We ordered and payed for 3 nights in this place three months before our trip. When we arrived the staff informed us of the room we got which is in an isolated dusty area under massive construction. When we asked them to drive us to another place the manager was shamelessly argued with us and refused to compensate us for the awful experience. We had to waste 3 hours of our time and 1000 baht to get out of there. Do yourselves a favor and stay away from this place.

The location is great, right by the beach and close to other places to eat etc. It’s a quiet area so don’t go if you want busy nightlife. The staff are friendly and happy to help with any request. We had a lovely villa room which was very quiet and clean. It’s hard to fault the hotel. There are 3 simple things needed however:

1) more sun beds by the pool. You have to be at the pool by 9:30 to reserve a bed, many don’t have a soft cover on either. You just need to buy more beds and covers!

2) have someone come round in the afternoon offering drinks at the pool, the bar isn’t far away, but the guy working is so quiet he could come round with drinks menus and collect orders easily

3) breakfast is far too busy. You need to double to size of the space where food is available from, each it feels like a fight trying to get to the food. With a larger space to have the food you could display more and the experience would be far more relaxing.

Overall a very nice hotel, I’d happily visit again, my suggestions are minor in the scheme of things!

We are a group of 4 families with kids and teenagers travelling together. We made booking for 17 people (8 rooms) in February via emails and being asked to pay the full amount in advance up to May. We did a payment in March. In June we received the question from the hotel why the payment hadnt been done. After few days correspondance our payment was found but it was just beginning.
When arrived to the hotel it turned out that hotel had a problem as the only rooms that left were located ON CONSTRUCION SITE!!! The explanation - the construction was supposed to be finished before our arrival but there was delay ....No any information before arrival whereas we exchanged a lot of emails on other topics like payment, transfer, etc.
They are not honest people.
If we only knew a few days before arrival we would find another hotel to stay. Who wants to spend holidays on construction site? Some pictures enclosed.
At the moment of arrival the person that claimed to be manager offered us full refund and we could resign but it was late evening and finding another place for 17 people in my opinion was highly unprobable ( especially that it was around full moon party period) We decided to stay instead of 40% refund but anyway it was not the thing we dreamt of. We wanted to stay in nice place, not to save money. The pseudo manager was rude, never heard "Sorry" and liar. While checking in he said that construction was suspended for some time, therefore it should be quiet, - that was not the case, as about 25-30 people were working there each day and the noise from the early morning was terrible.
The rooms were new, but not operating properly, the air conditioning were out of order a few times, wc stucked a few times, very dirty on the corridors as it was on construction site, the rooms not very well cleaned.
Staff has very poor English, only a few person from the reception could communicate somehow.
Breakfast terrible. Hotel cant provide breakfast for the number of people accomodated. You need to wait a long line to be able to eat anything. Almost all the trays empty and replanishing takes ages. Restaurant staff lazy, working very slowly, not caring about the clients. The taste of the food also not the first class.

Nice garden but not well kept, some grass yellow, weeds around.
Not direct beach in front of, there is a need to use the beach of other hotel located next to.

Another nice accident. Once at 6 am we were woken up by the non English speaking hotel employee, knocking on our door. He couldnt explain us what was going on. A few minutes after the reception staff called us also not being able to explain us in English what was the purpose of early wake up. It was probably mistake - somebody else ordered that service.

Plus - 1. swimming pool (but not enough sunbeds)
2. nice ladies at the reception that were really sorry for construction site location and tried to help in any cases we needed help, but the hotel should invest in their English classes

Overall - Hotels looks like not managed at all.

My advice - never go there - better to find another hotel at Koh Phangan and spent lovelly holidays in the place that cares about clients and follows honest rules.

In this area of the island there isn’t a better choice. Hotel is very good, clean and service is efficient and very friendly. Rooms are big and clean. The pool is huge and always clean. The beach is spectacular and you must buy a snorkeling mask. Restaurant is economic and good served with a good food quality. The problem is when you need a pharmacy or to get other stuff to buy at the market because around there are only a few little markets and you should go to Thong Sala in 20 minutes by car or scooter.
Wi-Fi connection do not exist, please set up it and it will become perfect.

We were a family with 3 kids.
The beach is ok. The facilities are so so, especially the Gym. The pool is big and nice.
Construction on site, no notice to the guests when we made the reservation.

The breakfast is awful, the place cannot provide service for all the guests, most of the time you need to wait a long line and the food is eventually finished. Took for them up to 20 minutes to replenish. BTW, The coffee is horrible too.
The hotel charges it’s guests for every single request.....this is the policy they say. You want bed sheets? 900 THB and etc’.
Stay away from this place.
