.

Other reviewers have commented on the packs of dogs in the area and I can verify that this is true. I have never seen such a problem with dogs. One night we were surrounded by some dogs and it looked like the situation was going to turn nasty when someone came along on a bike and chased them away. You can hear them barking and fighting for most of the night and they are all around the Baan Suan.

We did not like Ayuttaya at all. Its a shame as there are some interesting ruins to be seen there. It is a horrible dirty town full of dogs. Its also quite disturbing to see the rubbish piles up around ancient ruins and shoddy building going on so close to them.

If you need to stay in Ayuttaya we would recommend Tony's but choose your room carefully. Its worth paying more for the better rooms.
